Two undergraduate students at The University of NewMexico are hoping to pass their excitement for water andscientific discovery on to the next generation.Taylor Busch (a senior) and Derek Capitan (a junior) arestudents in the Department of Civil, Construction andEnvironmental Engineering at the UNM School ofEngineering. When the pandemic closed down schoolclassrooms in 2020, the two saw an opportunity topartner with Explora! in bringing hands-on learning tokids affected by virtual classrooms.Both students work with the UNM Center for Water andthe Environment (CWE); and part of the Center’s missionto increase the participation of underrepresentedminorities in science, technology, engineering and math(STEM) professions. A national report from RE/MAX found the Albuquerquemetro area to have just a 0.4 month's supply of housinginventory, which is tied for the lowest among 53 metroareas surveyed along with Denver, Seattle and Boise,Idaho.RE/MAX's March 2021 report found — nationally —median home prices were up, days on the market aredown and that Albuquerque and those other threemarkets aren't alone in a housing inventory shortage. As the coronavirus continues to wreak havoc on the world’spopulation and the global economy, the commercial real estateindustry faces its most daunting challenges since the GreatRecession. One of the most pressing issues for CRE professionals isthe ripple effect occurring as companies leasing commercial spacecan no longer pay their rent. Not only will landlords be unable tomeet mortgage obligations, but repercussions will be felt throughoutthe entire real estate financial structure. With the announcement by the Trump administration that thevoluntary national shutdown would be extended until April 30 toslow the spread of the virus, restaurants, non-essential retail, andmany other industries already crippled by the pandemic are unableto generate income to pay employees or rent. Although the need forrent relief solutions vary by tenant, the prevailing wisdom from theSIOR brokerage community is to encourage tenants to seek rentabatements for 90 days, with payback distributed throughout thelength of the lease.“At our firm we are actively negotiating resolutions to lease andpurchase issues as a result of the coronavirus, as well as preparingfor loan modifications or workouts, which will be the next phase forour clients,” says Louis Archambault, partner and commercial realestate attorney for the Miami office of Saul Ewing Arnstein & Lehr,LLP. “These are on a case-by-case basis, but the easiest negotiationis to abate rent for 2-3 months and add it on to the end of the termfor a lease, or to extend a closing date 60-90 days for a purchase.”Saul Ewing is adhering to the guidance provided by David Zimmer,SIOR, and his partners, who are extending the same to their tenants.Zimmer is principal of Newmark Grubb Zimmer in Kansas City, Mo., abrokerage firm that operates ten million square feet of industrial andoffice buildings as well as a retail center. Qualified tenants—not indefault or with past due accounts—will be offered abatement onbase rent for the months of April, May and June, and beginning July 1can repay the rent—interest free—over the remaining term of theirlease. Tenants also have the option to extend their lease for 12months, with the abatement spread out over the amended lease. ForZimmer, it’s not only the right thing to do, it also makes goodbusiness sense.“Whether the tenant repays [the abatement] over the remainingterm of the lease or takes advantage of extending the term, itprovides us with a benefit, because it affords us longer occupancy inour buildings without having to go to the market, renegotiate a lease,or face a vacancy,” says Zimmer. “I’m all about cash flow, aboutkeeping my buildings occupied—not facing a vacancy, and having toretrofit a building and spend money on tenant improvements. Products needing refrigeration includefruit, vegetables, seafood and meat. Cold storage is often locatednear shipping ports used for import/export of produce.”On a more personal level, pandemic or not, most people continueto eat at least two, if not three meals a day. This steady,recession-proof reality, in conjunction with stay-at-home andwork-from-home dynamics, means that how and where we getour meals and food supplies have changed.Likewise, the entire food supply chain, from growers andproducers, to transport and storage, to grocery stores andretailers/e-tailers, have struggled to meet the acute demands ofthe homebound consumer. This in turn has exposed asupply/demand imbalance of commercial-grade cold storagespace in almost every market.Developers and investors alike are trying to capitalize on thissupply/demand opportunity.
