How We WorkWINMAR adopts a very systematic approach in how we build. We embrace the uncertainty of existing buildings and how they tie-in with the proposed new work. Planning Throughout the project is premised by the fact that building construction is a dynamic, ever changing business. We provide our management services with the knowledge that quick reaction to unforeseen changes is of the utmost importance. Our collaborative relationships allows us to receive information quickly from all sources and make decisions as to the best alternatives or course of action. We can then review them immediately with the staff and critical groups involved.Our ServicesBidding & Proposal Phase - We understand that a budget for this type project is a critical, decision-driving component. We are conscious of the appropriate use of funds and will develop a durable, cost-effective, and systematic approach to the project. Ultimately, construction performance rests with the subcontractors and suppliers who build the project. Our extensive experience and skills in planning and managing the bidding process will assure the quality of construction, the bid price, and the time taken to do the work. We use only pre-qualied subcontractors lessening the risk to clients and guaranteeing the quality we demand. During the bidding phase, WINMAR will work to maintain your budget for the project. That budget will separate specic aspects where cost control is imperative. We will work with you and your team to provide up-to-date pricing information to nalize a proposal. Should any aspect of the pricing differ from your expectations, we can comfortably make the necessary modications.

Winmar Construction Company l Company Overview l Serving South Florida and the US Mid Atlantic 4Supervision and Construction ProcedureWINMAR shall supervise and direct the Work in a skillful, workmanlike and attentive manner, adhering to the highest standards of the construction industry. We shall be solely responsible for all construction means, methods, techniques, sequences, and procedures and for coordinating all portions of the Work under the Contract. The method of fabrication and incorporation into the building shall be governed by the best-known practice in each of the respective trades. Quality ControlWINMAR believes that quality control is essential to the successful completion of any construction project and as the Construction Manager we shall implement a quality control program for each phase of the project. With experienced supervision by our on-site staff, quality control begins with the building foundation and proceeds as a mainstay throughout the construction process. Our team will perform weekly inspections, provide schedules, issue feedback / updates, issue photographic records and provide RFI, Submittal and PCO/CO reports regularly. Subcontractor PlanWINMAR will work with its existing pool of local subcontractors to establish a baseline for each scope of work as well as adding potential new ones based on recommendations and/or experiences from our peers. Each Subcontractor is to adhere to our project management system, work hours, job safety and quality expectations. Our #1 asset is our subcontractors and we work very closely to create a TEAM on this and every project!Cost ControlAs routine with this and every program, the “budget and cost control” will be vital to staying on track. Throughout the project WINMAR will provide progress reports to keep the TEAM updated. If we feel that a project is lending itself to exceeding the budget requirements we will quickly offer the owner with alternatives that will help the project stay in line with the budget without affecting the integrity of work. ScheduleWINMAR will prepare, and periodically update, a Construction schedule for review by all TEAM members. The Construction schedule shall be updated to indicate proposed activity sequences, durations and milestone dates and used daily as a tool to ensure that the completion date is not compromised.Job SafetyBy practicing our company safety assurance policies, WINMAR minimizes its job site incidents. Aside from the most notable safety measures applied to every job site, WINMAR has implemented strict policies for maintaining safety. We require every person on our construction site, from Architect to laborer, be accounted for by our on-site Superintendents.Dealing with ChallengesWINMAR expects challenges during the implementation of any project. These include mitigating construction noise control, maintaining a pedestrian and employee friendly work environment. The real source of potential problems and challenges during the project are the ones that arise spontaneously during the process. 15,531 SF interior relocation, project features dHive glass partitions-exposed ceilings and oors-extensive millwork and commissioned grafti art- Construction challenges include: installing central design features that included displays walls featuring autographed soccer balls and shoes by professional soccer players-extensive use of graphics required walls to have Level 5 nishes-exposed oors required leveling and were stained with a concrete wear-coat sealant to give a uniform appearance-installed concealed LED lighting inside drywall-special ceiling tile with transparent mesh with lights above was installed in lobby area -relocated sprinkler piping to accommodate architect’s lighting design-building was directly connected to another building that only had drywall between the building facade. This caused drywall cracks in the areas where the windows were lled in. Winmar xed repaired these areas per the client’s request. The scope included applicaon of a polymer faux concrete lobby oor, brilliant color millwork and a unique glass and wood slat suite entry paron. An aggressive 10-week schedule was delivered on me with close client coordinaon, and excellent relaonship with building management (Transwestern). Timely delivery of the project allowed the client to consolidate area oces into one home base in the face of expiring leases with no hold-over conngencies.

COMPASSWashington, DCWith a growing portfolio of clients in the Washington, DC metro area, Compass, a New York City-based real estate platform company, chose Douglas Development’s historic Star Laundry Building located at 1313 14th Street NW for their new Flagship ofce location. As the General Contractor for the base building renovation work, WINMAR was the contractor of choice for their interior build-out.Blending the old in with the new, the interior embraces exposed brick walls painted to match the Compass color palette and incorporated a new elevator. The main oor houses a simple, chic lobby and reception. The second and third oors host elevator lobbies with wetbars, multiple open and well-lit conference rooms and bullpen-style workstations throughout the oors. The fourth oor houses the kitchen and pantry as well as an original outdoor terrace for dining al fresco. The developer sought to make the most of a $40 million renovation investment to rejuvenate and modernize this oceanfront icon, focusing on updates that highlighted the structure’s Art Deco era origins. The project also included a world renowned Signature Restaurant. MORIMOTO aptly named after the Iron Chef himself.

Bluejacket Brewery is an 11,000 sf Commercial Restaurant and Brewery build-out in the historic Boilermarker Building located at 300 Tingey St. SE (also known as “The Yards”). ST. ANSELMWashington, DCWINMAR Construction completed St. Anselm’s rst restaurant in the Washington, DC area. The project is located within the newly developed historic Union Market district. Design details throughout the 7,000-square-foot space are aplenty, down to old school bricklaying techniques to intentionally make the walls look worn-in and lighting xtures accented by circular metal saws. The industrial-meets-modern space — formerly an Army Navy store — also features vintage items collected by the team up and down the East Coast, including aging books stacked above the bar. We coordinated our project with EDEN Development to ensure we met the client’s schedule on time and on budget.

This restaurant is a tri-level culinary playground to Michelin-Star rated restaurateur Nicholas Stefanelli. The bottom oor, boasting soaring exposed ceilings, aims to replicate a modern market in current-day Italy. On the rst oor, the space includes a featured staircase, café, bar and library. The second-story features a 150 seating area, and above that, a year-round rooftop bar and scenery lounge. Our 4th successful interior build out with the Farmers Restaurant Group. Challenges were coordination of construction in a new ground up building, LEED Certied documentation and schedule requirements. The design required a 2nd story mezzanine for kitchen services, This created a challenge for space in the plenum ceiling for all grease duct, electrical services, and all related plumbing.
