MARKET REPORTProperty market down but every cloud has a silver liningThere would be no sector of the economy more sensitive to rising interest rates than the housing market. So, after eight consecutive rate rises over the last 12 months aimed at osetting rising inflation, including a few 0.5% hikes, it should come as no surprise to learn that the ramifications were felt across the entire national market.The good news is, markets didn’t collapse as significantly as some experts predicted. How did the Melbourne property market fare in the final quarter of 2022?Melbourne’s median house price experienced diminishing declines in October, November and December (1.76%, 1.0% and 0.34% respectively) bringing the quarterly loss to -3.1% and the median price for all dwellings to $802,000 in December. Overall, Melbourne house prices fell 8.1% in 2022 and the overall dwelling price (for houses and units) was down 5.16%.Putting things into perspectiveWhile falling property prices, interest rate hikes and rising inflation have reduced confidence in both buyers and sellers, it is important to consider all angles. Firstly, the 0.34% fall in December was the smallest monthly decline recorded since prices began falling in April. Furthermore, property prices in Melbourne are still 14% higher than they were before the pandemic.Other silver linings to the current state of the property market in Melbourne:• Low supply means less competition for sellers.• It’s a great time to enter the market as a first homebuyer.• Melbourne property investors are reaping substantial rewards.The upside for first homebuyers: the latest ABS Lending Indicators data reveals that the number of first homebuyers fell 3.2% in the December quarter, almost half the peak level seen in 2021. Today’s lower median property price will make more first homebuyers in Victoria eligible for the First Home Owner Grant of $10,000 as it is only available for the purchase of an existing property up to the value of $750,000. Other incentives for first homebuyers include removing or reducing stamp duty and the Victorian Homebuyer Fund Shared Equity Scheme for those struggling to save for a deposit (Under this scheme, a 5% deposit is all that is required).And for investors: With Melbourne rents hitting an all-time high in December coupled with low supply and increasing demand, 2023 is an opportune time to purchase your first investment property or grow your existing portfolio. In the December quarter, the median weekly rent rose 2.3% to $450, an increase of 9.8% since the start of 2022.
