Confidence in the market continues to growAs we transitioned into the autumn months, Melbourne's property market showed continued signs of recovery, with heightened buyer activity and a noticeable improvement in confidence. Buyers are actively exploring their options, with enquiries up 13% from last year, and interest in properties continues to rise.Here at Bells, we’ve experienced the positive shift in market sentiment firsthand, with more prospective buyers attending open homes and engaging more actively through phone and email enquiries. This growing confidence is reflected in the number of properties now selling above reserve – not just at auction but also in private sales, thanks to increased competition and our team's expert negotiation skills.The average days on the market for properties sold through Bells continue to be significantly lower than the broader City of Brimbank averages. For the March quarter, our properties took an average of just 24.91 days to sell, a stark contrast to the City of Brimbank’s average of 74.6 days for houses and 112.2 days for units. This showcases our expertise in securing strong oers and selling properties with exceptional eciency, providing excellent service and value for our clients and enabling them to move forward with their plans.Key highlights from the March quarter include:• House prices in Melbourne rose 1.6%, marking the largest quarterly gain in three years and the first gain in a year. This growth reflects an overall improvement in market conditions.• Melbourne's property market has outpaced Sydney in quarterly growth for the first time in four years, bolstered by renewed optimism in the market.• Interest rate cuts have begun to further stimulate buyer confidence. The latest reduction of 0.25% to the cash rate, now at 4.10%, is expected to boost borrowing capacities, creating further opportunities for buyers and investors.• Auctions in Melbourne and Brimbank continue to show strong clearance rates, with properties being sold for above reserve in many cases.
