Page 3 of 11 INTRODUCTION The Villas enjoy MPOA managed landscape services assessed as a limited common assessment. These services are contracted at the approval of the MPOA Board of Directors and subject to change as deemed necessary. A homeowner is ultimately responsible for their property and should work with Waterlefe Association Management staff to ensure the best possible outcome for your property’s maintenance. If a homeowner is absent from the property (e.g., extended time away, renters reside in the property), the responsibility of the property remains with the homeowner. Provisions and policies have been established to support the Landscape Maintenance-Assisted classification. For Waterlefe Villas, the definition of Maintenance-Assisted is limited to the following services: • Mowing/Edging/Line Trimming/Blowing of Debris • Trimming/Pruning of Shrubs/Bushes • Pruning of Selected Trees up to 12 feet in height • Wet Checks & Irrigation Maintenance • Turf Management, Fertilizers, Pest Control • Annual Trimming of Selected Palm Trees • Annual Refurbishment of Mulch Supplemental landscape services may be required and should be hired directly by the homeowner. Page 5 of 11 ARTISTREE LANDSCAPE MAINTENANCE & DESIGN INFORMATION The company performing your landscape maintenance services effective January 2021 is ArtisTree Landscape Maintenance & Design. ArtisTree Landscape is a privately held, $25 million company nationally ranked by Landscape Management and Lawn & Landscape magazines. Their 320 employees are thoroughly screened via third-party drug testing, criminal background check, and social security check. They specialize in planned community/commercial maintenance and landscape design/installation. Services include community maintenance, pest control, irrigation, tree service, landscape design and installation, hardscape installation, and landscape lighting. Their maintenance services are delivered by specialized teams (versus generalists) and include regular property inspections; mowing/edging/weeding; pest control; fertilizer applications; trees/hedges/shrub service; irrigation; plugging/sodding; mulching; annual planting; turf consulting; emergency water truck services; and hazard/emergency care.

Page 6 of 11 ARTISTREE CONTRACT SPECIFICATIONS The specifications of the Villas maintenance contract with ArtisTree Landscape are detailed below. These services provide a base level of landscape maintenance and care that brings cohesive lawn care to the Waterlefe Villas. These services do not cover all landscape needs, so any requests beyond these specifications are outside of the contract scope and will not be addressed through the ArtisTree Landscape Maintenance contract. If a homeowner seeks additional services outside of the contract scope, they will need to acquire their own supplementary landscape services through a separate contractor. ArtisTree employs four different crews to complete the services provided in the Villas bulk contract; Irrigation Crew, Pest/Fertilization Crew, Shrub Crew, and Mow Crew. You may see these crews working in the Villas throughout the month. Please refrain from approaching the crews with additional notes or requests as this will slow down their work process to meet the needs of the entire Villas area. 1. Mowing/Edging/Line Trimming/Blowing All Mowing/ Edging/ Line Trimming/ Blowing is completed by the Mow Crew Weekly mowing services occur from April 1 to October 31. Bi-weekly mowing services occur from November 1 to March 31. The height of the cut will be based on correct horticultural standards for turf variety and seasonality. • Pre-mow cleanup: trash and debris will be removed from mowing areas prior to mowing • Hard edging of all sidewalks, curbs, pathways, and other paved surfaces to follow mowing schedule above. o Bed edging/soft edging will be done every other mowing throughout the year. • Trimming around obstacles within finished turf areas will be completed during each mowing visit by use of a string trimmer or other mechanical means. • Sidewalks, curbs, and other paved surfaces adjacent to turf and/or other landscaped elements will be kept clean of unwanted landscape debris using forced air machinery. • Soft edging/bed edging will be performed 20 times a year (twice a month from April 1 through October 31, once a month from November 1 through March 31). • Mowing blades are changed and sharpened daily to help ensure a quality cut. Note: If a sprinkler head is damaged during mowing, the contractor will replace at no cost to the homeowner.

Monthly Trimming (Trimming necessity is determined by the ArtisTree Account Executive, so monthly trimming may not include all bushes/shrubbery) o Bushes/shrubs will be pruned according to standard horticultural recommendations. ▪ Bushes/Shrubs (non-hedge) will be trimmed according to natural growth pattern and shaping vs hard box-like cut. o Ornamental trees are pruned as required. o Hibiscus bushes are hard pruned in the springtime, rather than every month (not considered a hedge). o Evergreen flowering shrubs as needed: Except for Gardenia, Azalea, and Camellia, which will only be pruned after flowering. o Orange Bird of Paradise (monthly) deadhead/removal of dead flowering pieces and stalks. o Palms 15 ft’ and under, that can be reached from the ground will be trimmed of dead fronds on the sectional rotation performed by the shrub crew. ▪ Yellow pods/seeds will be removed as part of this effort. ▪ Low tree canopies near sidewalks and driveways will be raised so as not to interfere with pedestrians or parked vehicles. o Hardwood trees will be trimmed/lifted up to 8’ for adequate clearance. o White Bird of Paradise and Paurotis Palms will not be included in the sectional rotation other than to remove from pool cage and maintain up to 15’ per routine pruning/trimming. NOTE: No deciduous trees or evergreen trees on the property are included in the contract (e.g., holly, oak, magnolia, ligustrums, and others). Trimming back of deciduous trees when branches touch/encroach on the rooftop of the home is not included and is the responsibility of the homeowner. 3. Irrigation Villas homeowners receive one Monthly Wet Check/ Inspection which includes: • Manually run each zone and check valves for operation. • Check all heads, seals, nozzles, strainers, driplines, and zones. (Repair and Adjust heads as warranted) o Repairs and/or replacement parts of all worn/damaged pop-up heads, rotors, standpipes, nozzles, dripline and/or micro-irrigations and small breaks for 1” and less. • Check/Set Controller for automatic control. • Inspect water source

Page 8 of 11 Irrigation is completed by the Irrigation Crew. If additional irrigation work orders are required, they cover the following: Labor and select parts for routine issues occurring outside of the monthly wet check/inspection (aka Service Calls during normal business hours) Emergency Irrigation Issues: There is a 24-hour emergency service (e.g., mainline break or water that has been stuck on for a very long period) available at a billable rate of $78/hour, with a one-hour minimum. Call 941.488.8897 to report an emergency. 4. Turf, Fertilizer, & Pest Control All Turf Maintenance is completed by Pest/Fertilization Crew. Properties will be routinely evaluated and soil-tested when and where warranted. Insecticide shall be included where warranted to prevent or control seasonal turfgrass pest infestations. The contractor shall periodically inspect the grounds to schedule additional local applications as may be required for acceptable control of pest infestation. Carpet grass and crabgrass are excluded from this contract, as currently there are no chemicals on the market to effectively treat this type of weed problem. o Fertilization: Trees, Shrubs, and Palms o Contractor will fertilize trees, shrubs, and palms as recommended by the Florida Cooperative Extension Service. ▪ Apply appropriate micronutrients if deficiencies occur to maintain proper plant health. o Insect, Disease, and Weed Control (External Only – does not include Inside Pest Control services): o All trees, shrubs, and ornamentals sprayed with a premium product to control insects where and when needed. o Pesticide is applied only as necessary to maintain the health of plant material o ArtisTree proactively monitors damage caused by pests and disease o Weed control is limited to the broadleaf variety. o Disease and/or fungus control and limited nutritional supplements shall be included if a deficiency exists, or soil conditions warrant. o Bermuda grass is an aggressive weed in Zoysia and St. Augustine lawns, it is extremely difficult to control with herbicides. ArtisTree cannot be held responsible for lawns infested with Bermuda grasses, especially those near golf courses.

Page 9 of 11 5. Pruning Pruning around the property is completed by the Shrub Crew. Detailing of planted areas is performed with frequency of passes being 12 times per year. Trimming and pruning of shrubbery, ornamentals, and groundcover; removal of tree suckers as well as the removal of unwanted dead vegetation. Plants shall be neatly pruned and/or clipped to maintain the natural character of the plant and in a manner appropriate to the requirement of each plant. Groundcover and vines are pruned according to standard horticultural practices. Debris generated from trimming will be removed the same day of trimming. Note: Should a homeowner wish to opt-out of pruning/trimming, they can mark a tree/bush/shrub with a red ribbon (provided by Association Management). 6. Mulch This service will occur once a year. The Villas use Cocoa Brown B shredded mulch. Each year a “refresh” layer will be placed upon the existing base of mulch to the recommended mulch levels. Each home will receive the same amount of mulch. Additional bags can be purchased at cost by the homeowner. 7. Annual Palm Tree Trimming Annual Palm Tree Trimming involves the Sabal and Washingtonia palm trees. Self-pruning palms (e.g., Christmas, Foxtail) are not included in this effort. White Bird of Paradise are also not included in this trimming other than to remove from pool cage and maintain up to 15’ per routine pruning/trimming. Page 10 of 11 VILLAS ONLINE WORK ORDER INFORMATION ArtisTree Landscape Maintenance & Design accepts work order requests online directly from Waterlefe Villas Homeowners. This process is an added value to your homeowner experience and eliminates paperwork and lengthy phone calls that can sometimes be involved in making minor edits to your home landscape. To get started, follow the steps below: 1. Visit ArtisTree’s website at www.artistree.com 2. Go to CONTACT US from the navigation bar and select WORK ORDERS. 3. Click “Enter Work Order Request” and you will be directed to the Work Order System.

Page 11 of 11 4. Select the Waterlefe Community ID from the drop-down menu. The Waterlefe Villas Work Order code is WLVI-001. Any submissions other than WLVI-001 will not be received. 5. Enter your complete information and choose a selection from each drop-down menu. 6. Enter a description of your request and hit “Submit.” Upon receiving your work order request, your ArtisTree account executive will send a confirmation receipt email and request ID at the email address you entered. While the work order is being completed you may receive an email with updates from the staff completing the work order. Upon completion, ArtisTree will send you a final email closing the Work Order ticket. ArtisTree work orders can also be submitted directly by phone. Call the ArtisTree office at (941) 448-8897.
