PAGE 5Welcome to Corcoran Perry & Co!Before You StartWe’re excited you’re joining the team! Here’s a list of important tasks you must complete before assigning your license to Corcoran Perry & Co.1. Corcoran Perry & Co. utilizes Williams Underwriting as our E&O policy carrier. Each agent is to provide evidence of E&O insurance with limits of liability of $100K/$300K. 2. In addition, It is mandatory that all Brokers consult their current E&O provider and discuss the need to obtain “Gap” or “Extended Protection” E&O coverage for prior transactions and potential future claims associated with those transactions. 3. If you are an active broker with another real estate company, please terminate that relationship prior to our meeting. You should refer to your current Ofce Policy Manual and/or Independent Contractor Agreement for details about termination notice, ownership of existing listings or buyer agency agreements, and other applicable clauses.4. Please review our Ofce Policy Manual (emailed via DocuSign) prior to your start-up meeting. A copy of the Ofce Policy Manual is also available in the LiveLINK Resource Center under Ofce Docs.5. At your start up meeting, please bring your current driver’s license.6. Bring your REC 33 if you’re a new broker. This must be submitted with the license application and E&O Certicate.7. PAGE 6Joining Our TeamCompleting the required documents, agreements and registrations will move your license to Corcoran Perry & Co.1. All new brokers are considered to be in a 6-month probationary period.2. Corcoran Perry & Co. bills agents the rst of every month for any expenses incurred for the preceding month. Payments are due upon receipt. Provide a credit card number to easily facilitate these charges.3. Join the Denver Board of Realtors (or transfer existing agents) at dmarealtors.com, which also includes membership in the Colorado Board of Realtors and the National Association of Realtors. Corcoran Perry & Co. will assist you with this process as you complete the necessary paperwork. 4. We will add you to the Corcoran Perry & Co. account at CTM Software ctmsoftware.com All agents are required to use CTM E-Contracts. All executed contacts must be uploaded and stored online within 24 hours of signature. All closed transactions and accompanying documents must be uploaded within 48 hours of closing. Friday closings will be paid Monday unless other arrangements are made.5. Create a new account with REColorado (recolorado.com) or transfer your existing account. We’ll help with this at your start up meeting.6. Create a new account with ShowingTime showingtime.com. Our ofce ID number is 00512.7. Consider your technology needs. Take the Denver Board of Realtors Ethics/New Member Orientation Class. It must be completed within 180 days of joining the board. Info at dmarealtors.com/education-events/code-ethics-training2. Please use it, but don’t share it with others outside the company.Office Phone SystemOur phone system is a simple voice mail forwarding system. There are no agent voicemail boxes. The system simply forwards calls directly to your mobile number. Calls you receive at the ofce during ofce hours are also forwarded/transferred in this manner. LiveLINKYou will have access to your Corcoran Perry & Co. agent website once you have completed your marketing onboarding. Once we receive the quiz back from you we will conrm that you have been added to the oor email distribution list and When I Work tool. Once approved, every two weeks you will receive an email announcing available oors shifts for a two week period. A copy of all earnest money checks and a signed receipt from the title company must be uploaded to all active contract les within 24 hours of receipt.LeadsAll leads generated by the ofce, via phone, email, or website, will be assigned to the agent on the designated oor shift. Any non-specic calls and walk-in leads coming into the ofce belong to the associate on oor duty at that time. If the ofce is busy, it is the responsibility of the oor agent to ensure that all customers are assisted, even if that means turning them over to another agent in the ofce.

PAGE 13Set the StageLaunching your initial marketing efforts is critical to your long-term success in real estate. Please work towards completing these important steps. Please refer to the Email from Laurel Cagan titled Marketing Onboarding for further information on items 1-4 listed below.1. Business Cards: 150 business cards are complimentary once per year. You will receive a proof of your business card after you complete your marketing onboarding. Once you have approved your business card proof you will receive your printed cards in about two weeks.2. Broker Bio: Take a look at our website now, and start writing your online biography. Please follow the same format as the other brokers, written in a third person voice. Also answer the same ve questions at the end of each bio. You will submit your bio through the Marketing Onboarding form.3. Broker Photo: We will coordinate a new headshot for marketing purposes. Until it’s complete, we’ll need a professionally-shot, high-resolution color photo for marketing purposes: your personal website, the main Corcoran Perry & Co. site, and most of your printed materials. 4. Domain Name/Personal Website: You’ll want to create a unique domain name for your website. We’ll purchase and set it up for you through http://www.godaddy.com. Search there for possible name ideas, to see if they are available. Let the marketing department know when you have selected a name. Some ideas are: PaulSellsDenver.com, LisaRealty.com, BradSmith.com. Once you’ve selected a domain name, we’ll create your new personal website. You’ll receive training on how to use this site, and the built-in client management system.
