It creates the “wow factor”when a buyer walks through the doorof your property. It’s what creates anemotional response and can ofteninfluence whether or not an offer ismade. OFFER:A written agreement between a buyer anda seller to purchase real estate. Alsoknown as a contract. EARNEST MONEY:Deposit made showing the buyer’s goodfaith in a transaction. Typically held in atrust or escrow account. CONTINGENT OFFER:An offer on a home has been accepted,but finalized sale is contingent upon certaincriteria. Typically, appraisal, home inspection,or mortgage approval. APPRAISIAL:Property and/or land valuation completedby an appraiser who determines themarket value. This process can take 2-4+weeks. HOME INSPECTION:Examination of the property’s condition.Usually performed by a qualified homeinspector of the buyer’s choice and at thebuyers expense. TITLE and DEED:A deed is a legal, written document thattransfers the title from one person toanother. Title refers to the ownership ofthe property and the right to use, modify,and sell it. The title company will provideyou with the preliminary title report. THE “CLOSING”:A meeting where final paperwork is signed,the title is transferred to the buyers, thetransaction is complete, and you willreceive your check. Who will be there?You, a rep from the title company andlending institution, and the buyer. I attend aswell to offer support and answerquestions. This process takes about anhour. CLOSING COSTS:Fees paid at the end of the transactionby both the seller and buyer. Theyinclude the transfer tax, title insurance,legal fees, insurance and other lenderexpenses.Home Selling... Yes! By law we need to have a written agreement which allows me to list yourhome on the MLS and market it.The buyer’s agent will schedule all showings with us through the Showing Timeplatform. This keeps you informed and allows you control over showings. We tryto schedule showings that are convenient for you. Showings are usually wrappedup by 8pm.The process begins today. Because each property is different, the total timefrom start to finish can vary.Once you accept an Offer to Purchase your home, your closing date is usuallyset about 30-60 days out. Cash offers can close more quickly.It is best if you are not present at the showings, inspection, appraisal, orwalkthrough. It is also best not to have pets in the home for showings. Those thatwill be coming through your house will be licensed professionals. They haveaccess to the home just like real estate agents do.Not guaranteed, however I work VERY HARD to make sure that the scheduledDo I need to sign a listing contract? How are showings scheduled? How long does the selling process take? Do I need to be there for showings?Is the closing date on my offer guaranteed?date sticks and the closing happens without a hitch.
