In January, UCSF reached a Memorandum of Understanding with the city that will strengthen the community by addressing priorities like mental health, housing, transit, jobs and workforce development. As part of the Herrero Boldt Webcor tri-venture delivery, the new 15-story hospital will provide an optimal healing environment that addresses social, psychological, spiritual, and behavioral components of health in one place. 11WEBCORZuckerberg SFGH & Trauma Center SAN FRANCISCO, CACLIENT: San Francisco Department of Public Works SCALE: 442,000 SF | VALUE: $707.7 MThe Zuckerberg San Francisco General Hospital & Trauma Center (ZSFG) includes 284 beds, a 40,000 square foot emergency room, a 20,000 square foot radiology department, 13 operating rooms, and units providing intensive care, critical care, neonatal intensive care, forensic services, obstetrics, pediatrics, sterile processing, pharmacy, laboratory, pulmonary function, biomedical, morgue, and autopsy. In partnership with the UCSF School of Medicine, its contains 20 UCSF research centers, conducting more than $150 million in research annually. The hospital utilizes one of the most advanced earthquake-resistant technologies available today; 115 triple-pendulum bearing base isolators provide the most resilient structure, which will allow the hospital to have continuous operations after a major earthquake. The project was conducted on a fully operational healthcare campus that has been in continuous operation since 1872 and ultimately tied into select structures. Webcor self-performed concrete. 12Genentech Building 35SOUTH SAN FRANCISCO, CAClient: Genentech Inc. Scale: 260,000 SF | Value: $125.7 MGenentech Building 35 located in South San Francisco, CA is a ground-up, Type I steel commercial oce project with a construction cost of $125.7 million. The project is designed by Perkins and Will, Inc. This HCPD project totals 260,000 square feet throughout one structure with seven levels above grade including a full interior build out. The project includes active workspaces for 1,300 employees, open stairways, secure light-filled bicycle storage and locker rooms, reGen Center for meditation and relaxation, coee bar, and marketplace cafeteria. The building’s large atrium features natural ventilation - no forced air conditioning - and shades adjust automatically. The project utilized Genentech’s own highly collaborative project delivery (HCPD) model, which leverages the key elements of integrated project delivery (IPD). Webcor self-performed concrete. 15WEBCORLawrence Berkeley National Laboratory Buildings 25, 33, 74, & 85BERKELEY, CACLIENT: The Regents of the University of California SCALE: 88,382 SF | VALUE: $68.3 MBuildings 25, 33, 74, and 85 support Berkeley Labs’ ongoing research mission through the provision of seismically safe and modern life-science research space, improved eciency, and consolidated functions.B25 - Demolition and abatement of existing seismically poor structure and modular trailers to oset the new B33.B33 - 43,000 square foot, three-level LEED Gold® general purpose laboratory that facilitates interaction between diverse research groups including the Joint Center for Energy Storage Research, the Joint Center for Artificial Photosynthesis, the Life Sciences Division, and the Physical Biosciences Division. B74 - Modernization and laboratory build-out of the existing 45,382, two-level Earth Sciences Building including demolition, abatement of lead and asbestos, removal of the roof membrane, upgrades to building systems, and renovation of laboratory and oce spaces. Research spaces include geothermal laboratories with a computed tomography imaging scanner. 16U.S. Naval Hospital GuamTUTUHAN, GUAMCLIENT: NAVFAC Marianas SCALE: 296,000 SF | VALUE: $161.6 MU.S. Naval Hospital Guam hospital includes four structures that are three levels above grade and house 42 beds. Surface parking totals over one acre and 912 stalls. As part of the Watts Webcor Obayashi JV, the phased project also consists of an expansion of the Central Utility Plant and multiple support buildings. Coinciding with the relocation of 8,000 Marines and their family members from Okinawa, Japan, the full-service hospital provides a variety of short-term acute care services including emergency medicine, ICU, inpatient procedures, pediatrics, optometry, physical therapy, mental health services, laboratory, and pharmacy, among others. The existing hospital remained operational during construction and was demolished once the new hospital opened. Webcor self-performed concrete. This project is LEED Silver®.Project experience

18UCSF Wayne and Gladys Valley Center for VisionSAN FRANCISCO, CACLIENT: University of California, San Francisco SCALE: 347,500 SF | VALUE: $186.6 M UCSF Wayne and Gladys Valley Center for Vision located in San Francisco, CA is a ground-up, Type I concrete mixed-use project with a construction cost of $186.6 million. SmithGroupJJR designed the project. This design-build/IPD project is a 12-level tower, a five-level south wing, and a three-level north wing with a rooftop garden. Surface parking totals 75,000 square feet and 200 stalls. The OSHPD Level 3 project provides a home for scientific initiatives that require desktop space near other UCSF research programs, including the Institute for Computational Health Sciences, the CERSI/Drug Development Ecacy Research, the Genomic Medicine Initiative Core and the Bio-banking Core. 19WEBCORUC Merced Biomedical Sciences and PhysicsMERCED, CACLIENT: University of California, Merced SCALE: 266,000 SF | VALUE: $215 MUC Merced’s Biomedical Sciences and Physics building located in Merced, CA is a ground-up, Type IA concrete higher education project. This project is designed by Skidmore, Owings & Merrill. This P3 project totals 266,000 SF throughout one structure with five floors above grade with a partial basement. This basement nestles into UC Merced’s existing topography and links the laboratory to the shared loading dock. The building contains:• 2 classrooms at 500-660 SF each• 52 wet labs at 660 SF each• 49 dry labs at 440 SF each• 28 conference spaces at 200-1000 SF each• 157 faculty/sta oces at 130 SF each • 409 workstations at 65 SF each • 1 vivarium suite at 6,200 SF • 1 greenhouse at 2500 SF • 1 BSL3 suite at 2500 SF It also includes chemical storage rooms, glass wash, and amenity spaces that include break rooms, lobbies, etc. This project is LEED Platinum®.Project experience

20UC Merced Sustainability Research and EngineeringMERCED, CACLIENT: University of California, Merced SCALE: 185,604 SF | VALUE: $139.4 M The Sustainability Research and Engineering building is a higher education project with a construction cost of $139.4 million. The project is designed by Skidmore, Owings & Merrill. This P3 project totals 185,604 square feet throughout one structure with four levels above grade. The Sustainability Research and Engineering building is one of two new buildings that anchor the new academic quad that is a part of the overall UC Merced 2020 Expansion project. This project consists of wet and dry laboratories, conference rooms, break rooms, gathering spaces which are designed to bring all departments of the building together, and a partial basement that connects the laboratory to a shaded loading dock. 21WEBCORUC Merced Arts and Computational SciencesMERCED, CACLIENT: University of California, Merced SCALE: 98,043 SF | VALUE: $59.7 MUC Merced’s Arts and Computational Sciences building located in Merced, CA is a ground-up, Type IIB concrete higher education project with a construction cost of $59.7 million. The project is designed by WRNS Studios. This P3 project totals 98,043 square feet throughout one structure with three levels above grade and one level below grade. The building houses class rooms, meeting spaces, sound and film recording studios, a multi-purpose lecture hall for teaching and scientific demonstrations, support space for performing arts, dance studios, a below-grade loading dock, and multiple outdoor and indoor gathering spaces. As part of the overall UC Merced 2020 Expansion project, this building was designed and built to support UC Merced’s Net Zero Energy Campus. 22Genesis MarinaBRISBANE, CACLIENT: Phase 3 Real Estate SCALE: 570,000 SF | VALUE: $335 MGenesis Marina located in Brisbane, CA is a Ground-up, Type 1 steel commercial oce project. This Design-Bid-Build project totals over 570,000 SF throughout three structures with five to six levels above grade, including a two-story podium garage with a shared outdoor space overlooking the San Francisco Bay. The project includes Class A laboratory and oce spaces, a restaurant, and commercial recreation over a naturally-ventilated open parking structure. 23WEBCORGenesis Marina Tenant ImprovementBRISBANE, CAClient: Phase 3 Development Value: $40 M Spec Suites | $17.5 M Amenities In addition to the 570,000 SF ground up building and parking structure, Webcor is also the general contractor for two tenant improvement projects including amenity spaces and spec suites. The spec suites include the tenant improvement build-out of the wet lab spaces and lab oces for the campus. The amenities portion of tenant improvements includes a new restaurant, fitness center, conference center, and property management oce within the campus.Project experience

24300 KansasBRISBANE, CACLIENT: 300 Kansas Owner LLC, Spear Street Capital SCALE: 169,219 SF | VALUE: $73.7 MGround-up, Type I commercial manufacturing facility with a construction cost of $73.7 M. This project totals 169,219 SF throughout one structure with 5 levels above grade and one level below grade. Subterranean parking includes 40 stalls with an electric vehicle charging station. This production, distribution, and repair (PDR) facility is the only San Francisco structure built specifically for this purpose. it oers 150,000 SF of advanced manufacturing R&D space and 45,000 SF of vehicle accessible floor space. Webcor self-performed concrete, carpentry, drywall, and doors, frames, and finish hardware. The all-electric building aims to achieve at least LEED Gold certification. The building’s electricity is from 100% renewable energy sources, as per an agreement with PG&E. Building materials, including concrete, were chosen for having lower embodied carbon than the industry standard, while osets were purchased to account for the remaining embodied carbon. 25WEBCORCalifornia Academy of SciencesSAN FRANCISCO, CAClient: California Academy of Sciences Scale: 409,178 SF | Value: $765 M*The California Academy of Sciences located in San Francisco, CA is a ground-up, Type I, steel and concrete mixed-use museum project. The landmark cultural destination was designed by Pritzker Prize-winning architect Renzo Piano. This CMAR project totals 409,178 square feet throughout one structure with five levels above grade. This award-winning facility is made up of exhibit spaces, specimen collections, aquarium life support, auditoriums, research, laboratories and education spaces, administration, retail and food service, back-of-house support, and a central utility plant. Notably, the center houses the Steinhart Aquarium, Morrison Planetarium, and Kimball Natural History Museum and supports over 18 million scientific specimens and 40,000 sea and land mammals, fish, and reptiles. The design is highlighted by a 2.5-acre living roof that is rectangular in plan but has undulating hills and valleys covered with native plants and is bordered by PV arrays integrated into a glass awning structure. The project included all underground utility infrastructure associated with the aquarium and existing research facilities stretching over a six-acre site. Project experience

26Seton Medical Center Geriatric Behavioral Health UnitSAN FRANCISCO, CACLIENT: Seton Medical Center SCALE: 15,000 SFThe Seton Medical Center Gero-Psychiatric Facility located in Daly City was a Type 1 core and shell renovation of the 8th floor to add a Gero-Psychiatric Unit for patients with Alzheimers and dementia-related illnesses. Previously, the 8th floor space had been vacant for nearly 15 years. This design-build project includes 15 patient rooms, 15 restrooms, two large day rooms and one therapy room with a construction cost of $2.8 million. In regards to patient safety and security, we added a key switch replacement at the elevator and performed a fire alarm upgrade for lock-out at stairwells. At the owner’s request, additional flooring renovation items included carpet removal, abatement, and concrete polishing. It was necessary for Webcor to carry out the change order process through OSHPD in order to add scope to the project. This required collaboration to gather input from designers, engineers, contractors, and the owner throughout the duration of the project. Project experience

27WEBCORAtria Senior Living at Foster SquareFOSTER CITY, CAClient: Atria Senior Living, Inc. Scale: 190,000 SFThe 190,000-square-foot Atria at Foster Square project includes 131 assisted living units and 24 memory care units. The Webcor team was faced with significant sustainability-related challenges, as our client wanted the building to earn a LEED Silver certification and be 40% more energy-ecient than comparable facilities. Our in-house sustainability consultants met these challenges by incorporating the following cost-ecient “green building” features: VRF Heat Recovery systems; double-paned low-e windows; earth-friendly paint, carpet, and wood; concrete and steel with high amounts of recycled content; drought-tolerant landscaping; and low-flow plumbing fixtures. Applying a unique Target Value Design approach during preconstruction, Webcor actually achieved a 20% reduction in cost while exceeding our client’s primary goals for the project.Project experience

28Illumina Campus, FOSTER CITY, CACLIENT: BioMed Realty SCALE: 427,900 SF | VALUE: $107 MIllumina Campus at Lincoln Centre connected parking totals 109,000 square feet and 1,397 stalls. The biotech complex houses thousands of square feet of wet labs, dozens of conference rooms, rows of the world’s best DNA sequencing machines, and an open floor plan. Type: Oce and Parking Structure | Value: $372.1 MThe 9.8 acre campus includes two, 10-level connected oce towers, a podium building with a clean room and data center, a single level stand-alone cafeteria, and a nine-level 1,500-stall standalone parking structure to accommodate 2,000 employees.
