COMMUNITY MANAGEMENT How lucky I am to have something that makes saying goodbye so hard A A Milne Activities are picking up for both the Golf Club and CDD The Golf Club recently hosted the first events of the season for the WWGA WMGA and Waterlefe Niners associations which all had a great turnout There are still more events scheduled before the holiday season so be sure to keep an eye out for the opening of the registrations Who else can say it better than the beloved Winne the Pooh The decision to retire was not made lightly and I will cherish the memories and lasting friendships made Thank you Waterlefe If you missed the announcement CLICK HERE The CDD recently installed the next annual rotation with red and green coleus We received many compliments about the coleus in the past so we are excited to have them again this season Holiday lighting will be completed in the first half of November and combined with the coleus will provide a festive look for the holiday season Our November issue of Lefe Life is another fun and informative read Summaries of the MPOA Board Meeting and CDD Committee meetings will keep you in the loop on what is happening Additional information about the new e voting option and why it is important to make your vote count can be found on pages 10 11 But I must admit my absolute favorite features this month are about the amazing Bert Groves and Bonnie and Stuart Schar I know you will enjoy learning a little more about our beloved Gosee Bert and wonderful long time residents Bonnie and Stuart We all enjoy looking at the birds and animals that are present at Waterlefe however we need to be cautious while walking along the ponds and in grassy areas Alligators and various poisonous snakes inhabit our community and are dangerous Please be careful when walking in these areas around the community and while playing golf Also if you rent or allow friends and family members to use your home it is suggested that you provide them with information regarding this concern Please be careful and enjoy the wildlife from a distance An important point Florida laws restrict feeding these birds and animals The River Club is the place to be with many interesting event offerings A community favorite is the Annual Art Show Sale on Saturday November 13th followed by the very popular dinner Waterlefe s artists not only share their work with us and raffle amazing gifts it all benefits the visual arts programs in our local schools See the East County Observer article HERE Jen Milne MPOA General Manager COO 2 Lefe Life November 2021 Steve Dietz CDD General Manager Community Management 3

FINANCE REPORT MPOA Updates By the time this article is published the budget will be complete with the MPOA Board voting on it during their November meeting The community had a chance to review the complete budget during the October Budget Review Meeting If you missed it I would invite you to participate next year in the budget process It is a great way you can have a voice in the financial decisions of the community You will be receiving our annual budget letter after the Board s approval is complete in November which will explain all the details of the budget and how the assessments are set for the new year If you are interested in our monthly reviews you are more than welcome to attend the Finance Committee meeting which is held the third Tuesday of each month 10AM at the River Club If you have any specific questions on the budget or financials you can call the Finance Office and ask for Bob Davis 941 747 6898 Bob Davis Comptroller CFO 4 Lefe Life November 2021 MPOA Updates 5

CAM REPORT MPOA BOARD MEETING OCTOBER SUMMARY As your Community Association Manager one of my key responsibilities is to ensure compliance with the Waterlefe Declaration of Covenants To accomplish this the Association Management office engages in weekly community inspections The MPOA Board of Directors Meeting was held on Wednesday October 27th at 2 PM The Directors Management Staff and a group of homeowners met in person while the remainder of the community were welcomed via our Live Stream platform on YouTube If you have any questions suggestions or comments do not hesitate to reach out or if you see Association Management on the Golf Cart give us a wave and we will gladly stop Your MPOA Board of Directors encourages you to participate in the monthly meetings In person attendance is now open seat reservations are not required Live Stream participation is available to all no matter your location The link is included in the email meeting reminders each month If you are unable to attend by either means you are always welcome to submit a homeowner comment in advance by emailing mpoa waterlefefl com The following are examples of homeowner maintenance responsibilities that we notice during inspections Roofs Exterior walls trim gutters soffits Driveway and walkway conditions General Landscaping and lawn condition upkeep Unapproved changes in landscaping Inanimate objects not in keeping with the guidelines We understand that life gets busy and people often stop seeing their daily surroundings If you receive a reminder to address an issue on your property please understand this is how we all work together to keep Waterlefe beautiful I hope you can receive our reminders as just that reminders to take a second look around and take the opportunity to maintain your property as the Covenants intend Recently there have been some questions regarding the criteria used to determine when a roof needs to be cleaned In addition to the Standards for Maintenance outlined in Covenant 9 7 and the Waterlefe Architectural Requirements and Standards for Residential Change we pay close attention to areas of the roof such as the hips gable ridges eaves valleys and fields In these areas you will see black streaks running down roofs are actually a hardy algae called Gloeocapsa magma As the blue green algae accumulate they develop a dark hardened outer coating which results in the black stains you see This quantifies a dirty roof that requires cleaning Jackie Hannan LCAM Community Manager Motions The Board approved the motion to approve necessary repairs and replacement of playground equipment in the amount of 13 872 84 Motion passed 5 0 The Board approved the motion to replace the River Club ice machine in the amount of 4 178 35 to replace the August Board Meeting compressor motion Motion passed 5 0 Design Review There are 15 approved applications for residential change pending completion Sub Associations Update The Shores Board Meeting Monday November 8 2021 at 6pm via Zoom Palm tree trimming annual mulch replacement and Pressure Washing of Association Common areas took place in October The Sound Board Meeting Wednesday November 24 2021 at 10am at The River Club Palm Tree trimming has been approved and is being scheduled with association partner The Watch Board Meeting took place on Thursday November 4 2021 The 2022 Watch Condo Association Budget was approved at the November 4th meeting The Watch II Board Meeting Thursday November 11 2021 at 10am via Zoom 6 Lefe Life November 2021 MPOA Updates 7

COMMITTEE UPDATES ANNUAL MEETING Below are the updates for the Waterlefe MPOA committees that were shared at the October Board of Directors meeting Our Annual Meeting will be at our very own River Club this year On Tuesday January 25th 2022 at 6 pm the Annual Meeting of the Association will be held for the purpose of electing directors and such other business The MPOA has three of its five Board Member position open for re election Jodi Carroll Jeff Brand and Dyana Young Each position carries a two year term DRB The Design Review Board met on October 19th There are currently 15 approved DRB applications pending completion The DRB is working on updating paint schemes to provide homeowners new options and provide options to heard requests Activities Committee The Activities Committee has seen huge response to upcoming events The Welcome back event was well received and had a great DJ Some events are currently on waitlist only so keep an eye out for the River Club Current email each Wednesday for the most up to date information Capital Projects The Capital Projects Committee met on October 25th to discuss going to ad hoc meetings Committee discussed River Club interior modification projects Committee instructed Community Association Manager Jackie Hannan to request proposals for project planning and 2023 budgeting MPOA Meetings occur on the 4th Wednesday of each month at 2 pm If you have any questions about Board responsibilities please contact General Manager Jen Milne at jmilne waterlefefl com or via phone at 941 747 6898 The official meeting notice along with the Notice of Intent to be a Candidate form will be sent by US mail at the end of November All Candidate forms must be turned into the Association Office not later that Tuesday December 14th 2021 at 3pm Covenant Team The Covenant team held a Street Captain Happy Hour on Wednesday October 20 for the Amendment 18 vote A town hall is being scheduled to provide answers to homeowner questions and provide resources and information regarding the amendment change Finance Committee The Finance Committee met on October 19 and reviewed Budget that will be presented for MPOA Board vote approval at the November MPOA Board meeting on November 17 2021 River Club Committee The River Club committee explained that The River Club will be open 5 days a week with no weekend closures Strategic Planning The Strategic Planning committee last met in September Survey results have been received and there was a 20 increase in response with just over 600 homeowners participating Preliminary results show lots of comments feedback was provided by homeowners The complete survey results will be reviewed at the November 17 2021 MPOA Board meeting and published on the website for homeowners to review 8 Lefe Life November 2021 MPOA Updates 9

E VOTE REGISTRATION AMENDING COVENANTS The Waterlefe Master Property Owners Association has transitioned to using the Becker online voting system and will be utilizing this system for the 2022 Annual Association Meeting This system expands homeowners voting options from the traditional in person and proxy options to now include e voting The process to amend the Declaration of Covenants is meant to remove language originally put in place to protect the builder To make any significant positive changes in the community we must change the way in which non votes are counted The MPOA averages 350 voters per annual meeting well over the quorum of 30 or 186 homeowners but we must count any non votes as automatic NO votes Last election over 55 of the community voted yes for Amendment 18 but 43 of the community 269 homes did not vote and had to automatically be counted as NO votes This large number of homes abstaining from voting caused the amendment to fail Prior to conducting the official community vote all homeowners need to register with the Becker Ballot online system if they intend to use the e voting system Please follow the instructions below to properly register with Becker in anticipation of the upcoming association vote PLEASE NOTE Not all homeowners will receive the BeckerBALLOT registration email Only the voting certificate holder for each property will receive the Becker registration email This ensures that each household is only allowed one vote for their property Step 1 Before receiving any emails from BeckerBALLOT we recommend adding contact beckerballot app to your contact list address book to ensure that emails from the system go to your inbox rather than your SPAM folder Step 2 Homeowners will receive an email from BeckerBALLOT Contact with a link to create an account for the Becker Ballot online vote system Step 3 Click the link in the email to go to the Becker Ballot website Step 4 Enter your email address that is registered with the Waterlefe MPOA the email you received this communication to and create a unique password for the Becker Ballot online voting system Please Note You will need to use this email and password each time you log into the Becker Ballot online voting system so it is recommended that the password is something easily remembered THIS CHANGE BY THE NUMBERS Under the Current Covenant Amendment Voting Requirements 617 Residences 412 2 3 of Residences Must Vote Yes to Have Any Change Approved 2 3 of 617 2021 last year Voting Details under Existing Current Covenant Amendment 617 Residences 100 348 Total Votes Cast 56 4 336 Yes Votes 54 5 12 No Votes 1 9 269 Did Not Vote No Votes 43 5 617 336 YES Votes 281 NO Votes 269 Non Cast No Votes 12 Cast No Votes 2021 Scenario Under Proposed Covenant Amendment Change 348 Total Votes Cast 56 4 of Residences 30 required per bylaws 96 5 of Total Votes Cast 3 44 of Total Votes Cast 336 Yes Votes Cast Becker uses industry standard encryption SSL for the Waterlefe site and documents Your data is secure and they never share your information In addition Waterlefe has its own database so no information is in a shared database on their application each association s vote is completely separated from each other Each member is assigned a unique account and you must create your own password All passwords are encrypted within the application and Becker does not keep records of passwords Members must create their own passwords and if forgotten reset using specific credentials to avoid any potential issues 10 Lefe Life November 2021 12 No Votes Cast 269 Did Not Vote No Longer Counted as No Votes Non Cast 348 336 YES Votes 12 NO Votes 269 Would not be counted towards vote total Keep in mind this proposed change will require voting under existing bylaws which means 412 residences must vote YES by January 25 2022 MPOA Updates 11

DRB UPDATE Written by Michaela Valletta DRB Chairwoman Happy Autumn The DRB has reviewed and approved so many applications these past few months and Waterlefe is looking as beautiful as ever Here is some information regarding the application process that may be of help The DRB meets the 3rd Tuesday of each month The Application for Residential Change must be filed PRIOR to any and all exterior work done at your residence Filing the application prior to your exterior work will ensure your project is compliant with our current Cove nants and guidelines Examples of some exterior changes Colored sealant for driveways and walkways Solar Panels Flag Poles Any Change to Footprint of Landscape Bed Addition of Brick Border to Landscape Beds All Landscape Rocks Exterior Landscape Lighting Any Change to Exterior Light Fixture on Home Your Application for Residential Change must be received at the Associ ation Management Office by the 2nd Wednesday of each month This will ensure that there is enough time given to each and every application prior to the DRB meeting the following week Any questions Association Man agement may have can be answered prior to the DRB meeting If you have any questions at all regarding the applocation process call Association Management at 941 747 6898 RIVER CLUB ANNUAL MINIMUM The 2021 Annual River Club Minimum Cycle ends December 31 2021 The annual minimum to spend at the River Club for every household in Waterlefe is 500 To view this policy Click Here Homeowners have until December 31 2021 to fulfill any unsatisfied minimums All food and beverage purchases made at the River Club including dining room bistro tiki bar take out catering and special private events will apply towards the minimum This year we have added beautifully packaged steak dinner boxes to our last minute catering menu in addition to the option of purchasing bottles of wine to meet the minimum Get a complete ready to cook steak dinner for 2 to as many as you would like Your balance towards the minimum appears on your statement now found on the website or you may contact Bob Davis at bdavis waterlefefl com 941 7476898 with any questions Now Let s Talk Trash Your recycle containers trash and yard waste may be put out the evening prior to pick up Your containers should be put away by the evening of pickup Trash containers may not be stored in the driveway or walkways Containers should be stored out of view If you are away perhaps you can make arrangements with a neighbor to put your trash containers out of view Yard waste must be put out the evening prior to pickup presently Wednes day is pickup day Yard waste must be tied up and in some cases cut into smaller sections If you have an extremely large mountain of yard waste and it is not prop erly tied most likely they won t pick it up Manatee County schedules may change during the holidays You can check on the Manatee County website for holiday schedules Most often an e mail blast is sent to the community regarding the schedule changes The DRB and Association Management are here to help you with any and all concerns you may have Just call Association Manager Jackie Hannan at 941 7476898 Stay safe and healthy 12 Lefe Life November 2021 MPOA Updates 13

STAFF FEATURE This month s Waterlefe Staff Feature is the MPOA s Receptionist and Administrator Bert Groves Bert was born in Michigan the second of four children two boys and two girls Canadian father and British mother Throughout her life Bert moved around a bit living in Michigan England Pennsylvania Alabama Germany and Virginia While in Germany Bert married an American civilian she met there in 1983 and moved with him to Virginia where her only son Joshuah was born After her divorce Bert Josh continued to live in Virginia until Josh married Stephanie and left the nest to live near Steph s family in Massachusetts Bert s career began at a small start up software company in Virginia called VM Software She stayed with the company as it grew and changed via acquisitions to Systems Center then Sterling Software and finally Computer Associates Bert worked there for 14 years working in various departments to include International Marketing and Product Management for various levels of executive management In 2000 Bert was recruited to work for CareerBuilder as the Executive Assistant to the CFO Bert has always loved the beach and hot weather she refers to herself as lizard because she likes it so hot So when CareerBuilder closed the Reston Virginia office Bert sold her townhouse and packed her belongings into a U Haul With no job no place to live and a dream of living in Florida she headed South Having visited Sarasota once with her sister who at the time lived in Miami Bert fell in love with the city and Siesta Beach and she knew there was no doubt where she would land 14 Lefe Life November 2021 Not long after making the move her son Josh and daughter in law Steph also moved to Sarasota and blessed her with three fantastic granddaughters Tara 16 Valarie 14 and Natalie 12 all born at Sarasota Memorial Hospital Josh is now the successful owner operator of Monkey Wrench Mobile Auto Repair in Bradenton After locating a place to live in Sarasota and taking a 6 month break between jobs Bert interviewed for a job in a lovely new community in Bradenton called Waterlefe In April of 2004 she accepted an offer from WCI to work as the Office Manager at Waterlefe River Club As the community has grown and transitioned through Club Managers General Manager management companies and multiple MPOA Boards Bert s responsibilities and job titles have varied and her love for the community and its members has grown Bert is currently working in the Community Association Management office and will mark 18 years with Waterlefe in April 2022 As life moves along Bert is working toward her dream of retiring in Sarasota so she can enjoy the things in life that bring her joy her family the beach bike rides live outdoor music travel and hopefully driving around in a jeep with the top off the wind in her hair and Tom Petty playing on the radio Thank you for all your hard work and dedication to this community for the past 18 years Bert MPOA Updates 15

RIVER CLUB UPDATE River Club Greetings from your River Club It is great to see our Northern and overseas family returning home to Waterlefe some for the first time in over 18 months I am beyond thrilled with the growing member participation at the River Club All our events are selling out quickly and River Club dining is improving back to pre covid numbers It is just wonderful to see everyone back at the River Club again Speaking of events be on the lookout for our Christmas holiday event reservations to start opening this month Our breakfast with Santa Puppet Show Golf Cart Parade after party Christmas Eve Brunch New Years Eve Gala and Name That Tune events along with others will all be opening soon so book early as all events are expected to sell out quickly I am happy to announce that our staffing levels continue to improve While we are not fully staffed yet we have hired key members and are securing another great Waterlefe team If you haven t had the opportunity to attend our Burger Nights Sunday Breakfast Buffets Trivia or Pasta Perfection I encourage you to sign up They are all improved and popular nights at Waterlefe And of course don t forget about weekends at the Tiki Bar where we are back to food service on Sundays once again As you can see there are lots of great things happening at the club and we look forward to seeing you very soon Dan Adkins River Club Manager 16 Lefe Life November 2021 River Club 17

CDD COMMITTEE UPDATES CDD Golf Club Landscape Committee The Landscape Committee has completed the work to have four foxtail palms installed at the main entrance Palms have also been installed on the Winding Stream median at the roundabout The committee has also begun preliminary work for this year s projects New red and green coleus flowers have also been installed for the winter season Click here to view the November 2021 edition of Golfer s Glance Safety Committee The Safety Committee has continued to analyze data of speeding and hopes to resume the gathering of data now that busy season is back The committee is also analyzing the roundabout at Waterlefe Blvd for ways to ensure vehicles are yielding to those already in the roundabout The committee is also looking into options that may allow non residents to enter secondary gates while still verifying their identification and recording vehicle information This is to help with non residents being sent to these gates to alleviate any potential traffic backing up Golf Committee The Golf Committee is excited for residents and members heading back for the season The committee is looking into irrigation system projects that can be completed this year for the golf course The outdoor patio area is almost complete Lighting was recently installed and the fire pit should be completed soon The dining furniture is still scheduled for a late November delivery Capital Planning Committee The Capital Planning Committee has received a wetland survey and is in discussion with Manatee County about submitting a final site plan The permitting process with the county has been slower than anticipated and it is difficult to move forward without knowing what the county will allow The committee is hopeful to have clearer direction from the county by mid November To view the Trespassing Contact Flyer Click Here 28 Lefe Life November 2021 CDD Golf Club Updates 29

SCOOP YOUR POOP Around the Neighborhood Waterlefe has almost as many four legged friends as it does residents To help maintain the beauty of the community please do your part The Pointe is often used as a Dog Park Residents commonly bring their pups to run free in this area This area is also used by our children grand children kayakers and residents Florida has a leash law requiring all dogs to always remain on a leash Please abide by this rule and be sure to scoop the poop after your dog Walking your dog along the sidewalk Please remember to keep your pets controlled while on their leash do not allow them to charge or jump at residents trying to pass by There has been dog excrement found in the middle of the sidewalks Again you are responsible for the removal of anything your pup leaves behind Take your dog droppings with you Some residents are scooping but then leaving the plastic bags along the common sidewalk or fence areas along Waterlefe Boulevard to perhaps pick up on their way back home This is not a site our walkers joggers and others wish to see as they travel down this beautifully landscaped street Please carry your waste with you until you reach home do not leave bags for others to pick up or for your later pickup Your fellow residents appreciate your attention to these Paw Patrol tips and requests Thank you 30 Lefe Life November 2021 Around the Neighborhood 31

FEATURING BONNIE STUART SCHAR WRITTEN BY JACK RITCHIE IN THE SPOTLIGHT Stuart and Bonnie are both native Chicagoans They met exploring the more hidden aspects of informal and formal art in the city and have lived almost all their lives within the arts and among artists Bonnie attended The American Academy of Art IIT and graduated from the University of Illinois at Chicago Stuart started lessons at the Art Institute of Chicago at age 5 and continued there through his undergraduate degree receiving both an MFA in printmaking and a PhD in Arts Administration in Higher Education at the University of Chicago He has served as a Director of University departments of Art and of Urban Studies the Executive Assistant to the Chancellor at UICC and a Dean of University colleges of Art and of Music He has also served as a Professor of Art Associate Professor of Urban Sciences and Urban Studies a University Vice President for the Arts and held an Endowed Chair for the College of Design with departments of Visual Arts Interior Design Architecture and Landscape Architecture at Louisiana State University main campus His professional career started in Chicago then took them to Kent Ohio Baton Rouge LA and Hartford CT Bonnie taught art developed her own following as an artist and built a business that employed multiple artists creating interior murals for homes and businesses throughout the New England states and Florida Her work was seen locally in Sarasota at Benefit Show Houses and public interiors for years before they moved here in 2001 A small mural is also on the walls of the golf rest stop on Winding Stream Waterlefe has been their home for 20 years Here they found beauty in nature and in friends that have enriched their lives immensely Bonnie served on the Design Review Committee in early years and has been active in the Literary Society of Waterlefe and the Waterlefe Artists Guild showing her artwork and jewelry at the Annual Waterlefe Artists Guild Show each November Both remain active in curating and judging art shows advising art collectors mentoring artists and auxiliary arts professionals as well as creating art and staying on top of emerging art trends always a stimulating starting point for vibrant discussion You might see Stuart puttering around in the landscape that surrounds the house trying to build a pleasing combination of plants under wily Florida conditions Bonnie will be at the end of a leash tethering their newest grandchild Clemmie the Aussie Doodle the provider of much joy and even more trouble Over 52 years of marriage they raised two sons Reid and Daniel whose families now reside in California and Bangkok and have grown the Schar family by two granddaughters and four grandsons from 8 to 18 years of age each the joy of their lives 32 Lefe Life November 2021 Around the Neighborhood 33
