I might not have been born in Texas, but I got here as quickly as I could! I was born inNorthern Kentucky, but my family moved toTexas when I was just a toddler, so I have always considered myself a Texan. I grew upin Keller and have lived in and around the area until about 11 years ago when my husband and I bought our first home in Argyle. This is where westarted our family and I began my journey as a real estate agent. We are in love with the community and the wonderful schools for our two young boys. Family is the most important thing to me so my time outside of work is spent with my husband, boys and our four-legged baby (a Vizsla named Hunter). We enjoy hiking and camping. We love Lake Ray Roberts for short trips, but Turquoise Lake, CO has been my favorite trip so far. We also enjoy playing board games as a family. Besides that, I love to read and cook. My favorite to make is a chocolate cake that is to-die-for! After receiving my Associates Degree in Marketing, I worked for 10 years in property management andmarketing before realizing that I wanted to be anentrepreneur. It was then that I knew I wanted to get my real estate license. The skills I learned, have greatly benefited me, but now I love what I do! I enjoy helping families during what is normally a stressful time. I am actively growing my team so that I can continue serving my clients at the highest level. Best Ways ToReplace any burned out light bulbs and ensure a uniform color and style in each room. Lights that are not matching or burned out will stand out in photos and makethe home dark during showings. Inspectors also have to note any burned out bulbs on their inspection report as a non-functioning light fixture under the electrical category, which makes it sound much worse than it is!Check all smoke detectors and replace batteries. This is an easy fix to prevent issues during inspection.Have a roofer inspect your roof. Roofers will inspect for free, and this will helpbring any issues to your attention early. Trying to file an insurance claim in the middle of a contract can cause delays to closing and unnecessary stress to all parties. If work needs to be done, it is better to know early.Check the home for signs of wood rot and trim back shrubs and trees from the house. These are often called out by appraisers and can be a lender-required repair on some loans. Once again, it is better to prepare ahead of time, instead of waiting until you are under the pressure of deadlines.Declutter and deep clean your home. Decluttering makes the spaces in yourhome feel larger, so remove as much as possible from surfaces around thehome. A deep clean will make the home shine! Make sure to focus on areas thatoften get overlooked, like baseboards, air vents and ceiling fans. Have your HVAC serviced and filter changed. This should be done every six months. The HVAC system is one of the biggest concerns for buyers, because itis an expensive item to replace. Showing potential buyers that it has been recently inspected and serviced will give them peace of mind and help ensure a smoothinspection. Ensure you have a clear pathway to all major home systems, including electricalpanel, water heater, HVAC and attic door. Sellers often put boxes and excessfurniture in the garage while staging, and will inadvertently block major systems. When it comes time for the home inspection, the inspector is then unable to check those items. Inspectors, for liability purposes, are not allowed to move the items out of the way. Plan ahead and keep a clear path. 9

Prepare Yr HeHide items of value. Agents do their best to keep an eye on their clients while in ahome, but we want to do our best to remove or hide items of value. Some itemsthat we often see left out are jewelry, mail, money, small electronics like tabletsand cell phones, electronic accessories like airpods, extra keys and prescriptionmedications. Cosmetic updates should be on a case by case basis. Some updates, like fresh paint, can be beneficial for almost any home, but do not get into too manyupgrades without speaking to your real estate agent to make sure you aredoing the right upgrades that will have the most impact.www.jessicasellsdfw.com

We have succeeded where others have failed...Case Study #1OverviewFor the 120 days this lovely home was on the market. The sellers were disappointedthat they had very few showings and no offers. Our consultation revealed that the home’s best features were not highlighted.I noticed they would benefit from staging and fresh professional pictures. A proactive approach was needed to make sure thehome sold for top dollar.ApproachI decided that in order to showcase the best features of the home, it needed to be staged. I worked alongside my home stager to make the rooms appear more inviting. My professional photographer was then brought in to capture images necessary to present this home in an effective and compelling way.ResultsSeller was thrilled to receive multiple offers on their home and accepted a contract in just one day - at a price higher than what it was previously listed at.ConclusionYour agent matters! Preparation was the market was key in getting this homesold for top dollar. Typical marketing on this home was not enough.11

ApproachI consulted the seller about minor repairs and desirable updates that were needed to expand the appeal of the listing to more buyers. I then incorporated virtual staging and brought in my professional photographer to capture the best images and showcase the home.ResultsMy sellers were excited to accept an offer for 99.8% of the list price!ConclusionThe story we tell online is critical in creating value. It is my job to make sure that the story is compelling and drives buyers into the home. If it isn’t compelling, it isn’t selling.OverviewOnline, this home appeared cluttered and dark without properstaging. The photos presented online were taken with a cellphone, so they were poor quality and did not capture the entire space. There were also not enough photos to tell the story.Case Study #3ApproachI first consulted with the Sellers on a pricing strategy to expose the home to the right buyers. I then worked alongside my home staged to ensure the buyers focus would be on the homes wonderful features. Then our photographer was able to capture amazing photosthat would showcase the home.ResultsAfter only 29 days on the market (DOM), my clients went under contract with an excellent offer and made their move to their dream home.ConclusionWho you work with matters! Although pricing strategy is an important factor, how thehome is prepared and presented is critical. A proper marketing plan will include all threein order to make sure you do not spend a year and a half trying to sell your home.OverviewAfter 547 days on the market with another agent, these sellers were understandably frustrated and unable to make the move to their dream home.
