WELCOMEHello,To all our local Broadbeach Residents, investors and/or prospective purchasers – welcome to the thirdquarter (Jan – Mar) Broadbeach Luxury Sales 'Apartment Insider' report for the '22/'23 Financial Year.This market update provides valuable information and insights on a particular market's current state andtrends - in this case, the Broadbeach apartment market. This update can help you as local property owners, buyers, sellers and investors to understand thecurrent market dynamics and assist you in making informed decisions regarding your real estatetransactions over the next 3-6 months.For those new to our report, Broadbeach is a popular coastal suburb located on the Gold Coast inQueensland, Australia. It is known for its beautiful beaches, restaurants and entertainment options andluxury high-rise apartments.In recent years the Broadbeach apartment market has experienced strong demand from both local andinternational buyers, particularly for high-end luxury apartments with ocean views. This has resulted inincreasing property prices and high rental yields for investors.The Quarter 3 Results ...Out of approximately 3700 apartments in Broadbeach, the total number of new listings has remainedvery similar from last quarter moving from 110 to 113 according to realestate.com.au. Based on thesenumbers and regular conversations with property owners this has confirmed that ‘timing' is the majorfactor in many owners' decisions to sell due to the uncertainty around increasing interest rates and thevery busy holiday period between the end of November and mid-January.We must mention the significant decline we saw in two-bedroom premium ($1m-$2m) apartment listingnumbers, resulting in fewer enquiries. Interestingly, we saw an increase in buyer enquiries coming fromour Sold listings in this price bracket on multiple online real estate platforms as more buyers wanted tobe added to our database and receive alerts regarding properties coming to the market before beingadvertised.Average days on market are sitting at 68, however, we are proud to inform you that Broadbeach LuxurySales’ average days on market were only 22. This is reflective of our dynamic and proactive approach tomarketing, customer relations and strong negotiating when there has been uncertainty in the market. The Median price in Broadbeach increased 8.3% from $780,000 to $845,000. One and two-bedroomapartments saw the largest increases with several buildings' average sale prices jumping by up to 17%whereas three-bedroom and sky-home style apartments saw a slight decline. This was likely the resultof an increased supply of larger apartments as more new projects came to market catering to buyerslooking for more permanent residences in Broadbeach.In summary, the enquiry levels may have flattened because of 10 consecutive interest rate rises - but acombination of low stock levels and a steady demand for quality, well-positioned apartments in theheart of Broadbeach from cashed-up southerners have seen prices being paid that are still in line withthe peak six to nine months ago.

Continued strong demand for apartments due to interest rates possibly being on hold and domesticand international tourism expected to continue growing.An increase in the supply of apartments for sale. We have already noticed this as April progressesand this could see a ‘seller's market’ move to a more balanced market with buyers having moreoptions to choose from.A tight rental market will continue as the demand for short-term holiday rentals continues toincrease in preparation for peak tourism seasons, leading to potentially higher rental yields forinvestor owners. There could also be more pressure on the long-term rental market, with somelandlords potentially converting properties to holiday rentals.If you're from interstate, it's important to remember that whilst your capital city may be experiencingmany short terms and aggressive peaks and troughs in its property market - the Gold Coast unit market[and therefore the Broadbeach apartment market] are different and unique. Why? Because as a popularand easily accessible coastal destination, Broadbeach attracts a significant number of tourists andtherefore 'lifestyle investors'. Unlike the capital cities, where the property market tends to be driven byfactors such as employment opportunities, population growth and economic conditions, the Broadbeachproperty market is heavily influenced by factors such as tourism demand, seasonality and the availabilityof short-term holiday rentals.In summary - we expect to see the following in the last quarter of FY '22/’23 ...1.2.3.If you're a buyer ...Due to the lack of stock do not procrastinate - thinking the market is going to go down.
