// A LITTLE NOTEI have thoroughly enjoyed putting together this collection of design options for your oasis in Ivanhoe. In this design booklet I have packed in lots of beautiful and useful design solutions, with image & text annotations to help your imagination.As we discussed, the focus is on designing an open plan living area with new kitchen, large bench spaces, and fresh, inviting bathrooms. I’ve kept in my mind that the property may be sold in the near future, but focused on meeting your primary needs, as many of these will inevitably overlay with the needs of others. I’ve packed a lot into this document. You will find three layout options, progressing from the least spatial change upward. I’ve broken each layout option into a series of pages with visual aids and annotations to help you digest the document. Your goal select a layout that aligns with you and your family’s needs best. Try not to get caught up on the specifics, rather focus on the overall layout function and flow, we will get into the nitty gritty details in the coming revisions. A reminder that this document is set up for A4 printing. Images are not my own and are used to help illustrate design functionality, a concept or a specific aesthetic. Storage currently looks quite tight, obviously the absence of a family-friendly open floor plan, and the current layout in bathrooms.Whilst I’ve tried to get all dimensions close, these are for guidance only, they’re best not used for construction purposes.Walls are drawn at 110mm thickness.NOTES

This layout reflects the conversations that we have had together, incorporating your ideas around simply removing a section of the wall to open up the kitchen to living area, and removing the bath from bathroom. I’ve found that a circular table will better fit the ‘dining corner’ to accomodate more seating spots, of cause, a smaller table will also be an option.NOTES

I’ve taken the from room and turned it into the living area, extended a wall (although this isn’t necessary) to open opportunity for more storage, and added a….drum roll….little bottlers! Incorporating this look will also give a greater sense of space tothe living areas.The relationship between the end of the bench and the window here is key.This will give an open, warm feel to the living room.Option for wall to walloverheads or a simple,yet impactful stove feature. Keep in mindyou have a pantry (gasp!)Lots of options for layouts.I’ve kept the sink in frontof the existing window,and centre=played the stove.Another option is to close offthat window and pop the fridge there!I’ve allocated 3 seats, we can extendthis right outGreat spot for a coffee bar & toaster,tucked around the corner out of theway.I’ve actually just have the thoughtthat this could also becomea laundry room too!scale:1:50Kitchens really are the heart of the home, they’re the wow factor and places that guests and family love to congregate around. This layout has so many opportunities and advantages, opening up the home to a full open-plan lifestyle. I love the way it will be floored with natural light for a stunning experience.NOTES

11Page No.Concept DesignIssue OneJanuary 25, 2022Layout Option Two | Living & Dining If you love to watch TVthis will be a great space.It’ll be cosy and personal,with diffused lighting pouring in from kitchenwindows, and some fromthe existing adjacent window.If you love to cook andwatch TV - also a bonus!This space has so many opportunities,could be more storage for kitchencrockery, beautiful sideboard orbuffet, bar station, or evena wardrobe for the bedroombehind and convert the otherwardrobe into the linen closet.An entrytable givesthe home a proper entryhall feel. Greatfor young children too!There are so many options working with dining. I’ve left this as loose furniture,but the kitchen industry hascreated some fabulous cleverkitchen / dining integrations.scale:1:50I’ve included a conversation about the living areas, since it is greatly impacted by the change! Have a think about how many people you would want to sit here? Simply reconfiguring walls will increase seats, but potentially decrease storage.NOTES

I’ve had to do some strategic design work to come up with a solution that is packed with function, storage and (if you want!) aesthetic joy! I just love what the indoor to outdoor flow could be, and personally would consider acquiring a permit for building the deck even worthwhile!NOTES

Throughout this document I have tried to provide you as much perspective and knowledge as possible to make an informed decision. As you can see, there are so many wonderful and different opportunities in your home, and even if you don’t use all of them, it is a great resource to pass on to both the real estate agent and the new home owner! Before our next meeting focus on the big picture in each space, what are the benefits to your lifestyle needs? What doesn’t align properly? We want to be able to pick a collection of room layouts that I can combine to create one, beautiful, function home - your home.The key to picking these rooms (aside from what i’ve just mentioned), is not to fall down the rabbit hole of ‘where does X go’ and focus on casters of belongings. (e.g. - there is space for my coffee collection / we can both get ready in the bathroom together etc)Take a breath and make the decision that aligns best with your needs.
