WELCOMEHello,As our highly valued Broadbeach residents, our investors and/or prospective purchasers -welcome to the second quarter (Oct - Dec) Broadbeach Luxury Sales ‘Apartment Insider’ report forthe '22/'23 Financial Year.Once again - we’ll be sharing with you not only the sales numbers but also lots of excitingupcoming events, insights and changes to the market that only your number one, local,Broadbeach apartment sales specialists can provide.Enquiry may have flattened just a little as interest rates have steadily risen but a combination oflow stock levels and a steady demand for quality, well positioned apartments in the heart ofBroadbeach from cashed up southerners has seen prices being paid that are still in line with thepeak six to nine months ago.This proves once again that it is always about ‘position, position, position’ when buying property.Anecdotally, new projects such as the V & A’s two towers sandwiched between the Broadbeachmall and Albert Avenue have continued to sell well off the plan. Also interesting to note is theincreasing amount of resales occurring elsewhere as investors who perhaps purchased off the planover two years ago are taking advantage of the rapid rise in apartment values in Broadbeach whichhas seen them potentially pocket a healthy profit – minus capital gains tax of course. The steadyrise in interest rates appears to have had little impact on the purchasing power of lifestyle investorswanting to break into the Broadbeach market however – many of our sales have been on a cashbasis and those that are conditional upon finance have more than enough equity in place toobviate the need for such things as mortgage insurance. Certainly the mid-range apartmentpurchasers from [say] $450,000 t0 $750,000 are now more carefully factoring in their increasedPrinciple and Interest repayments into their medium to long term plans but clearly many of themare banking on the popularity of Broadbeach long term as a preferred holiday destination withinAustralia.Yet another sign of the desirability of Broadbeach as an investors’ hotspot !There is no doubt that one of the ongoing and unforeseen benefits of Covid-19 has been thereluctance of many Australians to resume their globe trotting travel ambitions in favour of‘staycations’ here in Australia and in particular on the Gold Coast. Recent statistics released byTravel Australia reflects this as Queensland leads the tourism recovery post Covid with the highestamount of travel and holiday dollars spent of all the states.But let’s not forget about the owner occupier purchasers with more and more buyers both youngand old and also retirees forgoing their aspirations for affordable house and land and insteadlooking to apartment living to combat the ongoing shortage of same – not to mention housingaffordability compared to apartments.

It's hard not toget overwhelmed with the property market and the uncertainty with it all making a lot of people askthemselves "is now a good time to buy property?" Here are her key insights...Property Values have Begun to DeclineFalling property values may make it easier for some to access a home loan, enabling buyers toprovide a larger deposit than they may have needed at the peak of the market. Lower property pricesalso reduces transition costs, such as stamp duty, and sees more properties qualify for first homebuyer schemes that have price caps.To add to this, thepropertytribune.com.au said "The geographic scope of the downturn in theAustralian housing market has broadened through October, with every single capital city and rest-of-state region – with the exception of South Australia – recording a decline in housing values.Overall, values fell -1.2% last month. The falls ranged from – 2% in Brisbane to just -0.2% in Perth.The rates of decline, however, remain diverse. The pace of falls has eased over the past two monthsacross Sydney and three months for Melbourne. On the other hand, it has gathered momentum inBrisbane where they are now falling the most rapidly of any capital city or rest-of-state region."

Buyers are able now to take their time and they’re not beingpushed into quick decisions by the fear of missing out and ending up buying houses they don’treally want or don’t suit them.”Lenders are offering competitive rates to new customersMortgage rates are higher, and are likely to continue rising further, however, average new variable rates are typically lower than what existing mortgage holders are paying, with rates still lower than they were in 2019.Getting out of the rental marketIt's an undeniably tough time for renters at the moment with rent listings at around one third below the previous five-year average. We are constantly asked for advice as to what provides the best return on lifestyle apartment investmentshere in Broadbeach.When Covid began Short Term Holiday Rental and Hotel guest traffic almost completely disappeared -investors swung across quickly to permanent tenants as a source of some income albeit at much reducedrates. Now that things are returning to comparative normality investors are moving back to the higherincome levels afforded via Short Term Holiday Rental (STHR) particularly in light of rising interest rates.As always it essentially comes down to two factors … [1] Owner usage and [2] Expected or required Returnon Investment (ROI).Many investors like the surety that a tenant provides as they don’t seek to stay in the apartmentthemselves for holidays. The banks also will ask for potential rental income appraisals as part of thelending process and it is these numbers upon which they will determine loan to value ratios andrepayment capability as long as the initial valuation stacks up as investing in an apartment in the heart ofBroadbeach in an apartment building complex is typically a long-term lifestyle investment.Accordingly, you need to consider first and foremost if you would like to use the apartment just for familyvacations or eventually move into the apartment as a second or primary residence. The answer to thisquestion will ultimately impact your ROI – the more owner usage the less the expected gross returns willbe. Owners who do not use the apartment themselves will sometimes opt for the surety of having apermanent tenant in place which gives a consistent income.
