PASSAGE BIO PHASE RENOVATIONSPASSAGE BIOPENNINGTON, NJPassage Bio, a genetics medicine company based in Philadelphia, PA, engaged TCC for design and construction of their new Pennington, New Jersey facility. This new laboratory campus serves to evolve the standard for biotech innovation and development. As a company in the start-up phase of development, this client required not only project management services, but significant staff augmentation of their procurement department to ensure all goals were met in a timely manner. TCC joined the project team in the midst of Phase 0 construction, taking over the management of construction, punchlist, closeout, and occupancy of first phase of renovation. The phase 0 program centered around non-GMP lab spaces including AD and PD Labs, 49,264 sqft of Freezer Farm and Intake space, supporting office spaces, and administrative functions. These particular spaces were prioritized first to support the timely start-up of facility lab functions. Phase 1 of the project included development of specialty spaces to support what was constructed in Phase 0. Program included 44,033 SF GMP Warehouse, PCR+ and PCR- Labs, Metrology Lab, and Bioassay Lab. The variety of specialized labs significantly increased the in-house capabilities of the facility. 9  THECARLINCOLLABORATIVE.COMCRL MASTER PLAN RENOVATIONSCHARLES RIVER LABORATORIES MALVERN, PACharles River Laboratories (CRL), a global drug research and development biotech, had recently acquired a 21,700 sqft wing in their existing Malvern, PA facility. Now leasing the entirety of the building, CRL employed master planning efforts to define how this new space would support their mission and long-term goals. The Carlin Collaborative was engaged to provide full project management services for this phased master plan renovation from project evaluation through occupancy and closeout. To prioritize employee office conditions and minimize disruption to existing facility operations, Phase One centered around interior demolition and extensive office space fit-out of the newly acquired wing. Having previously been separated into multiple parts of the building, office and amenity spaces were disjointed and confusing to navigate. By relocating these spaces to the new wing, facility navigation would greatly improve along with the employee experience, additionally opening the rest of the building for lab and lab support space. Construction in the new wing created private offices, an open collaborative office area, huddle rooms, and an updated central lobby. The renovation prioritized employee amenities including modern dining area, break rooms, mother’s wellness room, updated conference room to showcase new technology, and employee gym. PATHOQUEST CGMP BIOLOGICS SUITEPATHOQUESTWAYNE, PAPathoQuest, a leader in pathogen identification in biologic and bio-production samples using metagenomic testing decided to locate their first lab outside of France in Wayne, PA. The new facility for PathoQuest offers the expansion of their Next-Generation-Sequencing (NGS) platform and allows them to support their clients’ needs for biologics testing. The Carlin Collaborative was engaged to manage the fit-out of the 7,300 sqft space which is comprised of laboratory spaces, including a BSL-2 component, sample receipt, and storage, administrative space, meeting space, and IT infrastructure. This fit-out required special coordination to identify similar equipment to European counterparts as well as added coordination due to their international location to coordinate fiber service and environmental monitoring. 11  THECARLINCOLLABORATIVE.COMCDMO LAB & MANUFACTURINGCONFIDENTIAL CLIENTKING OF PRUSSIA, PAA rapidly expanding CDMO specializing in cell and gene therapies retained TCC for management of projects at their King of Prussia campus. The client’s vision to be the number one Advanced Therapies CDMO required large-scale manufacturing infrastructure and lab space to support long-term growth goals. TCC provided full project management services for design and construction of seven floors, 30,000 sqft each, of GMP lab and manufacturing space. Programming included methods, analytical, viral vector, cell processing, cell and gene therapy, and plasmid production space. TCC managed additional construction and CQV efforts for warehousing, cold box, and office projects alongside campus infrastructure improvements required to support the growing space’s needs. TCC oversaw design planning to ensure that all space was programmed in the most operationally effective locations with relevant adjacencies. TCC’s oversight of the many design and construction activities resulted in the successful completion of this scalable, turnkey environment for all current and future tenants of the client.science + technology experience

EQUIPMENT COORDINATION AND OCCUPANCY MANAGEMENTDREXEL UNIVERSITYPHILADELPHIA, PATo create valuable opportunities for interdisciplinary education in Health Sciences, Drexel University invested in a new, state-of-the-art 12-story building, to house the Drexel’s College of Nursing and Health Professions, College of Medicine, and Graduate School of Biomedical Sciences and Professional Studies. The building program consisted of wet labs, dry labs, classrooms, imaging labs, cell research space and hospital simulation rooms. TCC was engaged to provide equipment coordination and occupancy management. Our team skillfully coordinated the construction requirements for highly technical lab and healthcare simulation equipment, both existing to be relocation and new. Verification of the built condition and critical equipment specification requirements was key to the successful installation of multiple floors of specialized, sensitive, high value equipment. The TCC team established criteria for acceptance of new equipment and facilitated new systems training and turnover of all warranty documents prior to release of final payment to contractors and vendors.
