negotiating an offer All offers received will be promptly presented. After we’ve discussed the pros and consassociated with the offer, we will then do one of the following:• Accept the offer• Reject the offer• Counter the offer with changesThe most common is the counteroffer. In these cases, our experience and negotiating skillsbecome powerful in representing your best interests. When a counteroffer is presented, wewill work together to review each specific area of it; making sure that we move forward withyour goals in mind and ensure that we negotiate the best possible price and terms on yourbehalf.The main points of negotiation in an offer include: the price - what a buyer offers can depend on a number of factors (location, marketconditions, condition of the property, time on market, buyer activity) and their personalnegotiation style.closing costs - these are the miscellaneous fees a buyer incurs when purchasing (lenderfees, title work/ attorney fees, insurance, taxes associated with the sale, and prepaids intotheir escrow account). for a purchase with financing, these costs add up toapproximately 3-4% of the purchase price on top of their down payment. many buyers(especially cash-strapped ones) would prefer to negotiate all or a portion of those bepaid by the seller,, essentially financing them. closing date + possession date - the date we close and the date the buyers takepossession can sometimes be different. if you are planning to purchase another homeand have a back-to-back closing, negotiating a few days of possession after the closingcan help eliminate a double move. earnest money - represents the skin the buyer has in the game. current average is aminimum of 1-2% of the sales price but can vary. earnest money goes toward the buyersdown payment when they close; however, if they fail to close in a breech of contract, thatmoney would be due to you, the seller. due diligence period - a contingency period in the contract. it's the amount of time abuyer has to thoroughly inspect the home and make sure they are satisfied beforemoving forward. during this time, the buyer may terminate for any reason (or no reasonat all) and receive their earnest money back. this is the time they'll negotiate any repairsor defects by either asking for the repair to be made or reducing the price in lieu of. financing contingency - an important consideration of the buyer purchasing your houseis how secure their financing is - who is the lender, are they approved, and how muchtime are they asking for in the financing contingency? appraisal contingency - simply the amount of time it'll take for the appraisal to becompleted (typically by the lender). in the event of a low appraisal, this is how long wehave to resolve it. contract to close Now we're under contract! We'll be working to remove contingencies and get to the closingtable. The general process and requirements for the seller during this time are as follows: home inspection and resolution of due diligence period - the buyer will perform theirinspections. you'll need to vacate and per the contract, provide 'reasonable access' tothe home. once they have thoroughly inspected, we'll be presented with their concernsand an ask. we'll negotiate, come to an agreement and put their due diligence behindus. the most common time a contract falls through (up to 30% of the time) is during thedue diligence period. prepping for the inspection in our pre-listing prep is important inhelping to bullet-proof the transaction and avoid going back on the market. buyer submits earnest money - buyer will have X amount of days to show proof of theirdeposit. generally, the closing attorney or the buyer's agent's brokerage will hold thesefunds.financing contingency - we'll be keeping up with the buyers lender and their financingthroughout the process in order to avoid any surprises and make sure we're on track. appraisal contingency - prepping for the appraisal is important, as the appraisal canmake or break the deal. so, when the appraiser is scheduled, have the house show-ready. in addition, we'll provide the appraiser with a packet of information that includesany relevant comps, updates and upgrades you've done, and marketing information. attorney information - the closing attorney will reach out to you for your information inorder to clear title, order loan payoffs, HOA documentation, and arrange the closing. it'simportant to respond to them promptly as to not delay the closing. transfer of services - time to cancel your homeowners insurance, transfer or cancel your utilities/service providers, and change your mailing address. schedule utilities tostay on at the house your are selling until at least one business day after closing. closing - you're all done!YOUR GUIDE TO SELLING
closing and beyondAll the hard work up to this point culminates to the closing day! The closing finalizesthe sale by transferring the deed to the buyer in exchange for the agreed upon price. What to bring to closing: a picture ID house keys, mailbox keys, pool gate keys, garage remotes, etc information on any appliances and security codes The closing usually takes about an hour. Buyer and Seller sign all documentsfacilitated by the closing attorney. The closing is the one part of this process wheredocuments must be wet-signed and notarized. If you will not be able to attendclosing in person, we'll help make arrangements for an early signing, mail away, orspecific power of attorney. If the possession date is different from the closing date, we'll arrange the logistics ofthat with the buyers. After the closing, you'll want to keep your settlement statement from the attorney fortax purposes (should you need it in the future). But that's not all... you're now a part of the HUNT HOME TEAM and we'll be keeping intouch with you!
