MARKET REPORTSupply and Demand Returning to BalanceFor the past 12 months, Melbourne has experienced a significant shortage of property listings. Now for the first time since Spring 2022, new listings are higher than the 5 year average. According to Domain’s Chief of Research and Economics, Dr Nicola Powell, this is “a massive turnaround that could help to rebalance the demand and supply equation if this trend continues”.Other Melbourne property market highlights for the 3 months to June 30:• Auction clearance rates soared above 70% (a 6 year high).• New listings surged in May and remained steady into June demonstrating renewed seller confidence spurred on by the consistent pricing recovery in some areas.• Population pressures will drive housing demand and prices higher.• Aordability and interest rates continue to contain the pace of growth.
