COMMUNITY MA To those whom I have had the pleasure of meeting thank you so much for the Warm Welcomes As week two since I started at Waterlefe ends I can t thank the Board Committee members and staff enough for their guidance and willingness to give their time to help in my onboarding as the new General Manager COO In a day and age where time is a precious commodity their volunteer leadership and support of Waterlefe s mission has made my transition truly enjoyable In my upcoming articles for Lefe Life I will share staff updates upcoming events and introduce new communication tools In staffing updates Bob Davis our long time Comptroller CFO will be retiring as of April 1 We wish him well and while I ve done all I can to change his mind I think his wife is winning out We have begun our search and the position has been posted on industry related sites and social media Our Communications Manager Hunter Dennis has agreed to assist in our River Club event marketing and will begin to work with Dan Adkins Club Manager and the Activities Committee lending much needed support Hunter will occupy the office across from Dan in the River Club Please thank him for adding this responsibility to his plate Immediately after each Board Meeting the Board will share items from their agenda that they feel should have special emphasis These items will be communicated via an email to the members titled News From the Board How Do you get access to the Fitness Center Some time ago we converted to an Access Card system to access the Fitness Center If you have not converted to the card system go on the www waterlefemembers com website or contact Bert Groves to receive a fitness waiver Once you have signed this waiver she will activate an Access Card under your name The 25 fee per card will be added to your member account Fitness Center Access Cards may be picked up at the MPOA office on the lower level of the River Club building Until April don t forget to Spring Forward and see you around Susan Greene MPOA General Manager COO 2 Lefe Life March 2022
ANAGEMENT It s hard to believe it is already March and before month s end it will officially be Spring One of the popular outdoor activities at Waterlefe is enjoying the preserves and waterways Whether boating fishing or even wildlife watching please be aware of your surroundings The birds especially baby sandhill cranes are exciting to watch but they also share a habitat that is home to dangerous snakes and alligators It is also important to remember that fishing is only allowed from your property a boat or community common grounds The CDD would like to remind those who use their boat in the large canal to adhere to the no wake signs The waterways in Waterlefe are one of the CDD s largest assets and the CDD continues to invest in the restoration of the land banks Creating a wake risks further erosion No wake is considered traveling at a minimum idle speed no greater than that which is necessary to maintain steerage and headway I look forward to seeing everyone around the community whether it be golfing boating watching wildlife or just enjoying the great outdoors All the best Steve Dietz CDD General Manager Community Management 3

FINANCE REPORT This will be my last Lefe Life report for Waterlefe I am retiring on April 1st as your association comptroller CFO It has been an honor and privilege to serve this community and I appreciate all the support that I have received from the Board and its community members Your association is in good hands and I feel that it is on solid financial ground going into 2022 I have been working in finance for the past 30 years and it has been my goal to finish well I feel I have reached that goal Again thank you for your support over the years and I will miss you all If you are interested in our monthly reviews for the Master Association you are more than welcome to attend the Finance Committee meeting which is held the third Tuesday of each month 10 AM at the River Club Bob Davis Comptroller CFO MPOA Updates 5
CAM REPORT Many of the homeowners around Waterlefe have been busy with landscaping changes recently With 20 year old junipers and overgrown trees owners are feeling like they need a change or just want to refresh the vibe of their home Please remember that before you begin any landscaping project be sure to contact Association Management and submit an Application for Residential Change Tree Trimming is an often overlooked homeowner responsibility that requires attention from Waterlefe homeowners due to the size and age of the community and trees I have put together an informational reference guide of sorts for trimming pruning three 3 of the most popular trees found within Waterlefe has been 1 Oak Trees When do I need to trim my Oak tree s There are many times when an oak tree could require trimming or possibly removal a Road clearance Manatee County Ordinances require 15ft clearance for Fire and Emergency vehicles b If oaks are damaging driveway walkways sidewalks foundation backflow electrical piping ground for removal apply today for removal c Oak trees steal beneficial nutrients that surrounding plants in landscaping need to thrive If you notice your grass and surrounding plants dying They may not be getting the required sun or nutrients due to the surrounding oak s 2 Palm Trees When should I trim Palm Trees Overall you should only trim or prune your palm trees when you see dead fronds that are weighing down your tree they ll be brown dry and grim looking a Cutting back a palm tree will not make it grow faster This myth has caused gardeners to do extensive palm tree pruning that doesn t help and can hurt the tree Pruning palm plants like any plant pruning must be undertaken carefully b When should you think about pruning palm plants Think about cutting back a palm tree if you notice dead or dying fronds Removing these fronds by pruning palm plants not only prevents breakage damage but also eliminates nesting places for rats scorpions and other pests Another good reason to start trimming a palm tree is when it has become a fire hazard or visual hazard in your yard If it blocks the views from your driveway or sidewalk you ll have to start palm tree pruning c When to Prune a Palm Tree Experts recommend that you wait until spring to prune your palm tree When pruning palm plants don t think you need to prune green healthy fronds There is no biological reason to do so and it can stress the tree Be sure not to remove green fronds growing horizontally or pointing up 3 Crepe Myrtles When can I prune Crepe Myrtles can be pruned at any time of the year YES you read that correctly However it is easier to prune in January February winter as all the foliage has left the tree and allows new growth to develop properly by the summer For further information on Crepe Myrtle Pruning visit https sfyl ifas ufl edu lawn and garden crape myrtle pruning Jackie Hannan LCAM Community Manager 6 Lefe Life March 2022
DRB UPDATES Written By Michaela Valletta DRB Chairwoman I m happy to report that the MPOA Board approved 21 new color schemes at their January meeting Many of them were the direct result of suggestions and requests by Waterlefe homeowners The color pages are in production now but you may view the selections in the Management offices They make an excellent addition to our current color choices Spring is a perfect time to freshen your exterior paint and landscape As always any exterior change requires an Application For Residential Change This may be found on the Waterlefe website Let s continue to keep Waterlefe beautiful MPOA Updates 7
MPOA BOARD MEETING FEBRUARY SUMMARY The MPOA Board of Directors Meeting was held on Wednesday February 23rd at 2 PM The Directors Management Staff and a group of homeowners met in person while the remainder of the community were welcomed via our Live Stream platform on YouTube Your MPOA Board of Directors encourages you to participate in the monthly meetings In person attendance is now open seat reservations are not required Live Stream participation is available to all no matter your location The link is included in the email meeting reminders each month If you are unable to attend by either means you are always welcome to submit a homeowner comment in advance by emailing mpoa waterlefefl com Motions The Board approved the motion to fund 9 367 00 from reserves to Green Thumb Landscape for removal of installation of plants and landscape materials at The Pointe Motion passed 5 0 The Board approved the motion to pay 18 500 to OC2 Pressure Washing for pressure washing of MPOA general common property sidewalks Motion passed 5 0 Design Review There are 12 approved applications for residential change pending completion Sub Associations Updates The Shores The Sound Building Painting Approved Board and DRB working on color selection The Watch Watch Association Update The Watch II Annual Meeting re scheduled for Thursday March 10 2022 at 1 PM Please return your Limited Proxy to Jackie Hannan jhannan waterlefefl com by March 9 2022 if you are unable to attend 8 Lefe Life March 2022

RIVER CLUB UPDATE Greeting from the River Club I want to start with welcoming Susan Greene to our Waterlefe family I look forward to working with her to make Waterlefe an even better place to live and play I have no doubt her experience and knowledge will help take us to the next level Welcome aboard Ms Susan As staffing issues continue to plague us as with most of the hospitality industry we thank our amazing membership for their continued support and understanding As I am sure you have noticed from the weekly emails our Wednesday and Friday nights have returned to a buffet format for dine in Thursday and Saturday nights will continue as scheduled and Sunday Brunch will also be unaffected Of course pizza and wings are always available whenever we are open excluding certain special event nights At this time I would like to thank my fantastic core staff who continue to deliver at a high level throughout all the challenges we have faced Chad Chef Tod Leah Dom Laurie Angel John Taylor leading our our back server team and of course Jasmin when she can help with her difficult nursing school schedule These committed hard working individuals truly are the face of your River Club always giving their all to keep us up and running I cannot begin to tell you how lucky and proud I am to have them all as part of my team As we continue to recruit the appropriate staff to bring you the full operational service you are accustomed to we appreciate your patience and kindness when you enjoy your River Club In closing please look ahead to the many great activities and events we have planned for March and April and book a table or two with your friends and neighbors As always we look forward to seeing you at the club Dan Adkins River Club Manager River Club 13

DRIVING SAFETY REMINDER Please remember that golf cart drivers Waterlefe residents or guests must follow Florida driving statutes This includes stopping at stop signs If a driver gets into an accident due to running a stop sign or is caught by a Sheriff patrol person not stopping at a stop sign that driver will face the consequences of their failure to abide by Florida motor vehicle laws Also please remember the minimum age for driving a golf cart on a road in Waterlefe is 14 22 24 Lefe Lefe Life Life March March 2022 2022

CDD COMMITTEE UPDATES Landscape Committee The Landscape Committee is currently working to replace the two canary palms that were lost in the community recently They plan to refurbish the two cul de sacs by planting three single foxtail palms with a surrounding hedge of cocoplum The new rotation of annuals are now in because of the unfortunate frost in January the committee did decide to pull the red and green coleus out of the beds early as many did die The new annuals are expected to stay in for four months Safety Committee The Safety Committee has analyzed the speeding data and is ready to take a first step to helping mitigate speeding The Committee will be installing a speed radar sign on Portside Terrace similar to the ones currently on Waterlefe Blvd and Winding Stream The radar sign will allow the committee to collect data and see if and how much of an impact it will have on encouraging drivers to slow down If successful the committee will hope to install signs in other areas of the community with high speeding Golf Committee The Golf Committee is working on reviewing proposals for the greens and tee renovations in the Summer of 2023 You may have also seen recent work on the golf course this work involved installing irrigation valves around the course to allow the maintenance team to be able to isolate two holes at a time in the event of any future irrigation breaks Capital Planning Committee The Capital Planning Committee met with ADC the interior designer and are looking forward to reviewing updated floorplans soon The Committee is also working with architect to determine what engineers will be needed for the project and to start reaching out for proposals 26 Lefe Life March 2022

FEATURING NANCY AND DAN WEBB WRITTEN BY JACK RITCHIE IN TH Nancy and Dan were both born and raised in and around Toronto making them our first Canadians to be featured in this section of the Lefe Life Except for 5 years in Western Canada Calgary and Vancouver they ve worked and lived within a couple hours of Toronto They first met in a Chemistry Class at the University of Toronto and have now been married for 42 yrs Nancy and Dan have 2 children and those two children have made Nancy Nana to 4 grandchildren Dan graduated with a degree in Pharmacy and quickly moved into Medical Device Sales followed by an opportunity to start a Canadian Medical Device Distribution Company first specializing in Medical Lasers for eye care specialists Talk about a successful business In the early 90s they started with nothing just 4 employees then grew their company to 150 employees Nancy graduated with degrees in science and teaching and taught until she was dragged into their growing distribution businesses according to Dan In May of 2020 a publically traded company acquired their business Pretty good timing wouldn t you agree Like many other couples Nancy and Dan are snowbirds first in a condo on Sea Turtle dating back to Waterlefe s beginning in 2001 then extended snowbird life in 2013 when they purchased a house on Sand Crane Court Now that they sold their business they spend more time in Waterlefe currently in activities such as golf goingAround boating playing bridge planning travel the Neighborhood 27arrangements and playing Grandparents Overall they are so grateful to have the op 28 26 LefeLife Life March March2022 2022 Lefe
HE SPOTLIGHT portunity to come down to Waterlefe the last couple of years with everything that has gone on that it has been a privilege to be members of a wonderful community and fantastic golf course Nancy and Dan in the past have hosted a get together in late March for all their Canadian Residents and are hoping to be able to resume this year If you are not on their list please reach out to Nancy If we were to summarize what most neighbors feel about Nancy and Dan typical phrases would include fun loving and generous We re fortunate those phrases define other Waterlefe residents too Around the Neighborhood 29
