Agent Compensation:Agents are self-employed, earning income from successful transactions. Theycover their own business expenses, including taxes, their automobile expenses,insurance, and membership fees.Compensation is split between brokers and their agents based on individualagreements.Professional Designation:Only agents who are members of the National Association of Realtors (NAR) cancall themselves "Realtors."Commission Structure:In a typical transaction, compensation is divided among four parties: listing broker,listing broker's agent, selling broker and selling broker’s agent. (continued from pg. 8)PREPARE FOR THE CHANGESResponsibility for paying broker compensation may now involve buyers as well.Traditionally, sellers paid their listing broker a negotiated amount, and the brokerthen offered a portion to co-brokers working with buyers to attract them to theproperty. If the listing broker procured the buyer and was the only agent involvedin the transaction, they would receive all or a negotiated amount of thecompensation. Buyers were rarely part of these compensation discussions. Goingforward, both the seller and the buyer, as principal parties of the purchaseagreement, will have an equal role in discussing broker compensation.Buyers are now required to sign an agreement with a Realtor before schedulingprivate showing appointments. They should expect to discuss brokercompensation upon first contact. (Another option for viewing properties will bepublic Open Houses. That will be a great low pressure way to meet agents hostingthe houses in person and choosing an agent to work with from that opportunity.)It is recommended buyers interview multiple Realtors to find an educated, ethical,and professional agent who offers value for their services. You do not have towork with the first agent you meet or talk to.Ensure your agent explains the new rules and how they will guide you through theprocess. There is no mandatory training being enforced from NAR. ALL members ofNAR are required to comply to ALL rules.IMPORTANT!
