OCTOBER 2024Your October 2024 South/Southwest Metro Denver Area Luxury Real Estate Market Report is here!October sales volume amounted to $174,625,628, which represents 15.5% of the entire 11 county metropolitan luxury market. Of the 960 properties sold across the metropolitan area, 160 of those were in the areas covered by this report, representing 16.7% of all luxury properties sold. Luxury homes covered by this report were on the market in October with an average of 53 days.The average sales price in October increased 0.2% MOM and sat at $1,091,410.Highlands Ranch saw 41 luxury sales, with an average sold price of $1,000,571, average days on market of 32 days and the highest sale of $2,400,000 in Backcountry. YOY total sales are down by 2.0%, while YOY median prices are up 4.4%.Lone Tree saw 7 luxury sales, with an average sold price of $1,346,829, and average days on the market of 48 days and the highest sale of $2,100,000 in Heritage Hills. YOY total sales are down 17.6% and YOY median prices are up 18.2%.The West/Central Castle Rock market saw 38 home sales in the luxury segment, with an average sold price of $951,344, and average days on the market of 70 days with a high sale of $1,333,000 in Painters Ridge. YOY total sales are down 8.6% and YOY median sold price is up 5.3%.Castle Pines/Northeast Castle Rock market saw 47 home sales, with an average sold price of $1,285,730, and an average of 63 days on the market and the highest sale was $3,500,000 in Castle Pines Village. YOY total sales are down 11.6% and YOY median sold price is up 3.6%.Southwest Littleton luxury market had 14 sales, an average sold price of $1,003,564, and average days on market of 58 and the highest sale of $1,625,000 in Ken Caryl. YOY total sales are down by 22.3% while YOY median prices are up 5.9%.Lakewood/Green Mountain market saw 13 sales, an average sold price of $1,041,855, and average days on market of 33 and a high sale of $1,655,000 in Solterra. Southwest Littleton in Jefferson County sits at the very southernmost part of the county and abuts Douglas County to the south. Southwest Littleton encompasses a vast land area consisting of 51 square miles and equally covers varied topography and lifestyles for living. The area generally known as Green Mountain is on the southwestern edge of Lakewood with a land mass of 11 square miles. It sits nearly in the center of Jefferson County.
