COMMUNITY MANAGEMENT The May flowers are certainly in bloom around The Lefe For those of you heading to your summer digs safe travels and we look forward to your return in the fall I hope everyone was able to enjoy gatherings again in smaller numbers to fellowship and in some cases say Farewell for now Thank you all for your support of both the River Club and Golf Club this season Our year rounders will be pleased to hear we are open and ready to play Wine Dinners Chef s Tables and a new summer menu are just a few of the delicious options Dan and Chef Tod have on the horizon All mailboxes are being repaired and repainted and The Pointe is finally receiving much needed TLC You will also find valuable information about alligators hurricane safety Waterlefe CERT and volunteer opportunities We hope you enjoy getting to know residents Pat and Mary Luna in Jack Ritchie s popular article In the Spotlight as well as our Facilities Manager Jeff Warfel in the staff feature Please enjoy our May edition of Lefe Life Jen Milne MPOA General Manager COO 2 Lefe Life May 2021 Excitement is in the air as we prepare for the outdoor renovations to the Golf Club and putting green This work includes renovating the putting green and introducing a patio area for outdoor dining or cocktails by the new fire pit Construction began Monday May 3rd and will last roughly four to six weeks The grow in stage of the putting green will follow construction and will last until August We will have a detour to the 1st and 10th tees during the construction period Access to the 1st tee will now come from the cart path to the north of the Golf Club off of Fish Hook Cove When leaving the 9th green going to the 10th tee golfers will need to use Fish Hook Cove and take the first right at the main circle A diagram of the new traffic pattern to the 10th tee will be posted in all of the Club s golf carts Once we are done with the heavy machinery we will work our quickest to re open the cart path along the driving range We thank you in advance for your cooperation during this exciting time Steve Dietz CDD General Manager Community Management 3

PM REPORT April showers bring May flowers but what do Mayflowers bring Pilgrims When driving through the community you cannot help but be in awe the colorful blooms and lush green lawns of the homes look beautiful and inviting Many homeowners have been busy with outside projects such as landscaping renovations house painting front door replacements new driveway and even a few pool additions Please remember all exterior changes require an Application for Residential Change to be submitted to Property Management Here are some additional ways to continue keeping Waterlefe beautiful Keep garage doors shut when not in use Store trash cans out of sight in the garage Tree trimming Removing replacing old dying plants shrubs CRE 9 6 Lot Landscaping Fresh coat of paint Waterlefe Approved Color Schemes Pressure washing roof and home exterior It s Gator Season When you think of Florida you probably think alligators Living with alligators is just another fun part of living in Florida As temperatures rise reptiles metabolisms increase and they become more energetic traveling further in search of food and mates Most alligator mating takes place in May and June with nesting in late June and July Despite about a third of nests being destroyed by predators alligators live in healthy numbers with about 1 3 million statewide Although alligators can be more aggressive during mating season and human encounters are more likely the threat remains relatively low There have been 26 recorded human fatalities involving alligators since records began in 1948 and 433 incidents of bites ranging from minor to serious Never feed an alligator and keep your distance if you see one Feeding is not only dangerous it is also illegal Swim only in designated swimming areas Do not swim at night Most active dusk to dawn Keep pets on a leash and away from the water and embankments Run in a zig zag pattern if chased or followed You may be asking What do I do when I spot an alligator Please call Property Management at 941 747 6898 ext 2 or report to jhannan waterlefefl com 6 Lefe Life May 2021 The state runs a nuisance alligator hotline and a network of freelance trappers Waterlefe Golf River Club is permitted as a Target Harvest Area This allows us Property Management to work directly with State approved trappers to remove any nuisance alligators Most alligators removed are killed humanely and sold for meat and their hides For more information on coexisting with gators Click Here Water Restrictions Conservation With summer months upon us it is important to have a properly functioning irrigation system and know your watering days Manatee County has a very robust conservation program designed to help residents conserve water to prolong the availability of one of our most vital natural resources IRRIGATION HOURS RESTRICTIONS Irrigation of existing lawns and landscaping is limited to once a day two times per week Irrigation is only allowed before 10 a m or after 4 p m on approved days Restrictions apply to all potable drinking water and all irrigation waters that come from wells surface water sources including retention ponds rivers lakes etc Violations of this directive carry fines up to 10 000 as provided for under Florida Statute 373 129 5 WATERING DAYS BY ADDRESS EVEN addresses last digit is 0 2 4 6 or 8 may only irrigate Thursday AND OR Sunday ODD addresses last digit is 1 3 5 7 or 9 may only irrigate Wednesday AND OR Saturday Hand watering and micro irrigation or drip irrigation of plants shrubs and trees lawn areas excluded can be done on any day of the week and at any time of the day For additional water restriction information please refer to Manatee County Utility Department Did you know that your irrigation and landscape improvements not only save you money in the long run but can put money back in your pockets through rebates Check out Manatee County s Water Conservation Rebate Programs to see if your home is eligible by clicking here Jackie Hannan LCAM Property Manager MPOA Updates 7

MPOA BOARD MEETING APRIL SUMMARY The MPOA Board of Directors Meeting was held on Wednesday April 28th at 2pm The Directors and Management Staff met in person and homeowners were welcomed via our new Live Stream platform on YouTube We are pleased to invite up to 12 homeowners to attend the May meeting in person To ensure availability seats will be by reservation please email MPOA waterlefefl com to reserve your seats for May 26th at 2pm in the River Club Motions Boatlift repairs for 10 295 were approved At the time of publishing one bay is out of order Please utilize the remaining bay for in out bound traffic Property Management will keep the boating community updated as repairs commence The Board also passed a motion to register with BeckerBallot com to provide online voting This feature is an opt in enhancement to association members voting choices More information on how to register to vote online will be forthcoming If you prefer to continue to vote for MPOA Directors and proposed covenant amendments the traditional way no further action is required The Sound Garage Front Door Painting temporarily on hold Next Board tentatively scheduled for late May 2021 The Watch Next Board meeting TBD The Watch II Next Board meeting Tuesday May 18 2021 at 10am Work Orders and Trends February Work Orders Received Villas Landscape and Irrigation 74 Work Orders a 164 increase in volume over April 2020 Property Management is working with ArtisTree to determine the source of the increase Facilities and Sub Association Maintenance 72 Work Orders a 100 increase over April 2020 most are part of the community wide mailbox repair repaint project The Committee Charter and Policy Statement updates continue The Board was presented with a new Civility Policy the DRB Charter Finance Committee Charter and Strategic Planning Charter The revised Strategic Planning Charter was unanimously approved and the other documents will be reviewed and placed on the May agenda for approval The River Club and Capital Projects Committees are recruiting new members See their ads on the next page Design Review There are 28 approved applications for residential change pending completion Sub Associations Update The Shores The Shores roads are private Per Supplement 20 of Waterlefe s Declaration of CRE s these roads are to be maintained by the MPOA Paving proposals are under MPOA Board review The Shores HOA welcomed a new Shores Board member David Craighead 8 Lefe Life May 2021 MPOA Updates 9

CAPITAL PROJECTS COMMITTEE VACANCY The first Capital Projects Committee meeting was held on April 26th 2021 In attendance were members Ken Kutska Mike Jacobs Bob Griswold and General Manager Jen Milne Member introductions were followed by a discussion of the new charter and its desired outputs The next meeting of the Strategic Planning Committee will be held on Monday May 24 2021 at 2 00 PM The committee is seeking up to two additional committee members who will add an increased neighborhood representation to the committee Good candidates for this committee will have the ability to visualize and plan for change develop creditable costs and notional schedules for these tasks and present these plans to the MPOA Board staff and membership Interested homeowners should forward their desire to be considered for the committee to Bob Griswold via MPOAPresident waterlefefl com with a summary of your expertise in any of the identified areas 10 Lefe Life May 2021 RIVER CLUB COMMITTEE VACANCY This committee will be chaired by the MPOA Director for RC Operations Jeff Brand and will consist of 5 7 committee members The initial plan will be to meet monthly The committee will focus on strategic improvements to the facility as a whole The dining room fitness center pool and the Pointe will be included for committee consideration It will not be a decision making committee The intent is to work with the Capital Projects Committee and the Finance Committee to make recommendations to the MPOA Board that are in line with Waterlefe s overall strategic plan We would like to capture representatives across a broad range of resident groups including users from the dining room fitness center pool and the Pointe This will ensure we are adequately hearing from all parties within Waterlefe Interested homeowners should forward their desire to be considered for the committee to Jeff Brand via MPOADirectorRC waterlefefl com with a summary of your expertise in any of the identified areas MPOA Updates 11

CERT UPDATE The Waterlefe Community Emergency Response Team CERT wants to remind you to be prepared during this hurricane season which begins June 1 2021 We are one year into the COVID pandemic Many of our neighbors have received the vaccine but there are many in the community that have not It is hard to tell whether this will impact your ability to get supplies this year We always recommend getting your supplies early If you have any left over supplies from last season that you don t plan on using consider donating them to your nearest food shelter You might wonder what is CERT CERT members are your neighbors who have volunteered to assist residents until emergency responders can get to Waterlefe CERT volunteers will perform LIGHT rescue work and provide BASIC first aid as needed IT IS YOUR RESPONSIBILITY to prepare you your family and your home in the event of a hurricane or tropical storm Be proactive and be prepared Are you ready Think about these items issues in advance Will you stay or evacuate Where will you go Think about a route or location in advance If you are staying do you have a generator Do you want a generator If so purchase BEFORE there is a hurricane on the horizon Learn how to use it and test it periodically Keep a copy of the manual in your emergency kit Prepare an emergency supply kit in advance See the supply kit list in the Manatee County Disaster Planning Guide Prepare a list of the important financial insurance and other records you will take with you Better yet make duplicates in advance and put them in your emergency kit Do you have hurricane shutters Do you have all supplies for quick installation Do you have a list of vendors who can help you with installation Have phone numbers handy and make arrangements WELL IN ADVANCE of severe weather Do you have a plan for your pets 14 Lefe Life May 2021 The following supplies are recommended by the Manatee County Emergency Center The 7 Day Essential Emergency Supplies Kit Seven 7 gallons of water per person Non perishable food can opener and utensils Do not forget your pets First aid kit Flashlight and extra batteries Radio with extra batteries Medication prescription and over the counter Cash and important documents in a waterproof container Change of clothes and shoes Sanitation and hygiene products Comfort Items Bedding blanket sleeping bag pillow etc Extra set of car home and safe deposit box keys Emergency telephone numbers Pens pencils paper Toys crayons books playing cards board games Camping stove or grill cooking utensils fuel pots pans foil paper cups plates plastic utensils Portable toilet bucket toilet paper and plastic bags Food Supplies Select non perishable foods foods that are compact and lightweight Foods that require no refrigeration and can be easily prepared Water 7 gallons per person for 7 days Ready to eat canned meats fruit and veggies per person for 7 days Canned juices High energy foods peanut butter crackers granola bars trail mix etc Heat and serve soups Comfort stress foods in small amounts cookies hard candies sweetened cereals instant coffee tea bags etc Manual can opener Disposable utensils Resealing plastic bags and or plastic wrap MPOA Updates 15

CERT UPDATE The Waterlefe Community Emergency Response Team CERT wants to remind you to be prepared during this hurricane season which begins June 1 2021 We are one year into the COVID pandemic Many of our neighbors have received the vaccine but there are many in the community that have not It is hard to tell whether this will impact your ability to get supplies this year We always recommend getting your supplies early If you have any left over supplies from last season that you don t plan on using consider donating them to your nearest food shelter You might wonder what is CERT CERT members are your neighbors who have volunteered to assist residents until emergency responders can get to Waterlefe CERT volunteers will perform LIGHT rescue work and provide BASIC first aid as needed IT IS YOUR RESPONSIBILITY to prepare you your family and your home in the event of a hurricane or tropical storm Be proactive and be prepared Are you ready Think about these items issues in advance Will you stay or evacuate Where will you go Think about a route or location in advance If you are staying do you have a generator Do you want a generator If so purchase BEFORE there is a hurricane on the horizon Learn how to use it and test it periodically Keep a copy of the manual in your emergency kit Prepare an emergency supply kit in advance See the supply kit list in the Manatee County Disaster Planning Guide Prepare a list of the important financial insurance and other records you will take with you Better yet make duplicates in advance and put them in your emergency kit Do you have hurricane shutters Do you have all supplies for quick installation Do you have a list of vendors who can help you with installation Have phone numbers handy and make arrangements WELL IN ADVANCE of severe weather Do you have a plan for your pets 14 Lefe Life May 2021 The following supplies are recommended by the Manatee County Emergency Center The 7 Day Essential Emergency Supplies Kit Seven 7 gallons of water per person Non perishable food can opener and utensils Do not forget your pets First aid kit Flashlight and extra batteries Radio with extra batteries Medication prescription and over the counter Cash and important documents in a waterproof container Change of clothes and shoes Sanitation and hygiene products Comfort Items Bedding blanket sleeping bag pillow etc Extra set of car home and safe deposit box keys Emergency telephone numbers Pens pencils paper Toys crayons books playing cards board games Camping stove or grill cooking utensils fuel pots pans foil paper cups plates plastic utensils Portable toilet bucket toilet paper and plastic bags Food Supplies Select non perishable foods foods that are compact and lightweight Foods that require no refrigeration and can be easily prepared Water 7 gallons per person for 7 days Ready to eat canned meats fruit and veggies per person for 7 days Canned juices High energy foods peanut butter crackers granola bars trail mix etc Heat and serve soups Comfort stress foods in small amounts cookies hard candies sweetened cereals instant coffee tea bags etc Manual can opener Disposable utensils Resealing plastic bags and or plastic wrap MPOA Updates 15

STAFF FEATURE This month s Staff Feature highlights our Facilities Manager Jeff Warfel Jeff was born and raised in Lancaster Pennsylvania As a young kid his dream was to be a firefighter and almost every day after school he found himself running to the fire station hoping to catch a glimpse of the firefighters preparing their trucks for a call When he was 13 Jeff made a goal to be a Chief in the Fire Department and in that same year drafted a plan for a new program At 14 he became the first junior firefighter to start a new program in his town Until he was 18 Jeff was Chief of the juniors and quickly moved up the ranks to hold positions of Lieutenant Assistant Chief and Deputy Chief After 23 years Jeff decided to hang it up and move on to other things His time in the fire department was fulfilling and an experience he will never forget but his priority is his family and loved ones and a life fighting fires is a dangerous one Jeff went to school for Electrical Occupations and has worked in various forms of construction and maintenance He loves to fix things that are broken and loves to envision and build things that make everyday life easier For fun Jeff enjoys hunting and fishing but had to give up hunting to fish in Florida He also enjoys camping and pretty much anything outdoors He is a huge Ice Hockey fan and has been a long time Flyers fan He played a couple of years of Ice hockey for fun but says he s too old for that now Jeff has been employed at Waterlefe since August 2017 One of his favorite things about his job is having the opportunity to build and repair things and to help the Waterlefe community be a beautiful place to live and play He s always here to lend a helping hand Today Jeff is happily married with 3 children They moved to Florida in 2015 to be closer to family and escape the cold and they have been here ever since His wife is a triple threat a nurse hysterical and Colombian He is a happy husband As for his children all 3 have moved away from home working in their careers His son Cameron manages the sales of a small local business in their hometown in Lancaster Pennsylvania His oldest daughter Carolina is a traveling nurse who plans on specializing in Dermatology after she s done fighting this pandemic In the meantime she works in the Pittsburgh area and always reminds Jeff that the brand name Claritin is no better for allergies than the generic version just more expensive In fact she would say they are actually the same exact thing His youngest daughter Natalia is a paralegal for the Federal Defenders and intends on studying law 16 Lefe Life May 2021 CDD Updates 17

MANAGER LETTER With May upon us it is time to bid farewell to our seasonal residents as they begin the annual migration back north DERBY DAY RECAP With the exciting arrival of our new Executive Chef Chef Tod we are looking to add some personality back into the kitchen We are planning a Chef s Table for Chef Tod to showcase some of his signature dishes as well as a cooking demo this summer Be on the lookout for the dates of these events to be announced soon If you weren t at the River Club this past Saturday night you missed a heck of a good time not to mention a very good meal by new Chef Todd s crew and plenty of mint juleps As you can see here the wives dressed for the occasion with their summer dresses and colorful wide brim hats while both the men and ladies all did their share of betting on the big Derby s outcome Jack Ritchie and Tom Werner organized and ran the resident controlled betting which resulted in screaming fans at the finish line Overall it was a great way to start our summer season with constant loud laughter while making new friends Because of this event s popularity don t forget to sign up next year for Waterlefe s version of the Kentucky Derby dinner party Chef Tod will be rolling out completely new ala carte and Bistro menus starting this June I have been able to sneak a peek at what he is planning and we are in for a treat As we slowly return to normal be on the lookout for announcements for other fun social events at your River Club This upcoming fall if everything continues to improve we look forward to the end of COVID season and the return of Waterlefe season We are excitedly planning some Waterlefe favorite events with live entertainment buffets and new offerings for the return of season For our year round residents let s have some fun this summer Pictured Michaela Valletta and Zohreh Ambrose Our Female Tastemakers from Around the World wine dinner is waitlist only and we cannot wait to bring this experience to homeowners Chef Tod my old friend Hal and I tasted the wines and food we will be showcasing and it is going to be spectacular Looking forward to seeing you at the club Dan Adkins River Club Manager 22 Lefe Life May 2021 River Club 23

FEATURING PAT MARY LUNA WRITTEN BY JACK RITCHIE IN THE SPOTLIGHT Pat and Mary have lived in Waterlefe on Winding Stream Way for almost 20 years and have been married for almost 45 years Pat and Mary met in Madrid Spain during Pat s first overseas assignment while in the United States Air Force Mary was a young nursing student and Pat was a wide eyed kid from New Jersey that tried to convince Mary s parents that he would take care of their daughter and would be a good provider even though he had nothing but a lot of ideas They were married in Madrid in 1976 and now have two daughters and four grandchildren Their oldest daughter Christine was born in Pordenone Italy while on their second overseas assignment Christine is an Electrical Engineer like her dad and has two boys Their youngest daughter Jackie is a Doctor of Physical Therapy and was born in Colorado Springs CO at the U S Air Force Academy She has a boy and a girl Pat and Mary describe their Air Force life as the best and simplest years of their life together They had five stateside assignments and two overseas assignments together Pat spent most of his Air Force career working with Space systems Although many of his programs were classified he did have a couple of unclassified assignments He was on the original development team for the GPS program yes you can thank him for helping the people of the world find their way He was the program manager for the largest Space Launch Complex in the world at the time at Cape Canaveral Florida Pat retired from the Air Force after 20 years via in Bradenton While at Wachovia Mary s branch was recognized as the best branch in Southwest Florida Mary retired from Community Bank of Manatee as Vice President and Branch Mgr Pat retired from Raytheon in 2015 as Director for Ground Surveillance and Targeting Systems Pat s team designed developed produced and delivered over a thousand high powered airborne sensors for our Military and Government Agencies Some of these sensors have made it into Hollywood movies on Predator and Reaper Drones Pat and Mary love to travel play golf dance stay fit and entertain They have visited 40 countries on six continents they have been to 45 U S States and one territory and have driven on every major interstate Pat and Mary play golf several times a week and walk up to 10 miles per day a few times per week Mary enjoys being the Vice President of the Waterlefe Women s Golf Association WWGA home decorating and sewing stuff for their girls Pat enjoys photography and classical guitar The most fun has been spending time with their grandchildren they certainly keep you young Mary says Pat and Mary love living in Waterlefe Pat and Mary say We have never lived anywhere longer than Waterlefe We love the community the amenities the location and the people This is home for us After retiring from the Air Force Pat accepted a Senior Program Manager position with Lockheed Martin at Cape Canaveral Florida and Mary was working her way up through the banking industry in Cocoa Beach FL After 9 years with Lockheed Martin Pat accepted a senior position with the Raytheon Company in St Petersburg Florida and Mary accepted a Branch Manager position at Wacho 26 Lefe Life May 2021 Around the Neighborhood 27
