WATERLEFE GOLF & RIVER CLUB | LEFE LIFE | OCTOBER 2024 | PAGE 3 NEWSfrom theDear Members,I love October; it’s the only acceptable time to wear a costume to grocery shop! I’ll be using mine for many purposes including our Trunks, Trucks & Treats and Monster Bash events later this month. By now, I hope you have stopped by the MPOA office to meet Kay Rector, our new Communications Manager. Joining her this month will be our new international staff at The River Club. The international staff is representing Italy, Mexico, Jamaica, and South Africa, and we are extremely pleased at the level of service and culinary expertise we have to take care of you this season. We are pleased to announce that Chad Burnett has accepted the position of Houseman. Chad has a passion for making the inside facilities shiny and bright and setting the meeting and events up perfectly. You may not see him as much as usual, but know he is happy and working behind the scenes to enhance your River Club experience. Chad will replace our cleaning service. As always, we appreciate our staff and try to accommodate their passions whenever possible.By the end of the month, Chef Tod and his team will present a new fall menu. I have had a preview and I think you will love all the new surprises. Please join me in thanking the MPOA team for the countless hours they put in making certain our community is compliant with the many new Florida statutes. All of the members should have received a notification of access to the new documents through our website. Join us on October 17 for a Lunch and Learn highlighting Dogs, Inc. WATERLEFE GOLF & RIVER CLUB | LEFE LIFE | OCTOBER 2024 | PAGE 9 Valerie Funk | ComptrollerOCTOBER 2024ReportHello Waterlefe Members! Fall is here! Well, at least in some parts of the country. Meanwhile, everyone in Florida has our fingers crossed that the last month of hurricane season will be uneventful.FINANCIAL UPDATE:As of August 31, the year-to-date revenues from operations are over budget by $87K, while the expenses are only over budget by $4,655. There was a very small balance of $607 in the over 90 days accounts receivable, but remittance has been received in the first week of September. 2025 BUDGET UPDATE:The Finance Committee is working on the 2025 MPOA budget, and the final draft will be ready for presentation to the Community at the November 19th MPOA Board meeting. Please note, the November MPOA Board meeting will be on November 19th at 2PM, which is the 3rd Tuesday in November.SPECTRUM BULK CONTRACT UPDATE: All Members are now eligible to get a Xumo Stream box. Our contract states each Member is allotted two boxes. If you have two boxes, you can exchange a box for the Xumo Stream box, or pay for an additional box.Spectrum did upgrade many channels on the Spectrum TV listing to HD (high definition), but they did not add Paramount + to the channel lineup. However, if you subscribe to Showtime on your own, you do have access to Paramont +. The Spectrum Channel lineup is on the Member site under: WaterlefeMembers.com > LIVE HERE > Spectrum Cable and Internet Info, or you may come to the MPOA Office for a printed copy of the lineup. If you suspend your personal Spectrum account for services that are above and beyond the bulk cable, all services will be suspended including the cable channels under the MPOA bulk services contract.I received the following information from another Waterlefe resident, which I hope is also helpful. You can take all of the services with you wherever you go (in the US) by using the internet and the Spectrum TV App to access all the cable channels, your DVR, as well as the included streaming services. Please note that the Spectrum TV app is not available {compatible} on every smart TV but is available on Samsung Smart TVs, and Apple and Roku streaming devices. STATEMENTS:I want to encourage everyone to use the website to access your statement and review your account. You can see on a daily basis any River Club charges and your unused F&B balance. If you have trouble resetting your password please call us at 941-747-6898. If you have any questions, suggestions on a topic, or you would like more information about anything, please feel free to contact me at comptroller@waterlefefl.com.The next Finance Committee meeting is Thursday, October 15th, at 10AM. WATERLEFE GOLF & RIVER CLUB | LEFE LIFE | OCTOBER 2024 | PAGE 11 The Great Neighbor Gossip Debunking: A Comedic Investigation In the quaint little neighborhood of Riverlefe (not unlike Waterlefe), where the grass is always greener (because everyone hires a gardener), there lies a web of rumors that would make even the most seasoned tabloid journalist blush. Today, we embark on a daring quest to debunk some of the most outrageous gossip floating around, armed with wit, a trusty notepad, and a very skeptical cat named Whiskers. 1. The Great BBQ Scandal: Did Bob Really Burn Down His Fence? Gossip: "Bob from 23 Elm Street accidentally set his fence on fire while trying to impress his newest girlfriend with a new BBQ recipe." Debunking: After an extensive investigation involving a series of backyard stakeouts and an awkward encounter with Bob’s girlfriend who thought we were the FBI, it turns out Bob was attempting to grill a veggie burger. The only thing that burned was his dignity when he mistook his son’s rubber toy for a grilling accessory. No fences were harmed in the making of that BBQ. And word has it, the girlfriend is no more. 2. The Mystery of the Missing Lawn Gnomes Gossip: "Margaret, the self-proclaimed queen of gardening, has been stealing lawn gnomes to enhance her own yard!" Debunking: With Whiskers on the lookout for suspicious garden activity, we spent an afternoon investigating. As it turns out, Margaret wasn’t stealing gnomes; she was conducting a covert operation to rescue abandoned garden décor. A surprising twist? She was actually a gnome adoption advocate. Next up: Gnome Adoption Day—a very well-gnomed charity event. 3. The Case of the Overzealous Cookie Baker Gossip: "Linda is secretly baking cookies filled with mysterious ‘special’ ingredients to ensure her reign as the neighborhood cookie champion!" Debunking: Our undercover agent (a.k.a. my aunt who once accidentally wore two different shoes to a family gathering) attended one of Linda’s infamous cookie parties. The truth? Linda’s secret ingredient is love—or, more accurately, a hefty dose of chocolate chips. The only thing special about her cookies is the fact that they disappear faster than you can say “caloric regret.” Conclusion: The Truth Is Out There As we conclude our groundbreaking investigation into the bizarre world of neighbor gossip, it’s clear that Riverlefe’s finest are simply people trying to live their best lives—often with a side of quirky antics. So, the next time you hear a wild Waterlefe rumor, remember: it might just be an episode of “Neighborly Not Sure.” NEWSShana Dam, CMCA | Community Association ManagerThe Great Neighbor Gossip Debunking:A Comedic Investigation

WATERLEFE GOLF & RIVER CLUB | LEFE LIFE | OCTOBER 2024 | PAGE 12 Waterlefe Parking Rumors Debunked Welcome to the zany world of neighborhood chatter, where every whispered word could ignite a comedy of errors! In all seriousness, there are several rumors and misconceptions floating around the Waterlefe Community, among them parking. While your neighbor may have good intentions, it’s important to remember that parking rules in a Master Property Owner’s Association (MPOA) can vary significantly. SEE THE RUMORS BELOW AND THE TRUTH OF THE MATTER: 1. Sally says I am allowed to park a boat trailer or an RV in my driveway at any time, all the time. Boat trailers and RVs are only allowed to be parked on your driveway temporarily (maximum of 24 hours) for loading and unloading purposes only. We ask that you first alert the Association Management Office prior to doing so. (Governing Documents Section 10.5 and 10.8) 2. Mark’s neighbor is a high way patrol officer. Mark told him he can’t park his car in the driveway. Is that correct? No, according to Florida Statute Chapter 720.318, An association may not prohibit a first responder, as defined in s. 112.1815(1), (law enforcement, firefighter, emergency medical technician, or paramedic) who is a parcel owner, or who is a tenant, guest, or invitee of a parcel owner, from parking his or her assigned first responder vehicle in an area where the parcel owner, or the tenant, guest, or invitee of the parcel owner, otherwise has a right to park, including on public roads or rights-of-way. 3. Bobby said he was told by a neighbor that he had to move his work truck out of his driveway. Is this allowed? No, according to Florida Statute Chapter 720.3075, the MPOA’s documents, including declarations of covenants, articles of incorporation, or bylaws, may not prohibit, regardless of any official insignia or visible designation, a property owner or a tenant, a guest, or an invitee of the property owner from parking his or her work vehicle, which is not a commercial motor vehicle as defined in s. 320.01(25), in the property owner’s driveway. 4. I was looking at a home to purchase in Waterlefe and a resident told me that I could not park the truck that I was driving in any of the driveways. Is this correct? No, according to Florida Statute Chapter 720.3075, a property owner or a tenant, a guest, or an invitee of the property owner cannot be prohibited from parking his or her personal vehicle, including a pickup truck, in the property owner’s driveway, or in any other area 1in which the property owner or the property owner’s tenant, guest, or invitee has a right to park as governed by state, county, and municipal regulations. So, the next time you hear a juicy rumor, call your Community Association Manager’s to share the truth! Click here to see the Waterlefe MPOA Parking Policy! As always, we appreciate your patience and support. They’re excited to report that the investment in modifying the irrigation system earlier this year has already paid off, allowing us to skip an annual rotation in 2024 – a wise decision that should yield dividends for years to come. Looking ahead, the committee is eagerly anticipating the upcoming installation of Pentas, which will bring vibrant new colors to our common areas. The Landscape Committee is also finalizing plans for this year’s holiday décor, promising a festive atmosphere for all to enjoy.SAFETY COMMITTEE: The Safety Committee has recommended to the CDD board to purchase another radar sign for the community. The current one that is on Foggy Morn will be kept there and the new sign will be able to be utilized in various locations to continue to analyze traffic patterns. The Safety Committee will also continue working with staff on possible signage for the Mossy Branch gate to help with pointing non-resident vehicles to the main entrance.
