Many factors are analyzed to optimize your home's list price including updates to the house, recent sale prices of similar homes, location and amount of staging etc. Getting it right so it attracts the most amount of buyers is critical.


Almost as important as the list price is the way you prepare your home before placing it on the market. In addition to de-cluttering, in expensive, but important changes/improvements go a long way. The # 1 improvement is paint. To appeal to today's buyers you'll want to select cool hues like pale grays, light blues etc. and you'll want to remove as much wallpaper as possible. Small updates like new light fixtures, pillows and area rugs contemporarize a living space without spending big bucks.
