Marysville’s median sales price ticked up 2% this month to $677,000. So yes, prices are still strong, but not skyrocketing. This slight bump could be due to a mix of well-priced homes moving quickly—nothing too extreme, just steady growth.Homes are moving fast, with the median days on market dropping to just 9 days—that’s 29% faster than last year. So even with more listings popping up, buyers are still jumping on the right homes quickly.Inventory is where we’re seeing the biggest shift: 106 homes were for sale in March, a 41% increase compared to last year. That’s a big jump, and it’s giving buyers more breathing room.Meanwhile, closed sales were up 11%, with 70 homes sold in March, showing that demand is still holding strong.Sellers are still getting 100% of their asking price on average, which tells us the market is healthy, but with more listings available, pricing strategy matters more than ever.We’re likely still in a seller-leaning market, but things are edging toward more balance. THE LAKE STEVENS REAL ESTATEMARKET REPORTAPRIL 2025PREPARED BY BRANDICE RAYBOURNLake Stevens SF Housing OverviewLake Stevens’ median sales price jumped 12% to $828,750 this month, which is a solid increase over last year. Higher prices are holding strong here, and demand is still very much alive.Homes are selling quickly, with the average days on market at just 9 days—that’s 125% faster than last year. Basically, if it’s priced right, it’s gone.Inventory has exploded with 87 homes for sale, which is an 81% increase from this time last year. That’s huge. Buyers have way more options now, but they’re still acting fast when they see a good one.Closed sales are down 19%, with 44 homes sold, which may just mean buyers are taking a little more time or being a bit more selective with more inventory available.Homes are selling for 99.6% of list price, so sellers are still getting top dollar—but this isn’t the time to overprice. Strategy matters more when buyers have more to pick from.Overall, Lake Stevens is still a strong market, but with inventory up and sales down a bit, we could be seeing the early signs of a shift toward balance. If you’re thinking of selling, positioning your home properly is key. Everett’s median sales price jumped 12% to $725,000, which is a solid bump from last year and shows continued strength in buyer demand.Homes are still moving fast, with days on market averaging just 6 days—that’s 50% faster than this time last year. Buyers aren’t hesitating when something fits the bill.Inventory has nearly doubled, with 107 homes for sale, up 91% from last year. That’s great news for buyers, but it also means sellers need to be sharp with pricing and prep to stand out.Even with more homes available, closed sales are up 12%, showing that demand is holding strong and buyers are staying active in Everett.One thing to keep in mind—price per square foot dipped 2%, and homes are still selling for 100% of list price, so while prices are up, buyers are negotiating a bit more carefully.Bottom line? Lynnwood’s median sales price dropped 9% to $738,000 this month, but that doesn’t mean the market’s slowing down. This shift likely reflects more affordable homes hitting the market — not a crash in value.Homes are selling fast, averaging just 6 days on market, which is 20% quicker than last year. So while prices dipped, buyers are still moving quickly when they see the right home.The biggest change? Inventory is way up — 131% more homes for sale compared to last year. That gives buyers more options and slightly more leverage, but sellers are still getting 100% of list price on average.Closed sales are up 25%, showing buyers are jumping in when the price and product are right.Bottom line: Lynnwood is heating up with more listings and strong buyer activity. Edmonds is holding strong! The median sales price is at $930,000, which is down 18% compared to last year — but don’t let that number fool you. This is likely due to fewer luxury homes selling, not a drop in actual value.Homes are flying off the market, averaging just 6 days, same as last month. That’s fast, especially for this price point.Closed sales are up 37%, and there are 75% more homes for salecompared to last year. That’s great news for buyers — more choices, more flexibility — but sellers are still sitting in a good spot too.And while prices dipped, sellers are still getting 100% of asking price on average, and the price per square foot has climbed 4% to $519.Bottom line? Edmonds is moving, and quickly. More listings are hitting the market, but serious buyers are keeping pace. The Snohomish market had a little shake-up this month. The median sales price came in at $870,000, which is down 11% from last year — but don’t stress. This dip is more about the mix of homes selling (fewer high-end listings) than actual home value dropping.Homes are still selling fast, averaging just 7 days on market — a slight uptick from last year, but still very quick for this area.The biggest highlight? Inventory is up 97%! That’s nearly double the amount of homes for sale compared to this time last year. Closed sales are up 24%, so buyers are definitely out there and making moves.The average price per square foot is $411, which is down just 2%, and sellers are still landing 100% of their asking price on average — no discounts here.Bottom line: Snohomish is still hot. More homes are on the market, and buyers are stepping up. The Bellevue market continues to flex. The median sales price held steady at $2,010,000, just a 1% bump from last year — but with this price point, stability is strength.Homes are selling fast, with the average days on market dropping to just 6 days — that’s a 20% improvement over last year. It’s clear: if a home is priced right, it’s gone in a flash.The number of homes for sale jumped 65%, giving buyers a bit more breathing room — but inventory is still tight overall. Closed sales are down 16%, likely because buyers are being selective at these high price points.Average price per square foot is $762, and sellers are receiving 101.2% of their asking price, showing that demand is still strong, especially for well-presented listings.Bottom line: Bellevue remains a premium market. Buyers have a little more to choose from, but strong pricing and fast movement mean it’s still very competitive. Kirkland’s median sales price rose 5% this month to $1,600,000, continuing its climb from last year. Prices are strong, and the average price per square foot is now $776, also up 3%.Homes are still selling quickly, averaging just 6 days on market, which is fast even for this high-demand area. That said, the number of closed sales dropped 17%, meaning fewer deals are getting across the finish line.The most dramatic shift? Inventory shot up 161%. With 120 homes for sale, buyers suddenly have more options, which could mean a more competitive environment for sellers in the months ahead.Sellers are still doing well though — homes are selling for 100.1% of asking price, so strategy and presentation remain key in this market.Bottom line: Kirkland remains a hot market, but rising inventory and fewer closed deals suggest things could be shifting slightly.
