In Florida, there is a specific Real EstatePurchase Agreement tailored for this purpose, offering"AS-IS" language that seems to protect the seller. However, the reality is that this frequently used "AS IS"contract often benefits the buyer more than the seller.Buyers can still request inspections and walk away duringthe inspection period for virtually any reason, leavingsellers vulnerable to losing deals.More on page 9UPDATEUPDATESTATS DON’T LIEMARKETMARKETWant to see recent DATA? Boil for 5minutes, turning the breasts until cooked through (cut one open in 3 minutes to see if it’sno longer pink). Remove and let cool completely on paper towel. Meanwhile, mixtogether the yogurt, mayonnaise, green onion, dill weed and garlic powder. Now - veryimportant - the chicken meat must be SHREDDED. (Continued from page 1)“Can I sell my home AS-IS?”In today's real estate market, the notion of selling a home "AS-IS" can be quite appealingto sellers, but it is more complicated than it might seem. Although the idea of selling aproperty without making repairs is common, especially in the post-pandemic seller'smarket or during times of distressed inventory like the Recession years, the reality is thatbuyers typically still expect to inspect the property, even if they agree to an "AS-IS" deal. The FAR BAR AS-IS Residential Purchase Agreement, which was originally created tofacilitate investor transactions and quick sales of distressed properties, allows buyers asignificant advantage during the inspection period. Buyers are given the right to cancelthe deal for nearly any reason during that period, and they are entitled to a refund of theirescrow deposit. This provision often catches sellers by surprise, as they may not fullyunderstand how much flexibility this contract gives buyers to back out.For sellers who want to keep deals intact, it might be more beneficial to consider using theFAR BAR 6x Residential Purchase Agreement. This contract strikes a balance betweenbuyer protection and seller security, as it limits the extent to which repairs can bedemanded, provides timelines for negotiation, and seeks to foster a productive dialogueduring the inspection period. While it may require more effort to complete, it reduces thelikelihood of deals falling through due to repair requests.Key takeaways for sellers in this market:Even with an "AS-IS" listing, buyers will often want an inspection period, and the FARBAR AS-IS contract gives them wide leeway to cancel. To prevent deals from collapsing, sellers may benefit from using the FAR BAR 6xcontract, which provides a structured approach to handling repairs and inspections.Real estate agents should be well-versed in both types of contracts and educateclients on the advantages and risks of each.At Artisan Real Estate, Inc., we understand the intricacies of these agreements and howthey can impact the outcome of a real estate transaction. Our team is well-versed in boththe FAR BAR AS-IS and FAR BAR 6x Residential Purchase Agreements, and we’rededicated to helping our sellers and buyers navigate these contracts with confidence. Weoffer expert guidance to prepare both parties for negotiations, ensuring the process is assmooth, stress-free, and fair as possible. In today’s competitive market, havingknowledgeable agents who can skillfully manage these agreements is essential for asuccessful transaction..6611 US-19 Ste 214, New Port Richey, FL 34652artisanrealestate1@gmail.com727-339-3233UPDATEMARKETPG. 9 - ARTISAN REAL ESTATE NEWS - VOL. 3 - SEP24

Almost....Using the “Absorption Rate” method, it can be determined if we are in a Sellers Market, BuyersMarket or a Balanced Market. This Absorption Rate is a metric that measures how quickly homes are selling in a given marketover a specific period of time. It's calculated by dividing the number of homes sold by the totalnumber of homes available during that period. The absorption rate is a useful indicator of the balance between supply and demand in thereal estate market. A high absorption rate means that there is a high demand for homes andthat they don't stay on the market for long. A market with an absorption rate of 20% or higheris usually considered a seller's market, while an absorption rate below 15% is usuallyconsidered a buyer's market. Currently, the absorption rate in Tampa Bay is expected to bebetween 26% and 31% --- but dropping rapidly as inventory has jumped up dramatically. The graphs below are AVG SALES PRICE (green line) to MONTHS OF INVENTORY (blue line)for the last 12 months, 2022 and pre-pandemic 2019 when the market was VERY balanced.
