SETTING THERIGHT PRICEYou know what happens when you overpriceyour house? Nothing. Nothing happens. Noshowings get scheduled, no offers come in. Pricing is a science and the single mostimportant strategy you'll employ when going tomarket using the private treaty method. Duringyour listing consultation we'll make sure yourgoals align with market conditions and make aplan together.On the other hand the most important tool withauction is not discussing the price with themarket. If the highest bid meets or exceeds thereserve price, the property is sold under thehammer to the highest bidder. OFFER PRESENTATIONOffer presentations happen any time I receive an offer or offers. When this happens I willget together to review the offers with you side-by-side so we can compare them and youdecide on which one to accept or counteroffer. In a multiple offer situation, we'll review them all at once. This strategy is ideal because itallows us to compare offers from different buyers at once, rather than receiving them oneby one over time.With today’s ever changing technology, software applications have been designed so thatthe prospective buyers submit their offers and then bid online against one another.Although this process sounds easier for the buyer and exiting for the seller to watch theoffers appear, the agents responsibility of effectively navigating discussions, conversations,or transactions with the goal of reaching mutually beneficial agreements or resolutions issomewhat reduced or removed from the transaction.Each offer needs to be treated uniquely and in person! It is rare that two offers are thesame and dedication, thoroughness, negotiation experience, problem solving, emotionalintelligence are just some of the skills your agent should be delivering. After all this is howthe agents fee is earned. To ensure a tailored approach is met in addressing your needs and your buyers needs,developing a rapport with your buyers is also essential to ascertain their overallcommitment to the transaction.19

CONTINGENCYPERIODIn real estate, a "contingency period" refers to a condition of the Agreementof Sale that needs to occur in order for the transaction to keep movingforward. As the buyer, there are many contingencies that they can chooseto have included in your contract.Passing this period, if everything looks good at this point, there are just afew more stages before closing: some examples are the buyers Building &Pest inspection, Subject to Finance and Subject to Settlement conditions.By working closely with me you'll be better able to understand whatcontingencies are all about, when they're most likely to be necessary, notnecessary and what you can do to make sure you're in the best positionpossible for dealing with contingencies should they arise. There are alsocontingencies that can be put in place to protect you as the seller and whenthese are necessary I will certainly be recommending them. 20

While there shouldn’t be any more paperworkfor you to sign, there are still some important steps we need to take care of to finalise thetransaction..Your solicitor or conveyancer will coordinate the final settlement time , ensuring all legalaspects are addressed. This includes the exchange of legal documents and the transfer offunds. Typically, a settlement time is arranged where both parties' solicitors meet online usingPEXA to finalize the transaction.During this meeting, your solicitor will ensure that the funds from the buyer are received andverified. Once the funds are confirmed, your solicitor will release them and oversee the transferinto your account.
