Architectural Requirements and Standards for Residential Change Rev. 11/09/2021 Let’s continue to keep Waterlefe Beautiful 4 Purpose of These Guidelines: The Waterlefe Master Property Owners’ Association, Inc. (“MPOA”) established these Guidelines for Residential Change pursuant to the governing documents to maintain the value and integrity of the community. These rules and guidelines define and explain MPOA’s restrictions and standards for exterior architectural changes and landscaping. It also explains the application and review process for homeowners seeking approval for exterior modification or changes to their homes. Communities that are governed by “Covenants, Restrictions and Easements” (CRE) are often referred to as deed-restricted communities, which simply means that owners must abide by the standards and restrictions established in the governing documents. The Master Property Owners’ Association (MPOA) (in which all homeowners are members), its Board, (through the Design Review Board), as well as the community’s Association Managers, oversee the maintenance and changes that occur within Waterlefe while we, as homeowners, enjoy a chosen deed restricted quality of life. These guidelines preserve the quality, aesthetic look and feel of the community to ensure all changes and additions are in keeping with the original Mediterranean design. Objective of Protective Covenants: (CRE 19. Effect and Duration of Covenants; CRE 21.15 Covenants Running with The Land) The MPOA’s Governing Documents (i.e. the Declaration, Articles of Incorporation, Bylaws, and Rules) contain covenants, restrictions, and easements, including those pertaining to architectural controls. These Governing Documents are a part of the deed for each home and are binding upon all homeowners upon taking title of their property. Role of Design Review Board: (CRE 12. Development Review: General Powers; Policy 03-18 Design Review Board Charter 11-01-18) • Review the Application for Residential Change; • Support Association Management in monitoring the community for compliance with Covenants; • Make subjective and objective decisions concerning compliance with the Governing Documents and The Architectural Requirements, Standards and Criteria for Residential Change; • Provide recommendations to the MPOA Board of Directors; • Review the Architectural Requirements, Standards and Criteria for adequacy; and • Support Association Management in educating the community about enforceable Architectural Requirements, Standards and Criteria. What is Residential Change? Residential Change is any change, modification, or addition to the exterior of a residence. Modifications Requiring Review and Approval: Homeowners wishing to make any exterior change must submit an Application For Residential Change (ARC) There are no pre-approved modifications. (CRE 12.4 No Waiver of Future Approvals)

Examples include: a legal site plat showing the location and dimensions of the proposed improvement; architectural drawings or plans, as applicable, landscape plan; material and/or color samples, etc. Current photos and brochures, when available, are encouraged. The owner is responsible for procuring all required permits. Design Review Criteria: (CRE 12.2 Review of Proposed Construction) All deliberations and decisions will be governed by the Governing Documents and these rules. The following philosophy will guide each member’s decision: That every structure and its surrounding environment will be an attractive and positive addition to the community and will not detract from the appearance or investment value of surrounding properties or from the aesthetics and general character of the Waterlefe Community as a whole. Application and Review Process: (CRE 12.2 Review of Proposed Construction) Upon receipt by the Design Review Board (DRB), the DRB has 30 days to review and respond. The DRB meets the third Tuesday of each month. Applications must be received by Association Management by the 2nd Wednesday of the month to be reviewed at the next DRB meeting. Appeals Procedure: After the Design Review Board reviews an application, the homeowner will be notified via email or mail of DRB decision. The project will either be approved as is, approved conditionally (conditions will be listed), or denied. If the application is denied, there are options available. Most denial letters will indicate why a project is denied and, if possible, how to remedy the request. A homeowner may then submit another application. If a homeowner is denied a second time, the issue may then be appealed before the MPOA Board at a regularly scheduled meeting. The Board will hear the issue, open the floor for discussion and make a judgement in Executive Session. The judgement can range from approval, denial or the issue can be sent back to the DRB for further review. Covenant Enforcement Procedure The MPOA Covenant Enforcement Committee (CEC) functions as the “Appeals Court” for MPOA Fining Hearing procedural errors only. Not for any other appeals purposes. The MPOA Board of Directors is authorized to levy fines for non-compliance with provisions of the Governing Documents. The CEC may only confirm or deny the fine in a separate hearing. The CEC cannot adjust the amount of the fine. All homeowners have the statutory right to a CEC hearing. The committee is made up of three volunteer homeowners. Violations Process: (Policy 16-20 Violations Process 8-26-20) Refer to Policy 16-20 approved by the MPOA Board.

Architectural Requirements and Standards for Residential Change Rev. 11/09/2021 Let’s continue to keep Waterlefe Beautiful 6 The Following Architectural Requirements, Standards and Criteria for Residential Change must be enforced in accordance with the Declaration of Covenants, Restrictions and Easements of Waterlefe Golf and River Club Community: Additions/Exterior Changes: (CRE 12.2 Review of Proposed Construction) Any exterior change or modification requires an Application for Residential Change. (ARC) Air Conditioning Equipment: 1. All air conditioning units must be sight-screened so they are not readily visible from the adjacent street. 2. Wall, window, and roof mounted air conditioning units are prohibited. 3. Replacements of air conditioner components must be installed in the original component’s location unless approved by the DRB. Awnings and Retractable Awnings: 1. The addition of exterior awnings outside of the lanai, requires an approved ARC. 2. The addition of an awning within a lanai pool cage does not require an application. Birdhouses: (Applies to Purple Martin only) 1. The installation of a Purple Martin Birdhouse requires an approved ARC. 2. One Purple Martin Birdhouse may be installed per residence. 3. The birdhouse must be located in the rear of the residence, outside the CDD easement, and no closer than ten feet from a neighbor’s property line at a height not to exceed 20 feet. The recommended height for a Purple Martin Birdhouse is between 12 and 20 feet. 4. The supporting post must be incorporated into a landscape bed to become part of the overall landscape picture, or part of any other landscape feature such as a dock. The landscape bed will be a minimum of 20 square feet, or a circular bed no less than 5 feet in diameter, landscaped with plants or flowers to blend with the existing landscape of the residence. Boat Docks: (CRE 3.3 Limited Common Property and Boat Docks) 1. Any addition of or modification to a boat dock requires ARC approval by the DRB and CDD. Driveways: (CRE 12.2 Review of Proposed Construction) Maintenance of Existing Driveways: 1. Painting or staining of driveway requires an approved ARC prior to commencement of work. 2. Concrete driveway surfaces may be cleaned and followed up with “staining” that penetrates the porous surface with a concrete color; only a concrete-colored stain is to be used. 3. Concrete driveway surfaces may be cleaned and “sealed” with a clear sealant solely for protection or following the staining process. Pavers may also be sealed. 4. Concrete driveway/walkways may be painted with a concrete paint or coating in a neutral color that blends with residence color and roof tiles. 5. Concrete stamping or etching of concrete driveways is permitted. 6. Approved designs/patterns: a. Standard Brick Paver b. Flagstone or Slate Stone

Neutral colors are to be used and the driveway color and design must blend with the color and style of the home. Examples of acceptable colors and patterns are available in the Association Management office. New Installations: 1. Installation of pavers require an approved ARC. 2. Replacement of a concrete driveway requires an approved ARC. 3. Pavers used to replace concrete surfaces or to replace existing pavers must be installed in an approved pattern and of a color that blends with residence color and roof tiles. 4. Half pavers must be installed in an approved pattern and of a color that blends with the residence color and roof tiles. 5. Neutral colors are to be used and the driveway color and design must blend with the color and style of the home. Examples of acceptable colors and patterns are available in the Association Management office. Energy Generating and Energy Saving Devices (Solar): (Florida Statutes §163.04) 1. Roof-mounted solar panels require an approved ARC. 2. Panels should be placed where effective as well as to minimize their visibility. 3. A complete roof-mounted solar plan must be submitted to Property Management and signed by installer. 4. A certified solar panel installer must install solar panels. 5. Homeowners are responsible for any effects that installation of solar panels may have on homeowner warranties and insurance. 6. Inoperable systems must be removed within 30 days of inactive status. Exterior Paint: (CRE 9.1 Maintenance of Units and Lots; Exterior of Improvements) 1. Exterior painting requires an approved ARC prior to commencement of work. 2. Approved color formulations must not be altered. a. Scheme binders are located in the Association Management Office and may be checked out for reference. b. Approved colors are based on Sherwin Williams formulas and may not be altered. 3. A homeowner may choose a home's color scheme regardless of the style of home. 4. Combinations generally include three colors on a home. a. Main body/garage door must be the same color, accent trim, and shutters/front door. b. All approved door/shutter colors may be utilized in any/all approved color schemes. c. Columns and pillars may be painted an approved white (see scheme binders). 5. All homeowners must submit requests for repainting to ensure the approved colors are applied based on the color combinations provided in the color scheme binders. a. When repainting, paint color must comply with approved schemes. Any questions should be directed to Association Management. b. Many original color schemes have been retired. 6. Fish Hook residences (formerly known as the Landings) may continue to utilize the original Landing’s paint schemes (including color blocking) or may now select any community-wide DRB approved scheme. a. Approved colors may be used in the color blocking format (DRB approval required). b. If selecting a color blocking scheme, the submitted photo must indicate where colors will be applied.

Fish Hook residences must notate the approved garage door color or stain on the ARC. *Your house color scheme (X) cannot be the same as any neighboring home with an “N” (across street or next door.) Exterior Front Doors: (CRE 9.1 Maintenance of Units and Lots; Exterior of Improvements): 1. Front Entry Door Replacement requires an approved ARC. 2. Inserting glass panel into existing door panels does not require an application. 3. Manatee County requires a state certified or locally licensed contractor and a building permit for windows and doors (includes new openings and closing of existing opening.) An owner may serve as a contractor providing the residence is their own. Refer to: Manatee County Building Department for detailed information. Fencing: (CRE 10.14 Fences and Walls) 1. The addition of fencing requires an approved ARC. 2. Villa homes must have a gate wide enough for vendor equipment. 3. Use of landscape materials to provide screening and privacy within yards is preferred to the construction of fencing or walls. 4. Invisible Fencing –requires approved application and yard signage which can be acquired from Association Management. Specifications: a. Aluminum picket fencing with a flat-top rail and no protrusions above the rail is the only acceptable type of fencing permitted. Wood, plastic lumber, vinyl, chain link, cast iron, or other types of fencing, whether open or solid, are not permitted. b. Aluminum color must only be dark bronze or black. Fence Placement: a. Fences along Drainage and/or Utility Easements must not cross over or be installed in those easements unless the owner obtains a waiver sign-off from the easement holder(s) permitting the requested fence and required landscaping. b. Should the easement holder need access to the easement and remove the owner’s fence and landscaping, it must be the owner’s responsibility to replace the fence and mature landscaping to match the existing, within 30 days of the completion of the construction work at the easement.

Fence gate widths must be limited to a single gate no wider than 3’-6” (42 inches.) Double gates to allow for a fence opening wider than 3’-6” are not permitted. Flag Display: (FL Statutes §720.304) 1. The United States Flag must be flown in accordance with the requirements of the United States Flag Code. In no instance shall the flag be flown in violation of Section 720.304 Florida Statutes. 2. An approved ARC required for the installation of a flagpole. 3. Owners may display one portable, removable United States flag or official flag of the State of Florida in a respectful manner, and one portable, removable official flag, in a respectful manner, not larger than 41/2 feet by 6 feet, which represents the United States Army, Navy, Air Force, Marine Corps, or Coast Guard, or a POW-MIA flag. 4. Owners may erect a freestanding flagpole no more than 20 feet high on any portion of the property if the flagpole does not obstruct sightlines at intersections and is not erected within or upon an easement. 5. The flagpole and display are subject to all building codes, zoning setbacks, and other applicable governmental regulations, including, but not limited to, county noise and lighting ordinances and setback and locational criteria contained in the governing documents. Sports Flags: Sports flags no larger than 3’ x 4’ may be displayed during game season only. Fountains: 1. An approved ARC is required. 2. Water fountains may be located in or near existing landscape beds with Association Management and DRB approval. Garage Doors: 1. Garages must not be enclosed or converted into a living area. 2. Permanent screening is not permitted on garage door openings. 3. Garage doors must remain closed when the garage is not in use. 4. Replacement of garage doors must meet current County codes at the time of replacement. If there is more than one (1) garage door, all must be replaced at the same time. 5. Garage doors must remain the same color as the exterior body of the house. 6. Any changes to an existing door must be approved. Generators: 1. An approved ARC is required. 2. Backup generators are permitted and must meet all county ordinances and building codes. 3. Units must have “sound attenuation” built into the equipment to make them run as quietly as possible. 4. Generators may only be run for the manufacturer’s “exercise” period of time and no more than once per week or during a power outage. The “exercise” time must be respectful of neighbors. . 5. Units must be positioned to be hidden from view by landscaping from outside the property.

Neighbor impact must be exercised when decorating for any occasion. All holiday lighting is considered temporary. 2. All holiday lighting and/or décor must not be installed any sooner than thirty (30) days prior to the holiday and must be removed no later than thirty (30) days following the holiday. 3. Hooks and other devices used for the installation and display of holiday lighting and/or décor are to be removed at the time that the lights are removed or must be of a color (or painted) to match the surface to which they are attached. Hurricane Protection Devices: (CRE 10.2 Land Use and Building Type, Policy#06-18 11/2/2007 - Hurricane Protection Devices) 1. A homeowner desiring to initially install protective devices must obtain approval from Association Management or the Design Review Board (DRB) prior to the installation. The MPOA requests that all residents comply with this policy. 2. Protective devices may include metal, Kevlar fabric, plastic, roll-down shutters, etc. Wherever possible, devices and their mounting hardware should be color coordinated with the home color or be of a neutral color such as black or gray. 3. All such systems must comply with established standards and applicable County and State codes. Lanai Screens and Screen Enclosures: 1. All screens are to be black in color. Replacement of screen does not require DRB approval if Association Management is first notified. Screens must be maintained and kept in good repair. 2. Screen enclosures are to be designed to complement the architecture of the home and may not exceed the house height. 3. All screen enclosures are to be aluminum and have anodized finishes in a dark bronze or black color; no mill-finished aluminum is permitted. 4. Use of landscape materials to provide screening and privacy within yards is preferred to the construction of fencing or walls. Landscape Décor: The following items may be incorporated within landscape beds: 1. Flower containers or planters 2. A maximum of (3) items of landscape décor in each of the following (4) locations: a. Front garden beds b. Rear garden beds c. The (2) side garden beds 3. A maximum of (3) items of landscape decor are permitted in these areas, without Association Management or DRB approval. Any amount over (3) containers in the front, rear or sides requires an approved ARC. a. Containers must be placed within existing landscape beds. b. Containers must not be placed on driveways or walkways without DRB approval except one pot may be placed between garage doors as long as the pot is not wider that the space between the garage doors. c. Containers must be made of clay, concrete, slow corroding metals such as brass or some iron and decorative plastic.

Container/planter colors must blend in with the color and style of the home. e. Landscaper/growers pots are not permitted. 4. Integrating Other Landscape Décor a. Is permitted without Association Management or DRB approval. Any quantity over (3) items or larger in size, than permitted, requires an approved ARC. b. A maximum of (3) other Landscape Décor items are permitted including but not limited to: i. Wind chimes ii. Bird feeders and Birdbaths iii. Gazing balls iv. Statutes less than three (3) feet tall v. Décor flags, less than two (2) feet tall and less than fifteen (15) inches wide vi. Décor rods made of metal or sturdy plastic or fiberglass, less than three (3) feet tall, capped by artificial insects, birds, small flowers, or similar objects. vii. Shepherd Hooks less than four (4) feet tall, holding three (3) or fewer small flowerpots. 5. Landscaping Rocks – Refer to Page 12 Landscaping Rocks Landscaping: (CRE 9.6 Lot Landscaping) General Maintenance: Basic landscape – Similar shrub/plant replacement or replacement of shrubs/plant material within the existing landscape beds does not require DRB approval if Association Management is notified first. An existing bed is defined as the bed around the perimeter of the house and/or an island within the lawn. A bed typically contains shrubs, trees, and flowers. Any shrub/plant material may be used as long as it’s not considered an invasive plant to Florida. Any areas that are not sodded, paved, or left in a natural state must be covered with a 2” minimum mulch depth to discourage weed growth. Florida Friendly Landscaping™ recommends mulching to a depth of 3”. Irrigation: All turf and landscape are required to be irrigated by an underground automatic irrigation system. Water conserving systems are recommended. Landscaping Turf: One of the following three types of grass must be used. If you are replacing very small sections of your current lawn, owners must use St. Augustine rather than Zoysia so grass blends with existing lawn. 1. Floratam St. Augustine: First released by the University of Florida and Texas A&M in 1973. This variety was initially installed by WCI, is the most widely produced turfgrass in Florida, and popular in the entire Gulf region. Blue-green color, best in full sun and is moderately tolerant to cold temperatures. 2. Captiva St. Augustine: Released in 2008. Developed by the University of Florida for its chinch bug resistance and dwarf profile that requires one-third less mowing than Floratam. Lush dark green color and finer textured St. Augustine. Good to excellent shade tolerance. 3. Empire Zoysia: Drought, chemical and cinch bug resistant yet soft enough for bare feet. Medium blade and dark green. May turn brown quicker (goes dormant) than St. Augustine due to drought conditions and may not green up as fast as St. Augustine when a drought ends.

An approved ARC is required for all landscape rocks. 2. Landscape rocks as a design element must be used in moderation, shown on plans submitted for review, and include dimensions. 3. The addition of rocks or landscape pavers that are to be used for the purpose of creating a retaining wall requires an ARC and landscape plan/drawing and a supplemental materials list. 4. Imitation rock coverings for backflow pipes are not permitted. It is suggested that natural shrubs/landscaping be used to camouflage the piping. Manatee County requires 2’ clearance around the backflow to enable inspection. Landscape, Driveway and Walkway Border: (CRE 12.2 Review of Proposed Construction, 9.6 Lot Landscaping) Requires an approved ARC for any border to beds, trees, driveway and/or walkway. Provide information on configuration, location, color, height, and material type. Examples of edging materials are pavers, pre-poured concrete borders, poured concrete borders, and brick. *Approval is based on the design and materials as complimentary to the appearance of Waterlefe as a whole, and that the appearance of any structure affected thereby will be in harmony with the surrounding structures and is otherwise desirable. Lighting (Exterior): (CRE 10.12 Exterior Lighting) 1. Landscape lighting – to blend with landscape. If Association Management is notified first, DRB approval is not required 2. Only low-voltage architectural lighting is permitted. 3. The lighting fixtures must be placed within the confines of the edged areas and must be less than 4” in diameter. 4. Must not be oriented facing the street or adjacent properties. Lightning Rods: 1. Lightning rods may be installed and shall be done in a manner that is least obtrusive and uses the minimum number to accomplish the desired purpose. DRB application approval is required. 2. Lightning rods shall not be allowed to fall into disrepair. Any lightning rods needing repair or replacement shall be repaired or replaced immediately or completely removed. Mailboxes and Lamp Posts (not applicable to The Shores): (Policy No. 25-19 Mailbox, Mailbox Light Pole and Electrical Circuit responsibilities 2-27-2019) 1. Mailboxes and mailbox numbers may not be replaced, painted, obscured, or altered by Homeowners or residents. 2. If a mailbox needs repair, please contact Association Management. 3. Mailboxes and lights/sensors are maintained by Association Management. 4. Painting, when required, is provided by Association Management to maintain uniformity in color. 5. Mailbox address numbers are required and are installed and maintained by Association Management. House numbers must be visible from the street. 6. Additional newspaper boxes are not permitted. 7. Contact Association Management when bulb or bulb sensors are not functioning properly for replacement. 8. The homeowner is responsible for the electric service maintenance, repair, and replacement

Maintenance and General Appearance of Property: (CRE 9. Maintenance of Units and Lots) 1. Homeowners must keep all shrubs, trees, hedges, and plantings on the front, buffer, rear yards, and easements neatly trimmed and keep all such areas properly cultivated and free of trash, weeds, and unsightly material. Replace dead landscape as required. 2. Window and lanai screens must be maintained and kept in good repair. 3. Property Management shall conduct periodic inspections of the exterior of residences to ensure compliance with CRE’s. Failure to discover noncompliance in any inspection does not equate to approval. Rain Gutters and Downspouts: Rain Gutters and downspouts may be installed as long as the installation conforms to original standards of installation. Plans for drainage must be submitted to Association Management prior to installation. If Property Management is notified first DRB approval is not required Recreational Equipment/Basketball Goals: (CRE 10.5 Temporary Structures; 10.13 Games and Play Structures) 1. Basketball hoops cannot be constructed or erected permanently forward of the rear home wall line. 2. Basketball backboards/hoops may be placed within 20’ of any street when being used and must be collapsed and moved immediately when not being used and stored in the home’s garage. 3. Basketball backboards/hoops placed more than 20’ from any street must be collapsed and stored if they are not being used. 4. Use of any basketball backboards/hoops are not permitted if such use would create a nuisance. (CRE 10.4 Nuisances) Roofs: (CRE 9.1 Maintenance of Units and Lots; Exterior of Improvements): Maintenance: 1. Roofs and exterior house siding will, on occasion, become mildewed and will grow black fungus. Periodic cleaning is required. 2. Association Management shall make periodic inspections of roofs. Homeowner will be contacted if roof cleaning is required. 3. Homeowner(s) are responsible to clean, restore, and replace their roofs. Repair and Replacement: 1. Roof replacement, due to storm damage or age requires an approved ARC. Satellite Dishes: (CRE 10.10 Exterior Antennas, etc.) 1. Per Federal Communications Commission rules, the CREs are specifically interpreted to allow for installations of dishes. 2. An approved ARC is required prior to installation to ensure CREs requirements are met. Security Cameras 1. Application for Residential Change is not required. 2. Cameras are for the benefit of the owner to surveil property and must not be positioned or

Signs (CRE 10.6 Signs) No sign of any kind shall be displayed to the public view on any Lot or Unit or common areas/elements of any Neighborhood Association, except as authorized by the MPOA or the DRB. "For Sale" signs shall be permitted subject to the rules and regulations of the Master Association. No sign of any kind which shall be visible outside the Unit shall be permitted to be placed inside a Unit or on the outside walls of such Unit, or on any fences on the Properties, nor on the Common Property, nor on dedicated areas, nor on entryways or any vehicles within the Properties, except as are authorized by the MPOA or DRB. 1. Security signs provided by security monitoring services are permitted but cannot exceed 144 square inches. 2. For Sale dimension size is not to exceed 12” x 18” and must follow the approved format available from Association Management. 3. Sale Pending banner may be affixed or hanging on approved sign, not to exceed 4” x 18”. 4. Open Houses – (Policy No. 09-18 Open Houses 12-19-2018) a. “Open Houses” may be held from 1:00 PM to 4:00 PM on Saturdays and/or Sundays. b. Signs advertising an “Open House” may be put in place no more than one (1) hour before the “Open House and must be removed within one hour after the “Open House”. c. Realtors may use any sign used locally in East Manatee County by their office or their company. Homeowner or non-realtor signs should be no larger than 24” x 24”. No balloons are permitted. d. Signs may be placed outside the front gate, at the entrance of the specific neighborhood where the “Open House” is located, at any intersecting corner of a street to provide direction to the “Open House”, at the “Open House” itself and in the case of a Condominium Unit, outside the door of the Unit to clarify the entrance to that Unit. 5. Address Markers are signs cut into any masonry surface or constructed of bronze or other incombustible materials and attached to the residence. See illustration below. Example: The following standards also apply: a. The sign requires an approved ARC. Dimensions must be included on ARC. b. The sign must have no other content beyond the homeowner’s name and address. 6. Decorative “Welcome” or “Home” Signs. *In any language. A sign displayed at the front door and porch area of a residence. The following standards also apply: a. Only one such sign is permitted. b. Such signs must not exceed four square feet in area. c. No one measurement greater than 4 feet. *See illustrations on page 15 d. Such signs must not be internally illuminated.

An approved ARC is required. It is the Homeowner’s responsibility to adhere to all Local and State Permit requirements. 2. Above ground pools are prohibited. Temporary/Permanent Structures (CRE 10.5 Temporary Structures; 10.8 Commercial Trucks, Trailers, Campers and Boats) 1. Recreational vehicles (RV’s, boats, jet skis, trailers, campers, etc.) may not be stored on property (unless in garages) for more than 24 hours without approval of Association Management or the DRB. 2. Games or play structures (basketball hoops, tennis practice nets, doghouses, playhouses, etc.) may not be constructed or erected permanently forward of the rear home wall line or they must be removed within 48 hours; and must not be visible from the street. 3. Hammocks and play equipment are not permitted in the front of home and must not be visible from the street. 4. Inoperable vehicles not permitted on property more than 24 hours. Repairs to vehicles and boats are not permitted on lots unless minor or emergency in nature. Trash and Recycling Receptacles: (CRE 10.9 garbage and Trash Disposal) 1. Trash pick-up is scheduled for Monday/Thursday. Recycling is picked up Monday. Landscape pick-up is on Wednesday. This schedule is subject to change during holidays or if Manatee County reschedules pick-up days. 2. Collection times are typically between the hours of 6:00 am and 6:00 pm. 3. Garbage receptacles and recycling containers must not be in front of your house before dusk the evening before pick-up and must be removed from the front of your house the day/evening of pick-up. 4. Receptacles/containers are to be placed on your driveway within three feet of the driveway curb. Landscape waste may be bundled and placed on the easement at the curb. Do not place any receptables/rubbish or landscape items in the street or in front of the storm sewer.

Between weekly scheduled pickups, all garbage cans, recycle bins and landscape waste and other similar material should be stored in your garage or in such a manner that they are not visible from the street or the adjacent homes. Trees: (CRE 10.11 Trees, Shrubs and Artificial Vegetation) No tree or shrub, the trunk of which exceeds six inches in diameter, may be cut down, destroyed, or removed from a lot without the prior approval of the DRB. Tree Planting: 1. All tree planting requires an approved ARC and a lot diagram indicating the proposed location of the tree. 2. The addition of trees or shrubs outside of existing garden beds requires an approved application. Avoid planting Washingtonian and Queen Palms due to the fatal diseases spreading throughout the County. 4. A maximum of two fruit trees (lemon, lime, orange, grapefruit and avocado) are permitted per lot. 5. Fruit trees are only permitted in the rear of the residence and must be planted at a distance of at least twenty feet from the rear and side lot lines. Fruit must not be allowed to extend over or fall and roll over the lot line or into ponds. Maintenance and Removal: *Please contact Association Management prior to any tree removal. Homeowner’s should always consult the Manatee County Residential Tree Removal guidelines which include the following language: Effective July 1st, 2019, House Bill 1159 (F.S. 163.045) prohibits local governments from requiring “a notice, application, approval, permit, fee or mitigation for the pruning, trimming, or removal of a tree on residential property if the property owner obtains documentation from an arborist certified by the International Society of Arboriculture or a Florida licensed landscape architect that the tree presents a danger to persons or property” Under the new legislation, property owners are required to obtain proper documentation from an arborist certified by the International Society of Arboriculture or a Florida licensed landscape architect that the tree presents a danger to the property. 1. Property owners are no longer required to replant a tree that was pruned, trimmed, or removed as a result of it posing a danger to the property. 2. Mangrove tree protections remain unchanged by this new law. 3. Street trees are required trees planted within 25 feet of the right of way along the frontage of single-family homes built after 1992.

The tree is dead, diseased or in declining health. b. The tree is causing problems with driveways, sidewalks, streetlights, sewer service, or other (services), which cannot be remedied by maintenance practices. 5. The tree is located less than: a. 10 feet of a sidewalk located within the right of way; b. 10 feet of a water main that is owned and maintained by Manatee County; c. 4 feet of a backflow preventer or sewer clean-out valve; d. 6 feet from a walkway or driveway Please refer to the Manatee County Residential Tree Removal website for a list of approved street tree replacement trees. Pigmy Date Palms do not qualify for a street tree. It is recommended that the stump be removed or ground, 6in. below the turf. Windows: (CRE 9.1 Exterior of Improvements) 1. Window replacement requires an approved ARC. 2. Addition of any window or windows require an approved ARC. 3. Manatee County requires a state certified or locally licensed contractor and a building permit for all window and door replacements. (Hurricane damage mitigation policy.)
