One of the toughest things to deal with on any project can bethe relationships between owner and general contractor orthe general contractor and subcontractor. In the worst casescenarios, tensions between those relationships cansometimes lead to one of those parties packing up their toolsand walking off the job before it’s complete. But that actionmay make the situation a little hairier than you might expect,if you don’t do it the right way.In a recent post from The Lien Zone, a great source forconstruction law related advice, Patrick Barthet offers somesteps to take before calling it quits. You might think it’s aseasy as making the GC or Owner just find a replacement tofinish your work, but the contract you signed may get youinto some legal or financial trouble if you’re not careful. The article, titled “Think Twice Before Walking Off a Job,”offers four steps to take before taking drastic steps. First andforemost, you need to read and understand what thetermination requirements are in your contract and providethe necessary notice. Second, you need to make sure thatyou have been paid the correct amount, whether itss toolittle or too much.Continue reading > Trying to determine the exact percentage of completionof a construction project in progress is like pinpointing theexact location of a moving train. In the last 13 months, hundreds ofdeaths and tens of thousands of COVID-19 cases have beenreported in the manufacturing sector alone. Due to the nature of the job, manufacturing employees facean increased risk of COVID-19 transmission. Unlike otherindustries where businesses could temporarily shut down orallow employees to work-from-home, manufacturers neededto remain open and employees on-site to produce essentialproducts despite local infection rates.Manufacturing employees frequently work in close quartersand, potentially in warmer environmental conditions thatcreate varying capabilities for wearing masks andmaintaining social distancing. There may also be a variety ofsocioeconomic factors that increase COVID-19 risk. Forexample, may have a high proportion of workers withlanguage barriers that can interfere with or make it moredifficult to access information or resources. Workers mayalso feel the need to underreport symptoms in order tocontinue working because they may not be able to affordtaking time off if they don’t receive paid sick leave. Contrary to popular perception, food and beveragelogistics is driving demand far more than COVID-19 vaccinedistribution. Popular even before the pandemic, online groceryshopping has grown by leaps and bounds in the past year.In a February SIOR Chicago Fireside Chat, SIOR Chicago Chapter2021 President Adam Marshall, Senior Managing Director,Industrial Logistics, Newmark, discussed cold storage trends withJake Finley, CEO, Karis Cold Storage. The following are highlightsof their discussion.Marshall: What is the current state of the cold storage industry?Finley: As demand for cold storage has grown, supply has notkept pace—and the inventory is aging. The average U.S. coldstorage facility is anywhere from 37 to 42 years old. You’re notseeing speculative development, and some older, antiquatedbuildings that were used for cold storage in the past may havefallen out of the category altogether because they are obsolete.Supply is constrained and vacancy is next to nothing.Marshall: What are the primary markets for cold storage?Finley: Demand for cold storage facilities, as for dry warehouses,is population-driven. The primary use of cold storage is to bringfood close to the population. Many food products will not lastlong unless refrigerated or frozen, of course. Port markets alsoneed cold storage since many fruits and vegetables are importedand protein products are exported.Marshall: How has the rise of e-commerce groceries changed thecold storage supply chain?Continue reading > SIOR EVENT CALENDARMAY 2021SIOR ELECTS INCOMINGOFFICERSWARMING UP TO COLDSTORAGE2021 Construction Reporter, LLC, All Rights Reserved. 2021 Construction Reporter, LLC, All Rights Reserved. Reproduction & Forwarding is Prohibited.Despite its traditional roots, construction has started to transform into adigital industry. Building information modeling, geospatial technologies, prefabrication and modular construction, drone services, augmented-reality wearables and other technologies are increasingly becoming alarger and more crucial part of successful, efficient, profitable constructionprojects.“An Overview of Emerging Construction Technologies,” a NAIOP ResearchFoundation report, details the recent advances and new horizons inconstruction technology. Authors Andrew McCoy, Ph.D., a professor in theDepartment of Building Construction at Virginia Tech, and Armin Yeganeh,Ph.D., a postdoctoral fellow at Virginia Tech, talked to NAIOP about whatthese technology advances mean for construction firms and commercialreal estate companies.Your report acknowledges that construction has historically laggedbehind some other industries in technology adoption. What iscompelling construction companies to adopt new technologies now?McCoy: Right now adoption is being driven by a combination of things. Wehave a labor shortage, a materials shortage and a crisis in the supply chain.Conditions are primed for people to say, “We can’t do it the way we usedto.” We are hearing people say, “We can’t stick build anymore.” So I thinkyou are going to see rapid change. People are going to embrace technology, especially off-site technology. It’s already happening with mechanicalcontractors. They can come in and do a laser scan of the facility, then goback into their model, and prefabricate every piece of ductwork so that itshows up at a jobsite in pallets that say exactly where everything goes.Continue reading > DIGITAL TOOLS INCREASINGLYVITAL TO SUCCESS OFCONSTRUCTION PROJECTSColorado legislators are poised to introduce what is beingreferred to by proponents as the “Energy Performance inBuildings Act of 2021.” The draft bill, which mandatesenergy benchmarking and performance standards, requiresowners of most commercial, multifamily and publicbuildings over 50,000 square feet to collect and report thebuilding’s energy use to the Colorado Energy Office (CEO).The building will then be given an Energy Star scorecompared to other buildings. By 2026, owners of buildingsthat do not meet a certain score must make improvementsthat lead to a 15-point Energy Star score increase, a 15%energy use intensity reduction, or other options. Failure toreach energy reduction mandates will result in hefty civilpenalties for commercial and multifamily building owners.Buildings exempt from the penalty provision includebuildings owned by the state, municipalities, counties, special districts, school districts and state institutions ofhigher education. The primary proponents of this bill are the CEO, which is anon-regulatory department within the Governor’s office, and the Southwest Energy Efficiency Project (SWEEP). Thisproposed legislation was set in motion in 2019 whenlawmakers established a regulatory process to cutColorado’s greenhouse gas emission by half before 2030and by 90% by 2050. There is currently no vaccine to prevent coronavirus disease 2019(COVID-19).The best way to prevent illness is to avoid being exposed to thisvirus. The virus is thought to spread mainly from person-to-person.Between people who are in close contact with one another(within about 6 feet).Through respiratory droplets produced when an infectedperson coughs, sneezes or talks. These droplets can land in the mouths or noses of peoplewho are nearby or possibly be inhaled into the lungs. Some recent studies have suggested that COVID-19 maybe spread by people who are not showing symptoms.Wash your hands often with soap and water for at least 20seconds especially after you have been in a public place, or afterblowing your nose, coughing, or sneezing. It’s especially important to wash:Before eating or preparing foodBefore touching your faceAfter using the restroomAfter leaving a public placeAfter blowing your nose, coughing, or sneezingAfter handling your cloth face coveringAfter changing a diaperAfter caring for someone sickAfter touching animals or petsIf soap and water are not readily available, use a hand sanitizer thatcontains at least 60% alcohol. Cover all surfaces of your hands andrub them together until they feel dry.Avoid touching your eyes, nose, and mouth with unwashed hands.Inside your home: Avoid close contact with people who are sick.If possible, maintain 6 feet between the person who is sickand other household members.Outside your home: Put 6 feet of distance between yourself andpeople who don’t live in your household.Remember that some people without symptoms may beable to spread virus.Stay at least 6 feet (about 2 arms’ length) from otherpeople.Keeping distance from others is especially importantfor people who are at higher risk of getting very sick.Know how it spreadsEveryone ShouldWash your hands oftenAvoid close contactCLICK HERE FOR MORE INFORMATIONTo keep you informed, we are posting dailyupdates to our website. THEFT&SECURITY According to the National Equipment Register, construction jobsitetheft costs the industry up to $1 billion each year. Professionalcontractors rely on their tools to get the job done, and without thenecessary equipment, it can cost companies significant time andmoney.“Simple security measures and practices can help keep jobsitesprotected,” says Mike Bykowski, senior product manager atKNAACK®, LLC. “After hours, construction sites can become an easytarget for theft and vandalism, but there are measures thatprofessionals can take to ensure expensive tools and equipment arekept safe.”According to the Great American Insurance Group, “An estimated 90percent of equipment thefts take place between 6 p.m. on Friday and6 a.m. on Monday.” There are many ways that tools and materialgoods can be kept safe, from extra lighting around the jobsite tostoring tools in a locked storage box.SAFETY TIPS TO GUARD AGAINST THEFTOne of the most secure measures a company can take includeskeeping tools and equipment in a safe and secure location, like ajobsite storage box. Additional tips include:Signage: One of the number one and lowest-cost deterrents isadding a simple sign. Consider adding a sign that reads, “24-HourVideo Surveillance.” Another sign offering rewards to those who turnin thieves or provide valuable information on crimes is also a helpfuldeterrent.Security lighting: Motion-censored lights or extra lighting can detercrime. Darkness often invites crime; so the more light, the better theprotection.Barrier protection: Adding some type of barrier protection, like afence or guardrail, makes it tougher for thieves to get in and takesupplies out. Look for ways to keep the important items properlysecured and protected with barriers.Controlled access to the jobsite: Having just one entry point inand out of the jobsite will cut down on crime. Geo-Fencing, a virtualbarrier using GPS to track behaviors using mobile phones, hasproved helpful for both crime prevention and inventory.Documentation: Always photograph, document, and record the serialnumbers for equipment, tools, and material goods for insurancepurposes in the event that something is stolen. This will be extremelyhandy if a company or individual wants to claim any stolen items withan insurance company.Continue reading > NEW MEXICOUSEFUL INFORMATION AND TIPSThe Real Cost of Construction Jobsite TheftBy Modern Contractor Solutions LET US HELP YOU RECOVER YOUR STOLENPROPERTY AND PROTECT YOUR ASSETS!
