For Gina Federici, it was all about preparing her customers for the news.“We had decided to retire months ago,” said Federici, the vice-presidentof Builders Specialty Service. “But we’ve had loyal customers for years,and I wanted to make sure they all knew what was going on before wemade an official announcement.”That simple act may have seemed a quaint gesture of courtesy, but in factunderlined the significance of the company’s closing: Builders SpecialtyService has been a mainstay in the New Mexico building contractingbusiness since 1959, the last year of Dwight Eisenhower’s presidency.Federici and Buck Rackley purchased the business in the summer of1985, extending the company’s services to a new generation, whilekeeping intact the tangibles that made it successful to begin with.“They had a way of doing business and we didn’t change those ways,” saidRackley of the company’s long-in place procedures.“The way they kept the books, we kept the books,” he continued. “Theway they quoted jobs, we quoted jobs, the way they handled customers,we handled them the same way.”That the company’s basic practices were rock solid was realized early onwhen it endured and survived an Internal Revenue Service audit:“Everyone was nervous about it,” said Rackley, the president of BuildersSpecialty Service. “But everything turned out fine because the businesshad been run right all those years.”In the years since, running things right for Federici and Rackley hasmeant simply dealing straight with all clients, and even the competition,in a way that was more than professional—it was personal.Personal, particularly because Federici and Rackley were married oneyear after they purchased Builders Specialty Service.“We purchased the company as single individuals and friends, and weresoon working long hours together, seven days a week,” recalled Federici,who is the daughter of the late William Federici, chief justice of the NewMexico Supreme Court. “The next thing you know, we got to know each other so well that wedecided to get married,” she added.Said Rackley: “We have worked together all these year, 24/7, and 365days a year.”“It takes a special relationship to be able to do that,” the 73-year oldRackley continued, laughingly noting of Federici’s age: “She’s younger.” In the course of their business, Federici and Rackley have inspired a kindof customer loyalty that could best be described as epic.“I had the opportunity to recover the original set of books, the annualbooks that were started in 1959, and there were names of generalcontractors from Albuquerque who were customers in 1959 and werestill with us before we closed,” said Federici.One reason for that continuity: “We knew early on: you pay your bills,you pay your vendors, and you service your customers,” said Rackley. But an intrinsic component of the company’s continuity has also been it’sembrace of change.“Technology changed the business, it changed how we did the business,”said Federici. And it changed the way Builders Specialty Service did quotes: “In the olddays, we used to mail a scope of work, what we were going to quote on ajob to a general contractor, and then we’d call them on the day of the bidand read off the numbers, and they’d fill it out.”“We waited for a contract to be mailed to us from a contractor, then wemailed the order off to the manufacturer,” continued Federici.“Everything was done by postal service.”“When the technology came in, it made it faster, but it didn’t always makeit better.”Along with those changes has been Builders Specialty Service’s address:once located in downtown Santa Fe it was for a while, recalled Rackley,run out of their home, with “the estimator in the dining room, thereceptionist in the living room, and the warehouse out front.”Upon finally closing its doors earlier this year, Builders Specialty Servicewas located in a handsome industrial structure at 28 Bisbee Court on thesouthwest side of the city.Federici and Rackley have more than enough recreational pursuits tokeep them occupied now that they’ve left the company behind. Both liketo fly fish and are ardent goldpanners. Not being busy won’t be an issue. But no longer being daily in a business that they loved brings with it atleast a semblance of melancholy: various family members also worked atBuilders Specialty Service through the years, while some employees havebeen with the company for well over two decades.Plus there was just the human side of it all: “We made friends in thebusiness, even after everything became computerized and more andmore was done long distance,” said Federici.“And that’s something I will miss,” she added.2021 Construction Reporter, LLC, All Rights Reserved. Wading into an argument dividing economists and jobexperts, the U.S. Chamber of Commerce has announced amove to do away with the weekly $300 federalunemployment benefits.The nation’s largest business lobbying group said it iscalling upon Congress to terminate the program as soonas possible, rather than letting it end as scheduled inSeptember, contending that the benefits are hamperingjob growth.In a statement, Neil Bradley, the Chamber’s executivevice-president, pointed to the most recent jobs numbersas evidence that “paying people not to work is dampeningwhat should be a stronger jobs market.”“We need a comprehensive approach to dealing with ourworkforce issues and the very real threat unfilledpositions pose to our economic recovery from thepandemic,” continued Bradley. An effort is underway to build an expansion to an animalshelter in Bernalillo County that is just a little over two yearsold.Located at 3001 Second Street SW, nearly three miles to thesouth of downtown Albuquerque, the shelter, designed tohouse roughly 2,500 animals, took in around 3,880 animalslast year.Altogether, since its opening in January of 2019, it hashoused up to 9,500 animals.In response to pleas from shelter officials who say morespace is needed, some $500,000 in county funds is beingdrawn upon for a study looking at how additional shelterspace would work.That study will also explore the design and space needs of ashelter expansion, as well as contemplating the constructionof a separate satellite facility elsewhere.Funding for the expansion of the existing shelter or theconstruction of a new facility may not be secured until thepassage of the next round of county general obligation bondsin 2022.Construction of the current $7.5 million shelter, which waspaid out of revenue from an earlier general obligation bond,launched in the summer of 2017.Following the national industry standards, the shelter hasveterinary care spaces, and both animal recreation andisolation areas.Plans are proceeding for the repurposing of a downtownSanta Fe building that will have a new life as a researchfacility for the Los Alamos National Lab.The high-tech startup Descartes Labs moved out of the28,000 square foot building at the intersection of N.Guadalupe and W. A structure built more than 50 years ago in Denver anddeemed worthy of saving by some local preservationistswill soon be facing the wrecker’s ball.Located at 123 Speer Boulevard, the 5-story structurehas served for years as the home to television stationKMGH and sits on a just-over 2-acre lot.The owner of the building, Scripps Media, is hoping to sellthe building to the New York-based Property MarketsGroup, which, in turn, wants to level the structure inorder to make way for the construction of newapartments.Scripps Media, which owns KMGH, has said that it wantsto move the television studio to another location withmore space. In a public statement, Dean Littleton, thegeneral manager of the station, described the structureas “dark, disjointed, inefficient, and terribly expensive tomaintain.”Earlier, the City of Denver’s Planning Department saidthat the building might be regarded as an importantexample of the Brutalist architectural style in buildingsthat was particularly popular from the 1950s to 70s.The movement typically saw concrete-heavy structures,often used as government offices, that were known fortheir monolithic appearances and block-like style.Members of a Denver City Council committee approvedan application for preserving the structure in late April,with the larger council then tasked with approving anordinance designating the building as worthy oflandmark status.The council has now voted against the landmarkdesignation.When the building will be demolished and work on thenew apartment project is launched has not yet beenannounced. The future of a proposed 160-apartment complex project inFlagstaff, Arizona is uncertain.The Trinsic Residential Group, which is based in Dallas, hassaid that it wants to build the complex just to the west of theintersection of High Country Lane and Lake Mary Road.As imagined, what is being called Aura Flagstaff would seethe construction of apartments housed in eight separatebuildings on a 16-acre site.The apartments themselves would include 112 one-bedroom units, with the rest comprised of two bedrooms. There is a lot of talk surrounding carbon emissions andtheir effects on our planet. People in different industriesand across the political aisle disagree with some of thedetails, but it’s true that in the U.S. there has been a pushto incentivize certain “green” forms of production,building, and construction. The production of electric carsis ramping up as more people seek new ways of poweringtheir vehicles. Smart technology has also become a highly sought-aftercharacteristic in new and old homes. The constructionindustry has also looked for ways to switch to a more‘sustainable’ model. Since we are involved in the world ofconcrete, we have a close eye on the constructionindustry. The concept of net-zero building is spreading, sowe thought we’d take a moment to explore this idea andwhat it might mean for the future of many commercialbuildings. Like many emerging new forms and techniques ofconstruction, everyone defines it a little differently. Net-zero building is commonly associated with commercialconstruction and the building of commercial buildings. Itfocuses on these buildings, as they are seen as structuresof energy consumption. A broker’s success, according to Robert Thornburgh,SIOR, is often “based on finding that balance between old andnew.” The CEO of the Society of Industrial and Office Realtors(SIOR) says that brokers need to overcome their resistance tochange and be open to what’s occurring around them.“You must be more than a casual observer here,” saysThornburgh, who has been involved in the commercial real estateindustry for more than 25 years. “Those who take a passiveattitude towards technology will absolutely see the industry passthem by in a few short years.”Amid the global pandemic, members of the brokerage communityhad to be willing to scrutinize some ideas of old. The construction industry’s complexity and its fragmentation among manysmall firms specializing in different elements of the construction processhave slowed the adoption of new technologies, according to the report, “AnOverview of Emerging Construction Technologies.” Most construction projects' unique requirements have also limited theopportunities to create economies of scale that support investment intechnologies. “However, recent advances are increasing the efficiency, flexibility andadaptability of many emerging construction technologies, making themmore cost-effective for firms to adopt. THEFT&SECURITY A recent spree of construction-related crimes in the news begs thequestion: What should you be doing to prevent jobsite theft?Summer construction season is undoubtedly upon us. For manyconstruction pros, the end of spring means longer hours, more thanenough hard work, and a-few-too-many heat waves to go along withit. It is hard to drive down a city block in the summer and not seesome form of construction. More work means more jobsites, whichmeans more places for potential thieves to target, and even duringthe pandemic, the rise in construction projects has led to a spate ofnew construction crimes.According to Global News, a man and a woman were recentlyarrested in connection to a series of construction site thefts in which“well over $100,000” in stolen property was recovered by the police.Thieves are drawn to the potential resale value of construction toolsand equipment, treating jobsites with lax security as potentialtreasure troves.Luckily, there are two simple ways to deter thieves and make jobsitesmore secure.Lock Up EverythingThis goes without saying, but at the end of the work day every toolstaying on-site should be in a locked container, all materials shouldbe covered and stowed in a safe location, and any heavy equipmentshould be chained down. This might seem obvious like an obviouscounter-measure, but it will be an effective one. Making thieves workhard to steal your stuff is a great way to keep it from being stolen atall.Record Serial Numbers and Mark Your ToolsSometimes, even well-protected equipment gets stolen, like in thiscase where a suspect managed to force their way into a secure trailerand get away with $6,000 worth of stolen goods. If the worst doeshappen and a thief takes off with a bunch of your tools, you might aswell make life hard for them. Record the serial numbers of all of yourtools so that if they do get stolen they will be easier for the police totrack down.
