How can I get one and how long are they valid?EPCs are issued by accredited Non-DomesticEnergy assessors who inspect your building andcalculate its energy efciency. If you’d like to be put in touch with an independent assessor, please call us on 01442 506605.EPCs are valid for 10 years from the day of issue, though you’ll need a new one if you makechanges that affect your heating, cooling orventilation system during this time.Do I need one?In most cases, if you’re selling or renting out a property, or making changes that affect itsheating, cooling or ventilation systems, you’ll need an EPC by law. The laws covering EPCs are outlined in the government’s Performance of Buildings Directive and Minimum EnergyEfciency Standards (MEES) regulations. There are only a very small number of exceptions, so even if you think you’re exempt, it’s always wise to check. What are they?An Energy Performance Certicate (EPC) is a legal document that shows how energy-efcient abuilding is. EPCs rate energy efciency on a scale from A+ (most efcient) to G (least efcient). The rating is based on how much energy your property uses (for heating and so on) and how much it loses (through poor insulation, forexample).Energy Performance CerticatesEnergy efciency sorted now means no worries later!Do grades matter? At the moment, you can’t rent out or sell acommercial property unless it has an EPC ratingof E or higher – and you will incur a penalty if you break the rules. Since April 2023, all occupied non-domestic buildings must have an EPC. At the moment, you require a rating of E or above if you plan to Rent out or lease your property Renew an existing lease (for less than 99 years) Borrow money against the value of theproperty Move your property to a pension fund Apply for funding to improve your propertyor make signicant changes to your property. From April 2025, it’s likely your building will need to be at least in Band D. From 1 April2027, your building may need to be at least in Band C. And by April 2030, laws could requirebuildings to have at least a Band B rating to be legally let out.Key dates & detailsThe cost ofignoring the rulesThe cost of ignoring the rules If you try to lease your property without the required statutory EPC rating, you could face a penalty of up to £150,000, depending on the rateable value of your building. An invalid rating will also affect the value of your property. To be put in touch with an accredited energy assessor, call us now on 01442 506605The good newsAn energy-efcient building cuts running costs and lowers bills. You could also qualify for taxbreaks to help cover upfront costs or even a grant or loan. Energy-efcient buildings are also far more attractive to buyers or tenants, so your property could be worth more.Act nowImproving your building’s energy efciency as soon as possible will help you keep ahead of the new EPC rules. Waiting around could cost you more long term and leave you caught up in a last-minute scramble to meet deadlines.Even worse, if your tenant legally breaks a lease or withholds rent because you’ve failed to meetstatutory requirements, you could lose both your tenant and rental income.Since April 2023, all occupied non-domestic buildings must have an EPC. Improve your insulationThe less non-renewable energy your building uses, the better your EPC rating will be. Simple steps like switching to LED lighting and upgrading toenergy-efcient appliances can reduce energy use. For an even bigger boost, consider adding solar panels or other renewable energy sources. Solar power and Voltage Optimisation can give your building an energy boost and improve EPC ratings. Upgrading to LED lighting and installing modern heating and cooling systems can also help cut costs and makes energy use simpler and smarter. With Solar, VoltageOptimisation and UpgradesPower Up Your Energy SystemsSunny days aheadInstalling solar panels helps your building’s energy efciencybecause the electricity yougenerate from a clean, renewable source reduces your energy and water consumption. Solar panels will also reduce your energy bills and improve your EPC rating. They will also make your property moreattractive to eco-consciousbuyers or tenants. What’s VoltageOptimisation all about? In the UK, the National Grid supplies electricity at a higher voltage than most businesses need. This wastes energy and puts an extra strain on electrical equipment. Voltage Optimisation solves the problem with a device that lowers the voltage to the right level. This way, the building uses only the energy it needs to run efciently, without wasting any.12
