Finding the ApplicantsWe are proud to provide a full end-to-end personal service. Our in-house marketing and letting team is on hand to support you every step of the way. Fromcreating marketing literature to supporting the letting of the properties, the team works alongside the developers to co-ordinate sales activity in line with thebuild schedule.We appreciate that your own in house marketing team may want to supply the marketing collateral and if this is the case we will work with them to ensurewe have the relevant requirements in time for site launch.Once we have a confirmed date for the handover of the first batch of properties, our in-house team of lettings experts work with your marketing teamand liaise with the Property Portals on the promotion of the properties, using banner ads, PPC (pay per click adverts) and featured properties on ourchosen portal. We would normally launch our “Open for Reservations” campaign 6 weeks before the handover of the first property.The team will manage all incoming enquiries for the properties, including Rightmove, Direct email and Social Media.When handover is completed we will arrange a viewing with each applicant before they move in as we are conscious that they will not have seen theproperty due to be it previously being under construction.“My experience from contacting Wise Living, to pre-application, and application, up till moving in was seamless,commendable and highly impressive. Inspecting the propertiesAt Wise Living, our in house team Tenant Liasion Advisers to handle all property condition reports and mid-term inspections. With ourown staff on board, we maintain complete control over the quality of our reports and inspections, ensuring they meet our rigorousstandards. Plus, our direct access to tenants with keys means we achieve a higher success rate with visits, providing you withunparalleled service and peace of mind.Our team is strategically located across the UK, allowing us to effectively service portfolios within designated timeframes. Byemploying local individuals, we foster a sense of familiarity and trust between our team members and tenants. This approachcultivates strong, trusting relationships, enhancing overall client satisfaction and property management effectiveness.30

Void ManagementUpon receipt of a notice to vacate the property, our in house lettingsteam is promptly notified to initiate marketing procedures, aswell asallocating an appointment in the diary to complete end of tenancyworks with our in house property maintenance team. A pre-End of Tenancy visit is scheduled with the departing tenant tofacilitate the return of the property in an acceptable condition. Thesevisits have proven invaluable in improving property conditions, therebyincreasing the likelihood of tenants receiving a greater portion of theirdeposit back. Additionally, they reduce the need for extensivemaintenance works, enabling a faster turnover for incoming tenants.Subsequently, a checkout is scheduled, and upon completion of thecheckout report by our in house Tenant Liasion Advisers, a thoroughreview is conducted to determine necessary works, including potentialCAPEX requirements. Whilst the property is void the following actions are taken:Quotes received for End Of Tenancy WorksEnd of Tenancy works instructed End of Tenancy works commence and scheduled completion dateis relayed to the lettings team so they can start the process ofmoving the new tenants in.Tenants deposits are processedPayment of utility and council tax bills are dealt with during the voidperiodRegular vacant property inspections are completedDuring the winter months Thermostats are set to anti frost settings Water is turned off to minimise leaks within the propertyGardens are scheudled to be cut in line with the groundsmaintenance contract36 Resulting in a success rate of 96% on deposit recovery
