COMMUNITY MANAGEMENT Though February is short it is filled with lots of love and sweet surprises I will be celebrating my first anniversary at Waterlefe on February 14 I can honestly say I ve loved getting to know you celebrating our success and bringing together an amazing team to serve you Thank you for being so welcoming and sometimes patient Looking forward to year two For those residents whose last name begins with a A D you will note that your staggered minimum of 125 00 must be met by March 31 If you have questions please contact Valerie comptroller waterlefefl com or Eileen aa waterlefefl com You will notice a graph in this issue of Lefe Life that explains how the staggered minimum works for you Backflow testing in the community has begun as part of your MPOA assessment You will find updates on the website as to when streets will be tested You will be notified by Water Works our contractor of the results of your test They will be happy to assist you if you fail in meeting the county s required repairs and timeframes While you are on the website please check out the event calendar The calendar is now color coded based on event types and can be fully customized with filters based on your interests Another enhancement includes the details and or flyers within each event added as they become available so you can easily find all the information you may need for a specific event Under the areas of safety and concern for those using the hand wipes in the Fitness Center please dispose of them in the trash receptacles Some used wipes are being left on the floors and may become a slip hazard Please also be mindful of the walkers around the River Club when driving your golf carts around the area Finally watch for upcoming CPR AED and Choking classes coming soon As promised our first Rise and Shine coffee chat with President Valletta and me will be at 9 00 am Monday February 20 President s Day consequently Please call Amy at 941 747 6898 and let her know you will join us Finally join us Saturday morning February 11 for Have a Heart Meals on Wheels drive through drop off of non perishable items See information in this issue Bring your sweetie to the Club this month for sweet surprises Susan Greene MPOA General Manager COO LEFE LIFE FEBRUARY 2023 3

NEWS FROM THE BOARD PRESIDENT The financial needs of our 23 year old community continue to increase as our buildings facilities and amenities age These expenses are funded through our annual assessment for both operating expenses and capital reserves Two years ago we conducted a professional three year reserve study that recommended an increase in our annual reserve assessment to 150 000 which we did Over the past four years we have made a serious effort to build our reserves in anticipation of ongoing future capital needs Fortunately we have been able to increase our reserve fund by over 200 000 during that time and as of this writing the balance is approximately 450 000 This year we will have another reserve study performed to give us guidance on our reserve contributions for 2024 2025 and 2026 Over the next few years we know we will be facing significant reserve expenses that will require either an increase in our annual reserve contributions or a special assessment Among those anticipated expenses between now and 2025 and their estimated costs are the following River Club Roof 175 000 Pool furniture 80 000 On demand water heaters 3 20 000 Elevator upgrades to meet code 125 000 Pool resurfacing 40 000 HVAC units 30 000 River Club improvements 100 000 Boat lift dredging and dock replacement 75 000 Playground improvements 50 000 Ongoing Pointe shoreline erosion project 30 000 Exterior painting of River Club 60 000 Our obligation to the community is to maintain our assets in the best possible condition both for safety and to avoid any negative impact on the value of our properties The board of directors will carefully review the expenses and working with the Finance Committee and our General Manager COO ensure that our dollars are spent prudently John Valletta President Treasurer MPOA Board MPOAPresident WaterlefeFL com LEFE LIFE FEBRUARY 2023 5

CAPITAL CONTRIBUTIONS Why Waterlefe is Missing Out on Critical Reserve Funds An HOA capital contribution fee is a one time payment due upon the sale of an HOA member s property The capital contribution is added to the HOA s reserve fund to help pay for future repairs Because the contribution is for future improvements or repairs within the community it s commonly regarded as a buyer s fee While it is very common for HOAs to charge this fee Waterlefe does not What are we losing by not having a capital contribution Capital contributions help maintain the minimum amount for the association s reserve funds and help pay for the future maintenance of buildings shared common spaces amenities and other costly improvements As an added bonus keeping the reserve fund amount high through the capital contribution fee usually means a lower annual assessment fee for the owners The amount of a capital contribution varies depending on the community size and needs It can range from several hundred dollars to several thousand Some may speculate that adding a capital contribution to a buyer s purchase price might chill them from buying a house here Experts in the field say there is no chilling effect for a variety of practical reasons and given that it would benefit all existing owners it just makes sense to have this in place Steve Slocum a long time Waterlefe resident and realtor for dozens of Waterlefe home sales agrees that it is a common practice especially in golf course communities and it would not deter sales here Waterlefe is facing several significant repairs mostly regarding our 23 year old River Club e g new roof elevators pool resurfacing heaters and furniture HVAC units and more Some were budgeted for some big ones are unexpected Once you add up all these costs we see that our current Reserve Fund is too low paying for everything would probably exhaust the fund and it would take time to build it back up This increases the risk of special assessments or higher dues in the future In the last two years 102 homes were sold in Waterlefe As an example if each of those buyers had contributed 3000 less than 1 of the average purchase price our Reserve Fund would have an additional 306 000 available for these costly repairs The MPOA Board does not have the authority to start requiring a capital contribution Our Declaration of Covenants Restrictions and Easements must be amended to provide for capital contributions I support such an amendment This is a critical issue facing Waterlefe Let your voice be heard Contact the MPOA Board of Directors Bruce S Ambrose Director At Large MPOA Board MPOADirector WaterlefeFL com 6 LEFE LIFE FEBRUARY 2023 SOURCES https tinyurl com bdftn5ps https tinyurl com 2urwyvhd https tinyurl com mvjh6sf7 https tinyurl com y9d4ydmk https tinyurl com yx8beu9v https tinyurl com y35zvvzj https tinyurl com 2p9hyw72

FINANCE REPORT Hello everyone Can you believe January 2023 is over already The following is the financial update for Waterlefe As of December 31st the MPOA YTD surplus is 33 545 before depreciation and the 2022 financials will be audited by Hafer Certified Public Accountants and Consultants who did the 2021 audit also Congratulations to Dan and his staff for generating the highest River Club revenues ever exceeding 800K I mentioned last month there is a new F B minimum policy There have been many questions about this new process Perhaps the below chart will clarify the policy The membership was divided into 4 groups based on last name and the groups were then prorated into 3 6 9 and 12 months As an example if your last name starts with B you will need to spend 125 00 between January 1 and March 31 of 2023 This a prorated amount for 3 months of the year After that your new F B annual minimum will be from April 1 to March 31 of the following year that you will be required to spend 500 00 at the River Club restaurant You will be billed on March 31 each year for any unused F B amount If your last name starts with M you will need to spend 375 00 between January 1 and September 30 of 2023 After that your new F B annual minimum will be from October 1 to September 30th of the following year and you will be billed for any unused F B balance on September 30th each year If you are interested in our monthly reviews for the Master Association you are more than welcome to attend the Finance Committee meeting The next meeting will be on February 21st which is the third Tuesday at 10AM at the River Club to review the January 2023 financials Valerie Funk Comptroller

COMMITTEE UPDATES LANDSCAPE COMMITTEE The Landscape Committee has determined a scope of work for Phase Two of the CDD oak tree trimming This work is part of the multi phase oak trimming in the CDD common grounds that started along Waterlefe Blvd last year The trimming of the oaks includes the removal of deadwood to assist with the oak s health The renovation work for Big Bass and Rainbow Court cul de sacs has been approved and is scheduled to be completed in mid March The renovation work consists of removing the overgrown philodendrons and replacing with a cocoplum hedge The existing palms will remain SAFETY COMMITTEE The Safety Committee has received October through December speeding data from the radar sign on Portside Terrace Below is a snapshot of some of the data so far Data before the sign was installed was collected by staff on 4 different days in 1 2 hour increments Current trends show that the majority of speeding is in the 5 10 MPH over the limit The committee is hopeful that by keeping the radar sign on the road for a couple more months to see trends decrease as drivers take more notice to the speed Did you know the peak speed during this time was 4 45pm LEFE LIFE FEBRUARY 2023 25

COMMITTEE UPDATES GOLF COMMITTEE The Golf Club has been busy with many member events this month and in the upcoming months of February and March Staff is preparing items for the Men s and Ladies Member Guest events with the Men s already full and on a waitlist The committee is also working with staff as we prepare for the closure in April for the major green s renovations which includes the professional staff finalizing this summer s reciprocal program CAPITAL PLANNING COMMITTEE The Capital Planning committee has received the first preliminary budget from the construction manager The preliminary budget was higher than expected and the committee made recommendations for changes while maintaining the integrity of the project The architect and interior designer are currently updating plans with these changes Once complete an updated budget will be developed for review 26 LEFE LIFE FEBRUARY 2023

IN THE SPOTLIGHT WRITTEN BY JACK RITCHIE FEATURING YOUR NEIGHBORS MICHAELA JOHN VALLETTA Michaela and John were both born and raised in Rhode Island and spent their careers in four New England states before moving to Waterlefe in 2010 They met in high school and this May 2023 they will have been married 50 years They have 2 sons and four grandchildren John was in the hospitality business for 50 years and from age 16 in the hotel industry Talk about climbing the ladder of success not the same ladder which all Waterlefe wives object their husbands to climb John started out as a bellboy and ultimately became president of several global hotel chains one of which was the largest hotel chain in the world For John working with a master franchisor to develop the global presence of the Super 8 lodging brand by expanding it into China with over 2400 global properties was quite an accomplishment Michaela studied in business school specializing in administrative services followed by working for several law firms After years at law firms Michaela switched careers completely following her mother s artistic talent at an interior design company While living in NH and TX Michaela also worked as a para professional for students with special needs In 2010 John and Michaela became Waterlefe residents and we should all be grateful because of the major roles they continue to play on MPOA Boards and committees Michaela has been Chairperson of the Design Review Board the DRB and also served on the often challenging Covenant Enforcement Committee For John he also volunteers a lot of his time and expertise with 6 yrs on the Finance Committee 4 years on the MPOA Board of Directors and President of the MPOA Board since 2022 When asking John to list any hobbies or interests we didn t expect this level of activity They re not golfers but they sure are boaters and car enthusiasts For 20 yrs their favorite boat was a 46 foot inboard diesel motor yacht but it proved to be too big for the gulf s local coastal waters Back on land John and Michaela owned over 50 cars and are involved in car clubs and organized rallies His collection includes British sports cars 60s muscle cars many BMWs and a 2021 GMC pick up truck When not on the water or in a convertible the Vallettas love the River Club the Tiki Bar admiring Waterlefe s landscaping that looks like a tropical paradise and the many wonderful friends When we asked their friends and acquaintances to describe them the most common exclamation is a good friend outgoing and always willing to help Once again Waterlefe proves that our population of real nice personalities is a high percentage of special residents Know a neighbor with an interesting story to tell NOMINATE THEM Contact LKotik WaterlefeFL com

ARTISTS GUILD Artists Guild We are excited to share the Manatee River Artists Guild Artists Guild latest happenings Donations to Schools The Art Show in November fulfilled our mission to Keep Art Alive in our community as well as benefiting students in the Visual Arts Programs at Freedom Elementary and Haile Middle School The Artists Guild donated 4 200 this year with each school receiving 2 100 Laura Bryg and Kathy Mulcahy made the presentation to Kristen Simpson and Joe Gibson teachers at Freedom and Haile on January 6 2023 The expression on the faces of the administrators and teachers conveys their gratitude The Visual Arts Programs are finally getting funding from the county however additional support is necessary to run effective programs Thus the teachers must continue to write for grants and are still very appreciative of our donation Wine Cheese Party Over 20 artists and art lovers gathered on January 11 to celebrate the success of the Annual Manatee River Artists Guild Art Show Dinner and Fundraiser but mostly to socialize talk art get reacquainted and just have fun Art Tripping Our first Art Tripping event of 2023 a tour of the Peaceful Path was held on January 17 Toni Muirhead one of the path s creators and an accomplished potter multimedia artist led us on our journey where natural items were gathered with the intention of creating collages Later as we made our collages we learned firsthand the impact communing with nature and creating art with one s hands among like minded individuals has on the brain body physiology and overall wellbeing For a list of future Art Tripping Events and how to sign up CLICK HERE Artists in Motion AIM The Artists Guild has planned the first AIM Session on Alcohol Inks Inks will be applied to various surfaces such as ceramic tile and photo paper Your imagination will drive creativity Artist Kathleen Vyborny will lead the classes with two dates scheduled February 21 and February 28 each accommodating ten participants For information on the Alcohol Ink Sessions and how to signup CLICK HERE On February 7 Kathy Flora will lead a Plein Air painting group at the Peaceful Path Artists will set up an easel breathe fresh air and create their masterpiece To signup contact Kathy Flora at kflora11 gmail com or text 941 779 6061 Another session focusing on acrylic painting led by artist Terry Wilson is being planned for March so stay tuned Annual Members Meeting The 1st Annual Members and Organizational Meetings of the Artists Guild were held on January 19 in the River Club The Board was elected by acclamation The Board Members are Laura Bryg President Kathy Mulcahy Vice President Doug Wetzel Treasurer Judy Kovaleski Swartz Secretary Kathy Flora Ad Hoc and Regi Rohrer Ad Hoc The guild s financial status and the 2022 Art Show were reviewed An open discussion with members helped the Board identify the direction it should take in scheduling meetings and activities A survey will be conducted of all members so everyone has a chance to contribute After which a members meeting will be held to present an action plan Membership The Membership drive has been quite successful The Artists Guild is open to all residents in Waterlefe and runs for a calendar year If you are an artist or interested in art this is the organization for you Contact Laura Bryg at lolobryg gmail com for more information CLICK HERE for an application SAVE THE DATE NOVEMBER 11 2023 ART SHOW SALE DINNER and FUNDRAISER 32 LEFE LIFE FEBRUARY 2023
