As Investors Ourselves We Understand that Vacancy is theLargest Expense that does Not Show up on Your IncomeStatement. Our goal is to procure long-term tenants for yourinvestment property. Our Lease Renewal Fee is $250.00 on a12 Month Lease RenewalWhat is the Term of the Management Agreement?Our Published Pricing is Based on a 3 Year PropertyManagement Agreement (PMA) that Automatically Renews atthe Termination Date Unless Notice is Given in Writing Prior. We Notify Each Owner 60 Days Prior to the Renewal Date. Our Standard Management Fee is $185.00 per Month What is the Eviction Process? Evictions are Rare but do Occur. Rent is Due the 1st of EachMonth. If a Tenant has not Paid Rent by the 5th Day of thewe will Post a 'Notice to Terminate Lease.' That Allows 5Days for the Tenant to Pay the Total Rent Due. If by the 10ththe Tenant has Not Paid Rent and No Agreement has BeenMade, then the Eviction is Initiated through our Attorneys onRetainer. Typically, the Court Date is Assigned within a Week. If the Tenant has not Paid in Full Prior to the Court Date theEviction will be Granted. The Tenant then has 5 Days toVacate and Give Possession of the Property. If the Tenantdoes Not Give Possession a Writ of Restitution is Ordered,and the Tenant will be Locked Out in the Presence of aConstable. Again, a Rare Event.
