Welcome to my September Premier Peninsula Real Estate Market Report!Locally, we’ve seen some changes in inventory levels over the last twelve months for the Premier Peninsula. During the past year, there were a total of 1,167 properes sold in the areas of Atherton, Menlo Park, Palo Alto, Los Altos, Los Altos Hills, Woodside, and Portola Valley. The average price to purchase a single-family home in the Premier Peninsula area is currently $4,685,460. Let’s break it down further by area to beer understand how these numbers aect the local market!In Atherton, over the last twelve months, there have been a total of 79 properes sold at a median sold price of $7,500,000. This translates to a median of $1,976 per square foot.If you look at the Atherton page (further in the report, you’ll nd area-specic pages) you’ll be able to compare this number to the last ve years. The numbers in these area-specic pages provide a comprehensive breakdown and will be interesng to both buyers and sellers.In Menlo Park, single family homes are currently selling for a median price of $3,300,000. This puts the median price per square foot to purchase a home at $1,548.The market in Palo Alto is a bit dierent, with single family homes currently selling for a median price per square foot of $1,901. The median cost to purchase a home in the Palo Alto area is $3,568,000.In Los Altos, we’ve seen a total of 242 properes sold over the last twelve months at a median price of $4,350,000. The median price per square foot for a property in Los Altos is currently $1,823. In Los Altos Hills, we saw a total of 66 properes sold over the last twelve months at a median price per square foot of $1,611. The median price to purchase a home in Los Altos Hills is currently $5,685,000.In Woodside, 67 properes were sold over the last twelve months, with a median price per square foot of $1,229 and a median sold price of $3,998,000. Similarly, in Portola Valley, properes are selling for a median cost to purchase of $3,887,500, which translates to a median sold price per square foot of $1,445.As the market shis it is important to keep a close eye on what’s happening locally. It oers many luxury properes and grand estates on at lots of an acre or more in an idyllic seng. Atherton Avenue oers some of the most expensive real estate in the world and has been home to Silicon Valley founders and other notable residents including Steph Curry, Gap Founders (Fishers), Mervyns Founder (Morris), Joe Montana, Jerry Rice, Willie Mays, and Charles Schwab, among others.
