The suburb sales record was broken when wesold a fully renovated Hamptons Inspired two bedroomapartment in Beach Haven for over $2,000,000 afterreceiving multiple offers within 72 Hours of listing theproperty. A building record of more than $645,000 in lessthan 12 months. This shows once again that buyers will paya premium for uninterrupted ocean and beach views –even in older buildings. ‘Position, position, position’ retains its position as thenumber one criteria that premium buyers have uppermostin their minds when shopping. During the Jan. – Mar. quarter last year apartment sales inBroadbeach equalled 173 with approximately double theamount of apartments on the market. This same quarter just finished with 141 sales – only 32 lessthan the same period last year to date which clearly showsthe critically low stock levels. So like the Dec. – Jan. quarter even though stock levelswere well down the buyer demand compensated and atrecord levels once again !BUILDING PERFORMANCE HIGHLIGHTSLike the last quarter the two standout performers onaverage $m2 sale increases quarter on quarter have onceagain been the two towers of The Oracle and BeachHaven. Straight off the back of 20% increases across one,two and three bedroom apartments prices on averagerose another 5% as buyers struggled to find stock to buyand thus competition once again led to price growth. By example, we sold both 2204 and 2304 in Tower One fora record $1,455,000 each for mid level, two bedroomapartments in the Tower – the former selling within 4 daysand the latter within 48 hours of going live online. Another two bedroom sale worth mentioning is 2802Oracle which we just sold for $1,555,000 unfurnished MARKET UPDATE Welcome to our Q3 wrap for FY 2021/’22 and a HAPPYEASTER, ANZAC day and QLD LABOUR DAY to you all !Well - the market here in Broadbeach has simply been‘smokin’ since our last quarterly report, apartment priceshave been reaching heights unheard of since pre-GFCtimes. Southern buyer demand has been simply voracious asVictorian and NSW buyers in particular have competedferociously for supremacy in the Gold Coast apartmentmarket which has also experienced some of the loweststock levels ever seen on the GC. A true ‘perfect storm’ forsellers with eager buyers lining up on virtually eachapartment listing. Many apartments were sold before being listed online { ‘offmarket’ sales }. These occurred regularly as some ownerstook advantage of the hot market and an increasingamount of cash buyers. The opening of state borders along with the internationalborder has seen a huge increase in tourists streaming backinto the Sunshine State with the GC snaring the lion’s shareof the influx – a just reward for the many, many darkmonths of Covid.As we write this however, enquiry has slowed a little due inpart to the upcoming Federal election and the uncertaintyof future government that it brings and the possibility ofmultiple imminent rate rises. Enquiry may have slowed but prices are holding firm.The message for potential sellers is still clear – if youwould like a premium price for your apartment then NOWis the time to go to market so certainly don’t delay !SUBURB SNAPSHOTWe have had some simply amazing sales in this thirdquarter that mirrored the hot run up to Xmas in December

The key is the absolutequality of the renovation as discerning buyers are lookingfor an ‘as new’ product upon completion.THE FUTUREBroadbeach [ as we write this ] is heaving under the influxof the Easter crowd of not only interstate visitors but alsothe ever increasing arrival of tourists from overseas onceagain ! Covid [ no matter what strain ] appears to havebecome mainstream now and most people just accept thatit is here to stay and it’s simply time to get on with our livesin spite of any risk. It certainly hasn’t affected property salesin general but rather has shone the spotlight on SEQueensland as the place to live and the Gold Coast is at theepicentre of that attention. Our restaurants and shops are now bouncing back andthings are returning to a ‘new normal’. Even though the upcoming Federal election and interestrate rises will undoubtedly slow the rate of enquiry weexpect that this will be short lived and that those buyerswho sit back waiting for apartment prices ‘to crash’ may besadly disappointed.Good stock is good stock and the market always dictatesthe price of that stock. During Covid we have been continually asked for advice as to what provides the best return on lifestyle apartment investmentshere in Broadbeach going forward given the present situation with vaccination rates and borders finally opening up. When Covid began Short Term Holiday Rental and Hotel guest traffic almost completely disappeared - investors swung acrossquickly to permanent tenants as a source of some income albeit at much reduced rates. Thebanks also will ask for potential rental income appraisals as part of the lending process and it is these numbers upon whichthey will determine loan to value ratios and repayment capability as long as the initial valuation stacks up as investing in anapartment in the heart of Broadbeach in an apartment building complex is typically a long-term lifestyle investment.
