COMMUNITY MANAGEMENT May good luck be with you wherever you go and your blessings outnumber the Shamrocks that grow It s March Madness and we are putting on the full court press This month is full of everything for everyone Be sure to check out the Website Event Calendar located under the Member Central tab for the all the latest events programs classes and dining options Once again Waterlefe shines through Alma Paturno and her team outdid themselves for Meals on Wheels with over 2000 lbs of food dropped off at the River Club There is no question Waterlefe residents have the biggest hearts Thanks to all who participated Speaking of hearts be sure to check out the CPR class scheduled for March 28 taught by our very own Jana The class is limited and based on popularity we will probably schedule another for the fall President Valletta and I held our first Coffee Chat and hosted over 20 members It was great to just have an open forum to talk about whatever was on the resident s mind Some of the topics included the differences between the CDD and the MPOA from our new residents updates on the renovation of the River Club Bar Bistro and main dining room solicitation by outside vendors and no parking in the roadway on Fish Hook Not all comments and concerns could be addressed right away but we listened and promised to review all the feedback In addition to the parking along the streets it was noted that vehicles including golf carts should be mindful of their fellow residents who walk especially in front of the River Club Thank you for being cautious Waterlefe travels strike again pun intended watch for a trip May 7 to see the Tampa Bay Rays play the Yankees See you soon Susan Greene MPOA General Manager COO LEFE LIFE MARCH 2023 3

A NOTE FROM THE DRB The Design Review Board DRB sends a friendly reminder that Florida s Hurricane Season is from June 1st through November 30th of each year As we all experienced last year it is highly important to prepare our homes and families accordingly Hurricane shutters are an important feature in your preparation tool kit and it is important to know the types and materials that are approved as well as the timing that is required to install and remove them before and after a major storm Residents will find Policy 06 18 is a helpful resource for details As a quick reference and reminder between seasons here are some notes from the policy to keep in mind LEXAN CLEAR PLASTIC SHUTTERS May be installed during the full hurricane season Due to the mostly invisible nature of this device they will be permitted to be left installed on the home at the homowner s discretion on all windows and doorways for the entire hurricane season METAL KEVLAR ROLL DOWNS ETC PLYWOOD SHUTTERS May be installed for a maximum period of 30 days These devices may be put up while the resident is away during hurricane season for extended periods of time at the homeowner s discretion but total time is not to exceed 30 days The coverage may include all windows and doorways May be installed for a maximum period of 10 days May only be used for a short duration Installation can occur as soon as 5 days prior to the announced threat of a hurricane and must not remain on the home longer than 5 days after the storm s passage As we are no longer in hurricane season please check your home to ensure you have removed and safely stored all hurricane shutters Thank you for helping to keep Waterlefe beautiful Michaela Valletta DRB Chair LEFE LIFE MARCH 2023 7

FINANCE REPORT Greetings to all Waterlefe residents The following is the financial update for Waterlefe For January 2023 the MPOA YTD surplus is 19 202 before depreciation The audit is in full swing and hope to report that it is done when the April Lefe Life is published I have received a lot of questions about the assessments and dining charges how much when they are due and about how the information is communicated Hopefully the following information will be helpful Everyone is assessed 825 00 quarterly for the Master Property Owners Association MPOA This assessment covers the operations of the Clubhouse and management operations This is billed one month in advance Dec 1 for Jan Mar March 1 for AprilJune June 1 for July Sept Sept 1 for Oct Dec It is due on the 1st day of the quarter Jan April July October and is late if not received by the 10th of the month per paragraph 8 10 1 of the Waterlefe governing documents If you live in the Villas you will also have an additional assessment for landscaping This is also billed one month in advance Dec 1 for Jan Mar March 1 for April June June 1 for July Sept Sept 1 for Oct Dec It is due on the 1st day of the quarter Jan April July October and is late if not received by the 10th of the month per paragraph 8 10 1 of the Waterlefe governing documents For those who live in the Watch and Watch II an additional condo association assessment for the building is billed monthly This is due on the 1st day of the month and is late if not received by the 10th of the month per paragraph 14 2 of both the Watch and Watch II governing documents For those who live in the Shores there is an additional annual HOA assessment which is due on the first of January and is late if not received by the 10th of January per paragraph 6 7 1 of the Shores governing documents Valerie Funk Comptroller

FINANCE REPORT For those who live in the Sound there is an additional condo association assessment billed quarterly It is due on the 1st day of the quarter Jan April July October and is late if not received by the 10th of the month per paragraph 14 1 b of the Sound governing documents Hopefully everyone is dining at the River Club If you are your member charges for the month are also due by the 10th of the following month For example all the dining charges for February are due on March 1st per paragraph 8 10 1 of the Waterlefe governing documents Invoices or statements are not sent monthly for the River Club dining charges Those can be found by logging onto www waterlefemembers com using your user name and password Then click on Member Central Statements You will see your current balance up to date as of the day you are logged in the balance due what is due from the prior month and the list of the monthly statements Click on the statements to see the details I am going to go into reading and understanding statements in more detail next month If you are interested in our monthly reviews for the Master Association you are more than welcome to attend the Finance Committee meeting The next meeting will be on the March 21st which is the third Tuesday at 10AM at the River Club to review the February 2023 financials LEFE LIFE MARCH 2023 13

CAM REPORT Did you know BERMUDA GRASS AND INSECT INFESTATIONS can turn your grass brown during the Florida winter season During the winter in Florida green lawns can turn brown with Bermuda grass intrusion or an insect infestation a sight that regular full time residents are accustomed to but a source of stress for snowbirds As the temperatures drop and the daily sunlight reduces you may notice areas of your grass turning brown The growth of St Augustine turf grass slows greatly and is not as vibrant green as it is in the summer There are however a couple of other issues that affect the color of your turf Bermuda grass as well as Carpetgrass intrusion can occur naturally over time as the seeds can migrate from one area to another which go dormant during the winter season Certain insect infestations also will cause sections of your grass to turn almost completely brown During the summer months they are less noticeable because these grasses are nice and green But in the winter months they lose color before the St Augustine does which causes your turf to have an uneven appearance or what can appear to be dead spots Besides Bermuda grass Carpetgrass can be easily identified by its pale green or yellowish green color It is one of the first grasses to turn brown in winter and the last to green up in the spring Bermuda grass turns brown a bit later and will green up faster than the Carpetgrass There are no herbicides currently on the market that are available to use to control Carpetgrass or Bermuda grass intrusion as they will also kill your St Augustine grass Besides hand pulling out the bad grasses or cutting them as low as possible and then putting down a bit of compost over the area to help stimulate biological activity The only other alternative to rid these undesirable grasses would be to re sod your lawn For insect infestations you can get certain insecticides to help get rid of them Remember any changes you wish to make in your landscape will require a DRB application to be sent in to the Association Management office before you start doing any work 14 LEFE LIFE MARCH 2023

The Stories Behind Our WALK OF FAME Celebrating the very first paver IN LOVING MEMORY OF MY DEAR BROTHER JEAN JACQUES Jean Jacques is my only brother On March 1 2021 he peacefully passed away in his sleep while visiting us at our Ottawa residence He was 69 years old That day I lost my best and most loyal friend In 2004 my husband and I came to Waterlefe as snowbirds Jean Jacques was an IT professional and served his clients remotely Being a sun worshipper he immediately followed suit and came to Waterlefe to spend his winters Shortly after his arrival the neighbours on Discovery Terrace started calling him JJ Jean Jacques is not the easiest French given name to prounounce in English On a sunny day JJ would sit in the driveway by the garage door playing his guitar He did not go unnoticed while cruising the neighbourhood on his Honda scooter his only means of transportation while alone at our condo Publix Walmart the beach there were no boundaries for that little scooter We all moved together to River Basin Court We got a new scooter for the occasion It makes my heart smile knowing that a neighbour now proudly drives it through our community But JJ s favorite spot was definitely The Pointe At low tide you would find him sitting on our small sandy beach in front of the watchtower He rarely missed a sunset over the Manatee River A memorial paver honoring his life brings peace to my heart I visit him daily while in Waterlefe He promised to keep an eye on my canoe L honorable juge Johanne Trudel A collection of these original stories will be kept in a binder in the MPOA office for future generations to enjoy and understand the origin and meaning behind each paver LEFE LIFE MARCH 2023 19

CDD UPDATES PUBLIC INFORMATION MEETING Tuesday March 21 6pm 8pm Peace Presbyterian Church MANATEE COUNTY informed the CDD that the Public Works Department is hosting a Public Information Meeting for the upcoming roadway improvement project on Upper Manatee River Road from north of S R 64 to the Fort Hamer Bridge This meeting will be held on Tuesday March 21 2023 from 6 00pm 8 00pm at Peace Presbyterian Church 12705 E S R 64 Bradenton Guests may arrive any time between 6 00 p m and 8 00 p m As an opportunity for the public to learn more about the proposed improvements to Upper Manatee River Road guests will be able to view design boards and plans Project staff will also be on hand to answer questions and provide other projectrelated information There will be no formal presentation LEFE LIFE MARCH 2023 31

COMMITTEE UPDATES LANDSCAPE COMMITTEE Phase two of oak tree trimming has been completed This trimming was done to continue to improve the health and appearance of these trees Work was completed in different areas along Waterlefe Blvd Big Bass Place Winding Stream and the outer oaks of the Golf and River Club parking lot The Landscape Committee hopes to be able to complete phase three in the next fiscal year The petunias that were in the annual beds did a wonderful job this winter but it is now time to bring in some new color The annuals being installed March 1st will be a spring mix which include a mixture of annuals and colors The Landscape Committee has also noticed more ruts in the turf on cul de sacs As a reminder to residents there is no parking on the cul de sacs Please also remind any vendors working at your residence to not park on the cul de sacs This will help with larger trucks like the garbage trucks maneuver the cul de sacs better and hopefully lessen the issue of damaging the turf SAFETY COMMITTEE The Safety Committee is continuing to monitor the speeding data from the radar sign on Portside Terrace The Committee has received feedback that roads particularly Portside Terrace can be difficult to maneuver on heavy vendor traffic days If residents can remind vendors when arriving to make sure they do not park directly across from another vendor vehicle this will assist in visibility for drivers throughout the community The Committee also has discussed a website residents can use to look up any crime in surrounding areas to Waterlefe The website www spotcrime com also has an app and you can set it to alert you when anything is reported close by As an FYI within the last month there have been two random shootings reported by Waterlefe residents Based on known information the gun shots were from neighboring properties and not within the community GOLF COMMITTEE The Golf Committee has been very busy with the recent Ladies and Men s Member Guest events that took place the last two weekends of February Both events had full participation and the Men s event even had a waitlist Membership is at an all time high with 272 golf members Of those 272 members 154 are local Waterlefe Residents For any residents who have yet to sign up don t forget the initiation fee is only 3 000 until March 31st As of April 1st the initiation fee is expected to be at a 7 500 minimum CAPITAL PLANNING COMMITTEE The CDD Capital Projects Committee continues to finalize plans for the Golf Clubhouse renovation Most recently the committee worked to identified cost cutting opportunities Updated plans to incorporate these changes took longer than expected but these plans are now finalized Our construction manager has sent out bid packages to create a Guaranteed Maximum Price that will be reviewed by the committee in the near future 32 LEFE LIFE MARCH 2023

IN THE SPOTLIGHT WRITTEN BY JACK RITCHIE FEATURING YOUR NEIGHBORS GLEN VICKI JOSHPE Vicki and Glen are true New Yorkers with Vicki born an upstater near the Canadian border and Glen from the Bronx Like many Waterlefers they ve each come a long way Vicki starting out in a 2 room school house and Glen living in a poor section of the Bronx where he actually slept on a couch in the kitchen of a 5 floor walk up Glen went to CCNY then attended N Y Medical College and received his M D in 1969 He continued as Resident in Internal Medicine and Fellow in Hematology In 1972 he was appointed the Chief Resident at N Y Medical College and Flower and Fifth Ave Hospitals a 1 500 bed complex in NYC Glen moved to Stamford N Y in 1974 as Medical Director of the Community Hospital of Stamford where he met Vicki Vicki worked as an Elementary school teacher at Stamford Central School a K through 12 rural school She was responsible for obtaining two major Federal grants Teacher Corp and No Child Left Behind and administered them both When asked how they met and subsequently married in 1978 they like to say that they were the last two single folks left in town Know a neighbor with an interesting story to tell NOMINATE THEM Contact LKotik WaterlefeFL com

IN THE SPOTLIGHT WRITTEN BY JACK RITCHIE Today they are very proud of their family and love them dearly Vicki says They have two sons and three Grandchildren Vicki always worked diligently for her community In 1999 she was selected as Woman of Distinction by the N Y State Senate Vicki continues to be active in the Waterlefe community She serves as CoChair of the Activities Committee organizer of the Woman s Fashion Show President of the Woman s Golf Assoc and sponsor of Junior Golf Program Glen is occasionally dubbed the Woodstock Doc as he was a physician at the now famous Woodstock Music Festival in Bethel N Y in 1969 The Producers of that show donated funds to the town to build the Bethel Medical Center and Glen also served as its first physician Glen and Vicki both retired in 2007 Glen practiced medicine as Chief of Staff in Stamford for over 35 years Upon retirement he was presented with a Proclamation by the N Y State Senate for his years of service Vicki served as teacher and subsequently as Administrator for over 16 years The Joshpes moved to Waterlefe in 2012 and believe it has been one of the best decisions of their lives Vicki enjoys golf crafts and entertaining Waterlefe is as close to Utopia as one can find The best part are the people It is a loving community where one truly cares about their neighbor states Vicki Glen enjoys hanging with his Golden Doodle Cuddles writing and all the activities offered by Waterlefe Glen adds The River Club is the best Great food and an unbelievable staff We are so fortunate Know a neighbor with an interesting story to tell NOMINATE THEM Contact LKotik WaterlefeFL com

BOATING COMMUNITY Submission by Jim Manning The Waterlefe Community Boating Group WCBG meeting was held on Feb 11th and covered the following topics WATERLEFE FISHING DERBY See next pages for flyer details Derby tournament will run from Feb 15th to March 15th Awards dinner will take place on March 29th at the River Club All residents are invited and limited to 40 people in the Bistro FISHING TECHNIQUES FOR MANATEE RIVER SPECIES Nick Limoncelli from Premier Tackle in Lakewood Ranch demonstrated rods reels and lures used to catch the major fish species on the river Locations to catch Redfish Sheepshead Snook and Tarpon were identified on Google Maps A rod and reel set along with a variety of tackle was raffled off compliments of Premier Tackle HOW TO DOCK A BOAT David Haddox from Anna Maria Island Sail Power Squadron demonstrated the proper way to dock a boat in various wind directions David also presented How To Secure a Boat to a dock with proper placement of bow stern and spring lines Techniques to leave a dock in different wind directions were also presented AMERICA S BOATING COURSE See next pages for flyer details David presented a summary of the course to be offered March 25th and April 1st No Fooling at the River Club in the Bistro Room from 8 30AM to 4 30PM Pre registration will take place at the Boating Group meeting on March 18th at 9 30AM Course provided by Certified instructors from the Power Squadron VESSEL SAFETY INSPECTIONS were performed for a number of Waterlefe boat owners by the Manatee Sail Power Squadron on Feb 18th BOAT LIFT MAINTENANCE AND DREDGING UPDATE The following maintenance items have been completed by the Waterlefe maintenance staff Painted borders of concrete deck safety yellow Concrete mounted surface cleats painted red to avoid tripping Replaced 2 lift switch that was badly corroded and barely operable Dredging and Dock Status Patrick Sullivan is obtaining quates for dredging both bays and replacing the wooded deck stairways and support beams Initial quote by one contractor for pre work site inspection evaluation and completion is approximately 100 000 Estimated completion time including securing necessary permits is 12 months 38 LEFE LIFE MARCH 2023
