COMMUNITY MANAGEMENT Dear Members As I reported last month Hunter Dennis took a position in St Petersburg to be closer to home and as of this edition Lindsey Kotik has been added to our staff as our new Communications Manager Lindsey has years of design experience including the last four while living in Denver where she owned her own design firm She was anxious to return to working with a team Perhaps remote working is not for everyone Lindsey began May 1 Hopefully by now you have read about our new Car Detailing service EMFS is a firm out of the Tampa area who wanted to create a revenue sharing partnership with Waterlefe For each service that members of Waterlefe enjoy the MPOA receives a portion of the service fees Last Monday was their first day and they were completely booked Word has it that next Monday might have a few spaces still left Click here to see how to reserve your spot I am happy to share that we will soon begin a series of Talk Back sessions hosted by Board President John Valletta The series will consist of Timely Topics designed to keep you informed These Talk Back sessions along with News from Board are part of our communication strategy Please note that there has been a change in future Board meeting dates Unless otherwise noted the Board meetings will be held on the fourth Tuesday of each month This change makes our next Board Meeting Tuesday May 24 at 6 00 PM Please note the evening time to accomodate our working members Did you know that since March of 2020 there have been over 100 new homeowners added to Waterlefe s roster Recently the Activities Committee and the Board welcomed them at a reception in their honor at the River Club Until June see you around Susan Greene MPOA General Manager COO Lefe Life May 2022 2 MPOA Updates
FINANCE REPORT CAM REPORT Hello again This past month has flown by as I have met many members while learning the culture and financial processes of Waterlefe Golf and River Club Everyone has been so welcoming At the end of March the YTD operating surplus is 63 627 YTD the revenues are over budget by 19 738 and the expenses are over budget by 25 414 For March specifically the revenues were under budget by 7 788 and the expenses were over budget by 32 417 for a net loss of 38 217 This loss due to the budget for Payroll includes only 2 payroll cycles but the actual expense includes 3 cycles so the payroll expenses are over This will correct itself in the next month The association and the club are doing well in managing all expenses while generating revenues The AR Aging went down by 8 235 from February The principle balance on the loans continues to decrease and will be paid off in full in March of 2024 I will again encourage those who stay here to take advantage of this time to visit the River Club restaurant and lower your food minimum balance When you think of Florida you probably think alligators Living with alligators is just another fun part of living in Florida As temperatures rise reptiles metabolisms increase and they become more energetic traveling further in search of food and mates Most alligator mating takes place in May and June with nesting in late June and July Despite about a third of nests being destroyed by predators alligators live in healthy numbers with about 1 3 million statewide Although alligators can be more aggressive during mating season and human encounters are more likely the threat remains relatively low There have been 26 recorded human fatalities involving alligators since records began in 1948 and 433 incidents of bites ranging from minor to serious 1 Never feed an alligator and keep your distance if you see one Feeding is not only dangerous it is illegal 2 Swim only in designated swimming areas Do not swim at night Most active dusk to dawn 3 Keep pets on a leash and away from the water and embankments 4 Run in a zig zag pattern if chased or followed You may be asking What do I do when I spot an alligator Please call Property Management at 941 747 6898 ext 2 or report to jhannan waterlefefl com If you are interested in our monthly reviews for the Master Association you are more than welcome to attend the Finance Committee meeting which is held the third Tuesday of each month 10AM at the River Club The state runs a nuisance alligator hotline and a network of freelance trappers Waterlefe Golf River Club is permitted as a Target Harvest Area This allows us as Association Management to work directly with State approved trappers to remove any nuisance alligators Most alligators removed are killed humanely and sold for meat and their hides For more information on coexisting with gators visit https myfwc com media 1690 alligator brochure pdf Valerie Funk Comptroller MPOA Updates 4 5 Lefe Life May 2022
CAM REPORT MPOA BOARD MEETING Grass Clippings Homeowners please speak to your lawn care professionals or if done by yourself please make sure you are trimming edging away from the pond so that grass clippings do not enter the water Preventing clippings from entering the waterways assists in preventing the algae blooms within the ponds and canals Grass clippings contain phosphorous and blowing clippings into storm drains or ponds provides a nutrient source for algae growth Some studies have estimated that one bushel of grass clippings contains 0 1 pounds of phosphorous and can potentially cause the growth of 30 to 50 pounds of algae in a lake or pond APRIL SUMMARY The MPOA Board of Directors Meeting was held on Tuesday April 26th at 2 PM The Directors Management Staff and a group of homeowners met in person while the remainder of the community were welcomed via our Live Stream platform on YouTube Villas Newsletter The Villas monthly newsletter will return in June 2022 Due to staffing changes availability the newsletter was on hiatus during April and May During this hiatus the Villas landscape calendar remained updated and available on the Villas website for reference Jackie Hannan LCAM Community Manager Your MPOA Board of Directors encourages you to participate in the monthly meetings In person attendance is now open seat reservations are not required Live Stream participation is available to all no matter your location The link is included in the email meeting reminders each month If you are unable to attend by either means you are always welcome to submit a homeowner comment in advance by emailing mpoa waterlefefl com Motions The Board approved that the Waterlefe Treasurer be directed to allow the Comptroller to transfer 17 033 27 from the TruistReserve Account to the TruistOperating Checking Account for purposes of fund reconciliation as of March 31 2022 Motion passed 5 0 The Board approved sending the Covenant Team s developed survey to all Waterlefe owners to better assess the Covenant Team s future direction Motion passed 5 0 Design Review There are 24 approved applications for residential change pending completion Sub Associations Updates The Sound Painting has been scheduled for mid August 2022 with Red Door Painting The Watch Oak tree removal and trimming was completed Landscape refreshments in front of buildings has begun and will continue over the next week The Watch II Next Board meeting Monday May 9 2022 at 10 AM in the River Club Palm Tree Trimming Mulch and Pressure Washing were approved at the April 11 2022 Watch II meeting MPOA Updates 6 7 Lefe Life May 2022
COMMITTEE UPDATES APRIL SUMMARY River Club Below are the updates for the Waterlefe MPOA committees that were shared at the April Board of Directors meeting Design Review Board The new paint books are available for review in the Association Management office Activities Committee Fun and Exciting events are happening year round New Member Reception hosted by the Board and Committee Chairs will be held May 1 from 3 to 5 PM River Club Committee Next Meeting May 12 2022 at 11 00 AM Strategic Planning Committee Jodi Carroll presented the 2022 Strategic Plan to the CDD on April 18 2022 All Committess will receive a copy DRB UPDATES Written By Michaela Valletta DRB Chairwoman Security Cameras are becoming a popular feature around homes While homeowners do have the right to install home or condo security cameras on their own property or unit without DRB approval a reasonable expectation of privacy applies Cameras are for the benefit of the owner to surveil property and must not be positioned or aimed to provide surveillance of a neighbor s property into a neighbor s window or of common property Florida Statute 810 145 provides further details for Security Camera use Let s continue to keep Waterlefe beautiful MPOA Updates 8
RIVER CLUB RIVER CLUBUPDATE UPDATE Greetings from the River Club With May upon us we are starting to wind down from our seasonal activities and getting ready to begin our new summer activities programing If you have not heard the River Club will continue to stay open with our current seasonal hours of operation throughout the summer months We will continue favorites like our Burger Nights and Trivia and add new events like Jazz Brunches Chef s Tables and Karaoke to name a few Our continued growth of summer operations will depend on member participation so stay engaged with us as we grow our summer offerings I want to bring a new chapter in our dinner series to your attention On Saturday June 11th at 6 00pm we will be hosting a Chef s Table Welcome to Summer dining experience This will include a five course meal with chef inspired culinary creations Make sure to sign up for this unique experience by emailing rcdining waterlefe com Finally for our departing snowbird residents be sure to stop by and say goodbye before you head back and for our year round residents we look forward to seeing you at the club Dan Adkins River Club Manager River Club 10 River Club 19

CDD COMMITTEE UPDATES LANDSCAPE COMMITTEE The Landscape Committee has finalized the plans for the Turning Leaf and Sand Crane Court North Work will be in the middle of May beginning with the removal of the current philodendrons and replenishing the cul de sacs with 3 foxtail palms and a hedge of cocoplum The Landscape Committee is also working on plans for the Winding Stream berm by the gate to improve the green barrier for residents and improve the view when entering and exiting the Winding Stream Gate SAFETY COMMITTEE The Safety Committee has decided with the help of staff input that the new radar sign will be rotated quarterly throughout the community The first location will be Portside Terrace and the committee will then begin analyzing the next location for the radar sign When choosing locations the committee is always looking for locations on the roadways that will be visible to drivers while also having a minimal impact on resident homes The Safety Committee is also looking at possible signage to add to the resident only gates to better direct drivers to the main entrance CDD GolfCDD Club Updates Golf Club 23 14 Around the Neighborhood
FEATURING HERB ELLY KRASOW WRITTEN BY JACK RITCHIE IN THE SPOTLIGHT Elly and Herb Krasow are a good example of Waterlefe s New Englanders They are fun to be with go getters motivated and trustworthy Regarding Elly Herb they fit this description both being born raised and having lived a majority of their lives in Connecticut They met on a blind date as teenagers and have recently celebrated 60 years of marriage They have three children five grandchildren and two great grandchildren Elly s careers were in the retail and the travel businesses Herb s career was in the practice of law with specialties in real estate and business law the Blind She also was the President of the Sisterhood of the Farmington Valley Jewish Congregation in Simsbury CT For many years prior to their move to Waterlefe Elly Herb were courageous enough to plan exotic vacations specifically cycling in Europe Canada and the USA with their own custom made bicycles They flew their bikes with them to Europe only taking what they could carry on their bikes and then toured Solo in various European countries without advanced reservations They met many people who invited them to stay in their houses as guests and they still maintain relationships with a few of them Now that they have hung up their bikes their current interests include painting travel concerts cooking reading mah jongg and being grandparents and great grandparents Herb is a graduate of Univ of CT and of Temple University School of Law in Philadelphia His past accomplishments include a JD degree at Temple a member of the Temple Law Review an Arbitrator with the American Arbitration Association a member of the American College of Real Estate Lawyers the President and a Board Member of the Farmington Valley Jewish Congregation in Simsbury CT and a Board Member and the Chair of the Rabbinic Search Committee at Temple Sinai Sarasota Elly Herb moved to Waterlefe part time in 2004 and full time in 2007 on Foggy Morn Lane They love Waterlefe s amenities such as being members of the Artist Guild former members of our challenging golf course and dining at the River Club Also Herb spent many years offering his legal and business related expertise to the CDD and to the MPOA If you have the chance to thank them for their contributions while they are walking their two Schnauzers take the time It will be rewarding After practicing law in Philadelphia in 1964 Herb began practicing law in Hartford CT first with a large law firm and then until his retirement as the founding member and Managing Partner of his law firm Krasow Garlick Hadley He has been listed in Chambers USA a publication listing America s Leading Lawyers for Business as a Leading Individual practicing real estate and business related law For many years Herb had been nominated by his peers and listed as one of the Top Lawyers in Connecticut Around the Neighborhood 27 Elly is a graduate of Russell Sage College in Troy NY She has acted in many summer theatre productions at the Huron Playhouse in Ohio She has also had theatrical roles and served as director in many theatre productions in Connecticut and New York Elly also for many years recorded for Books for 16 26 LefeLife Life March May 2022 Lefe 2022 Around the Neighborhood 17

BOATING COMMUNITY Written By Patricia McMinn The Waterlefe Boating Community is active again with monthly informational meetings and many fun filled special events This is a social group for Waterlefe residents to promote water recreation share valued information and grow friendships among boaters anglers kayakers and paddlers We take full advantage of the river and water access of our community which makes the Waterlefe Golf and River Club so unique Our monthly club meetings this year shared information on boat safety navigating the Manatee River river fishing and docking techniques There was something for everyone from the new boat owner to the salty dog with years on the water A big thanks to Jim Manning Bob Cameron and Dave Rogers for putting so much effort and planning into these mini seminars A small but mighty flotilla of boats headed out of Waterlefe down to Riviera Dunes Dockside for lunch one sunny Saturday afternoon in March We enjoyed a relaxing lunch on the patio with sunshine warm breezes and river views We enjoyed a lovely dinner presentation by Laura Bryg and Bob Cameron on their Western Passage Alaska Cruise aboard a vintage ship The wildlife and scenic photography of their unique adventure on the small boat cruise was stunning The dinner choices provided by our own Waterlefe Dining was delicious and the service for our group was outstanding During this first special event we welcomed newcomers and renewed existing friendships it was a great day Luckily Riviera Dunes Dockside was able to accommodate our group of 16 at one large table in the shade and the food and service was top notch Upcoming events include boat meetups dining events and a boat parade through our Waterlefe canals We had a great spring season and look forward to more activities on the beautiful shores of the Manatee
