To demonstrate the broad application of Webcor's PM/CM services, we look to our long-standing partnership with global technology company Meta Platforms, Inc., aka Meta, the owner/operator of Facebook, Instagram, Threads, and WhatsApp, among other products and services. Since 2018, Webcor has been retained by Meta in a PM/CM role for a diverse suite of projects. The next few pages feature some of the highlights of our enduring partnership.WEBCOR 13Design & ConstructionDesign & Construction projects entail the end-to-end management services of the physical implementation of our owners' programs for the built environment. These projects can range broadly in scope — from a small, single oce Tenant Improvement, to the delivery of a workplace campus, to the execution of new oce standards across a client's global real estate portfolio. Often, our Design & Construction projects emcompass the physical implementation stage of Program Development. FOR META:Meta has experienced significant changes to its operations in recent years — including lightning growth, building repositioning to accommodate new ventures and acquisitions, as well as a steady shedding of operational excess. Our 'new build' PM/CM scopes of work have addressed construction needs for an estimated 92 buildings across Meta's global real estate portfolio.BURGLINGAME POINT / WINDSURFER CAMPUSBURLINGAME, CAPROGRAM DEVELOPMENT & IMPLEMENTATION DESIGN & CONSTRUCTION Set to be the new flagship campus for Oculus, Reality Labs, and Meta's first and only retail store, Webcor project managed the TI construction, plus design and installation of security standards across the 18-acre Burlingame campus. Our scope boundaries covered 1M SF of interior oce space across six vertical structures, a basement-level, plus the site grounds.PARK TOWER SAN FRANCISCO, CADESIGN & CONSTRUCTION For this high-profile, 750,000 SF tenant improvement project in San Francisco, Webcor wore many hats: PM/CM, General Contractor, and Trade Contractor. The project occupies 45-stories within a Type I concrete/steel hybrid high-rise building and features multiple cafés and dining areas, open oce, conferencing space, and sprawling balconies.MENLO GATEWAY CAMPUSMENLO PARK, CADESIGN & CONSTRUCTION Webcor's PM/CM group managed all aspects of project execution from SDs through Closeout. COLD HOLD EMERGENCY FEATURE UPGRADESMULTIPLE OFFICE LOCATIONS, GLOBALLYPROGRAM DEVELOPMENT & IMPLEMENTATION DESIGN & CONSTRUCTION Meta maintains walk-in cold-storage units for food at its campuses and tasked Webcor to analyze the safety protocols and eliminate associated risks to employees. The most meaningful and cost-eective solution was to add a duress button feature in each cold hold, worldwide, as well as update the existing security operating procedures and build-out a data analytic dashboard to monitor incidents.CAFE BADGING INITIATIVEMULTIPLE OFFICE LOCATIONS, GLOBALLYPROGRAM DEVELOPMENT & IMPLEMENTATION DESIGN & CONSTRUCTION Meta needed a method to count meals served at its 92 cafés globally, without causing disruption to its operations or culture. Webcor leveraged an existing employee card-reader system and added 250+ card-readers at café entrances. The resulting data benefited accounting and legal teams, who manage the sta meal benefit and its multi-million dollar tax implications.SHARED-USE LOCKER INITIATIVEMULTIPLE OFFICE LOCATIONS, GLOBALLYPROGRAM DEVELOPMENT & IMPLEMENTATION DESIGN & CONSTRUCTION After deploying lockers as part of its shared desk program, Meta needed data on usage to justify space utilization. Since dierent locker models were acquired globally, based on regional suppliers, Webcor led a detailed design coordination eort to develop a one-fits-all, creative solution that minimized infrastructural impact. Nearly 10,000+ small devices were installed on lockers in active oces to support data-tracking.FOR META:With such a large real estate portfolio globally, Meta needed PM/CM support to ensure TI projects would uniformly achieve the same success, no matter the scope or location. These projects often encompass the implementation phase of new workplace solutions or design standards in alignment with Meta's evolving business and space utilization needs.Global Tenant Improvement (TI) ManagementPM/CM services for TI projects implementing new workplace design standards across regional and global oce locations.WEBCOR 15Project Examples
FOR META: A common theme of program implementation is the investigation and integration of leading-edge technologies into Meta's buildings or campuses, often at a global scale.Technologies provide data, which drives Meta's operational decisions. For Meta, these programs often require retrofitting in existing workplaces.TECHNOLOGY ADOPTION PROGRAMGLOBAL OFFICE PORTFOLIOPROGRAM DEVELOPMENT & IMPLEMENTATIONWebcor developed a program to support the quality of technology-based solutions for Meta. It seeks to level-set expectations and verify all new solutions are vetted through consistent criteria. We've helped to mitigate many, previously unchecked issues of scaling technology, globally. Examples include temperature monitoring systems and camera usage for inventory and monitoring public safety.BUILDING OCCUPANCY & SPACE UTILIZATIONGLOBAL OFFICE PORTFOLIOPROGRAM DEVELOPMENT & IMPLEMENTATION With the rise in remote work, Meta sought help to better understand a current view of its building occupancy metrics. Webcor developed a program to test multiple platforms, sensors, and cameras to accurately capture the number of people utilizing a building, as well as what spaces and meeting rooms within. Our eorts maximized the data value and respected occupants' privacy.OFFICE TIERING INITIATIVEGLOBAL OFFICE PORTFOLIOPROGRAM DEVELOPMENT & IMPLEMENTATION While Meta maintained a program for building security deployments globally, its blanket approach for all buildings had become dicult to justify in light of shifting occupancy metrics and tightened economic conditions. Webcor coordinated a tiered framework, to standardize and classify the level of security required for each building, and then align resources to meet each building-specific use case.WEBCOR Program DevelopmentPM/CM services for projects introducing new, holistic design- and technology-driven solutions into the built environment to improve operational eciency or existing conditions.Project Examples

UC BERKELEY CAL MEMORIAL STADIUMBERKELEY, CAIn response to the football program's tight schedule requirements, Webcor developed an accelerated 20-month schedule with a phasing strategy that allowed continuous use of critical parts of the facilities throughout the construction process. The athletics oces and facilities were located in the existing stadium, so the first step was to build a new athletics building to allow movement of this sta out of the stadium during its reconstruction. With this approach, Webcor greatly reduced disruption to the Division 1 athletics programs and welcomed the football team back into their home stadium after only one season out.ZUCKERBERG SAN FRANCISCO GENERAL HOSPITALSAN FRANCISCO, CAWebcor worked collaboratively with San Francisco Department of Public Works (DPW) to save five months on the project schedule when the first phase utility work was delayed by HCAI permit issues. With a creative rework of the Prime Contract, Webcor enabled the commencement of work on a portion of the 145k cubic yard excavation months in advance of the date anticipated in the contract. When considering the full impact to all project team members as well as escalation, the savings to the project exceeds $5 million.Webcor's PM/CM group is backed by the strength of our General Contracting enterprise, now in its sixth decade of continuous operation as a premiere California commercial builder. We are recognized in the industry for our experience with progressive, hybrid, and collaborative delivery models, including CM/GC, where our team leads both the construction management and general contracting scopes on a project. SAMSUNG NORTH AMERICA HEADQUARTERS SAN JOSE, CAThe 9-acre development consisted of a 750k SF oce building, garage, cafeteria, data center, and site work. With an extremely aggressive 24-month completion target, Webcor developed a schedule that safely maximized manhours, including night, weekend, and holiday shifts. Webcor stepped up to every unique challenge of the project including installation of underground fuel tanks and generators, a complex utility distribution system, peak performance heating/cooling systems, and Samsung's emphasis on creating the perfect employee experience. Due to exceptional construction management and delivery, the client added interior buildout scopes to Webcor's Core & Shell contract.THE BLOCLOS ANGELES, CAThe team faced many challenges while transforming dated, 1970s-era structures into a vibrant outdoor urban enclave and seamless hospitality experience. With the goal of keeping all adjacent structures, streets and sidewalks open and operational during construction, Webcor led an intensive eort to uncover existing conditions, while developing an implementation plan that would achieve the architects vision, the municipalities current code requirements, and the developers desire for improved utility and function. Webcor overcame each challenge with creative, practical, and cost-eective solutions that successfully met the cost, schedule, quality, and aesthetic goals of the project. CATHEDRAL OF CHRIST THE LIGHTOAKLAND, CAThe cathedral's sanctuary, with its soaring glue-laminated timber structure, was the project's crown jewel and most significant challenge. To meet the remarkably high-level of craftsmanship expected, with modest building materials (concrete and timber), Webcor worked closely with the architect SOM, from preconstruction through execution to confirm how various materials could perform. We led mock-ups to ensure finished elements met the expectations of the designer and the client. We also closely managed our team of prequalified subs to ensure that the interior finishes would achieve the required level of quality while remaining within the project’s budget.WEBCOR 19CIVIC & CULTURAL MIXED-USE CORPORATE COMMERCIAL
