Planning Throughout the project is premised by the fact that building construction is a dynamic, ever changing business. Our collaborative relationships allows us to receive information quickly from all sources and make decisions as to the best alternatives or course of action. We can then review them immediately with the staff and critical groups involved.Our ServicesBidding & Proposal Phase - We understand that a budget for this type project is a critical, decision-driving component. We are conscious of the appropriate use of funds and will develop a durable, cost-effective, and systematic approach to the project. Ultimately, construction performance rests with the subcontractors and suppliers who build the project. Our extensive experience and skills in planning and managing the bidding process will assure the quality of construction, the bid price, and the time taken to do the work. We use only pre-qualied subcontractors lessening the risk to clients and guaranteeing the quality we demand. During the bidding phase, WINMAR will work to maintain your budget for the project. That budget will separate specic aspects where cost control is imperative. We will work with you and your team to provide up-to-date pricing information to nalize a proposal. We shall be solely responsible for all construction means, methods, techniques, sequences, and procedures and for coordinating all portions of the Work under the Contract. The method of fabrication and incorporation into the building shall be governed by the best-known practice in each of the respective trades. Quality ControlWINMAR believes that quality control is essential to the successful completion of any construction project and as the Construction Manager we shall implement a quality control program for each phase of the project. With experienced supervision by our on-site staff, quality control begins with the building foundation and proceeds as a mainstay throughout the construction process. Our team will perform weekly inspections, provide schedules, issue feedback / updates, issue photographic records and provide RFI, Submittal and PCO/CO reports regularly. Subcontractor PlanWINMAR will work with its existing pool of local subcontractors to establish a baseline for each scope of work as well as adding potential new ones based on recommendations and/or experiences from our peers. Each Subcontractor is to adhere to our project management system, work hours, job safety and quality expectations. Our #1 asset is our subcontractors and we work very closely to create a TEAM on this and every project!Cost ControlAs routine with this and every program, the “budget and cost control” will be vital to staying on track. Throughout the project WINMAR will provide progress reports to keep the TEAM updated. If we feel that a project is lending itself to exceeding the budget requirements we will quickly offer the owner with alternatives that will help the project stay in line with the budget without affecting the integrity of work. ScheduleWINMAR will prepare, and periodically update, a Construction schedule for review by all TEAM members. The Construction schedule shall be updated to indicate proposed activity sequences, durations and milestone dates and used daily as a tool to ensure that the completion date is not compromised.Job SafetyBy practicing our company safety assurance policies, WINMAR minimizes its job site incidents. Aside from the most notable safety measures applied to every job site, WINMAR has implemented strict policies for maintaining safety. We require every person on our construction site, from Architect to laborer, be accounted for by our on-site Superintendents.Dealing with ChallengesWINMAR expects challenges during the implementation of any project. These include mitigating construction noise control, maintaining a pedestrian and employee friendly work environment. The real source of potential problems and challenges during the project are the ones that arise spontaneously during the process. The speed at which WINMAR reacts in analyzing and solving the issues is what sets us apart from our competitors. Bluejacket Brewery is an 11,000 sf Commercial Restaurant and Brewery build-out in the historic Boilermarker Building located at 300 Tingey St. SE (also known as “The Yards”). The Brewery includes new structural steel and concrete 2nd and 3rd oor mezzanine levels built to accommodate large brewery tanks, equipment and storage barrels in addition to restaurant seating and beer tasting areas. The rst oor level includes ‘Buzz Station’ which is a bakery and deli (breakfast and lunch service) and the main restaurant (night service). The rst oor seating is equipped with exposed ceilings three stories high and extensive custom lighting throughout. Bluejacket Brewery is a one-stop restaurant any time of day constructed in a way to blend the old and the new, to entice guests of all ages to this burgeoning neighborhood. THE OVAL ROOMWashington, DCA staple amongst politicians and businessmen alike, The Oval Room, located just blocks from the White House, teamed with WINMAR on a $1Million revamp. The original space was gutted in order to make room for new textures, furniture and other decor.
Southeast Asia’s French heritage is referenced at this swank Bangkok Joe remake in Georgetown’s Washington Harbour where Winmar Construction created the new vibe with ruby-red, wrought-iron and tapestry accents, plus a zinc-topped bar and sunburst chandelier anchor its East meets West decor. ST. ANSELMWashington, DCWINMAR Construction completed St. Anselm’s rst restaurant in the Washington, DC area. The project is located within the newly developed historic Union Market district. Design details throughout the 7,000-square-foot space are aplenty, down to old school bricklaying techniques to intentionally make the walls look worn-in and lighting xtures accented by circular metal saws. The industrial-meets-modern space — formerly an Army Navy store — also features vintage items collected by the team up and down the East Coast, including aging books stacked above the bar. We coordinated our project with EDEN Development to ensure we met the client’s schedule on time and on budget.
This restaurant is a tri-level culinary playground to Michelin-Star rated restaurateur Nicholas Stefanelli. The bottom oor, boasting soaring exposed ceilings, aims to replicate a modern market in current-day Italy. On the rst oor, the space includes a featured staircase, café, bar and library. The second-story features a 150 seating area, and above that, a year-round rooftop bar and scenery lounge. FOUNDING FARMERSReston, VAWINMAR has provided construction management and contracted services for new 13,400 SF restaurant opening in new ground up building at Comstock, Reston Station metro. Our 4th successful interior build out with the Farmers Restaurant Group. Challenges were coordination of construction in a new ground up building, LEED Certied documentation and schedule requirements. The design required a 2nd story mezzanine for kitchen services, This created a challenge for space in the plenum ceiling for all grease duct, electrical services, and all related plumbing. We used BIM modeling to map out all equipment in 3D and develop a clash report that helped us understand and resolve our conicts. Project Contracted Amount: $5,379,074
WINMAR Construction has completed multiple Shake Shack projects within the Washington, DC region within the last two years. We coordinated our subcontractors with the client’s vendors to ensure Shake Shack standards were smoothly implemented in the construction process. We were the rst restaurant to open on time at The Wharf development in Washington, DC. The prop-erty owners aimed to capitalize on the hotel’s rich history of luxury and stardom to attract new guests and beckon re-turning ones that once enjoyed a stay there and WINMAR was the general contractor designated to spearhead this historical renovation. The developer sought to make the most of a $40 million renovation investment to rejuvenate and modernize this oceanfront icon, focusing on updates that highlighted the structure’s Art Deco era origins.
FREEHAND HOTELRESTAURANT + BARMiami Beach, FLFreehand Miami is the reinvention of the historic Indian Creek Hotel, one of Miami Beach’s classic 1930s Art Deco buildings. 27 Restaurant & Bar is located in the historic house next door that was originally built by legendary architect Russell Pancoast. It’s a piece of art, so Winmar Construction worked tirelessly to preserve and restore its beauty. With light oak oors, oral wallpapers, cork ceilings and an eclectic collection of quirky, retro knickknacks/antiques, the restaurant and bar is a casual, inviting space with lots of warm, homey vibes.
