I appreciate your comments, your enthusiasm, and your commitment to the program. The highest compliment we can get is that all of the H2B crew have made referrals to their family and friends in the program, to consider us as their destination of choice for next season. The Summer is heating up and so are our events, starting with a new menu beginning June 1. Make reservations today to enjoy Chef Tod’s ideas and his team’s implementation. We are glad to see Dom back after a brief absence. He looks great and feels even better. One of the MPOA’s services is to repair and maintain the mailbox light posts. This includes the replacement of the bulbs. We truly thank the residents who in the interest of time, simply replace their bulbs themselves. Inadvertently, this causes a difference in the lighting as you drive the streets. Here is the bulb that the facilities maintenance team uses: SYLVANIA ECO LED A19 Light Bulb, 60W Equivalent Efficient 9W, 7 Year, 750 Lumens, Medium Base, Frosted, 2700K, Soft White. If you want to purchase new ones for your home, they are readily available at Amazon and other stores. Otherwise, when your bulb needs replaced, this is what we will use. Several residents noted that the areas around the light posts and trees along the sidewalk as you enter the MPOA offices, walk to the pool and into the fitness center, were turning yellow and often there are dog messes along the sidewalk. As a reminder, we purchased a couple of signs and placed them along with sidewalk. Unfortunately, someone felt that they needed one of the signs more. We would appreciate if you took the sign, please rest it along the MPOA door, no questions asked. If not, we have cameras, we will purchase another sign and everyone will share in the cost. Additionally, please remember to be courteous of your neighbors’ yards and do not let pets use them as a bathroom. Accidents happen - please always clean up after your pet.On the subject of respect for Waterlefe property, we seem to have a recent rash of mailbox damage. As they say, if you see something, please say something. Finally, a reminder that summer brings very bright sunrises and sunsets, which can be blinding during certain hours. Be careful as you are navigating the neighborhood whether in a vehicle or on foot. It can be difficult for drivers to see pedestrians and we want everyone to stay safe.For those who will be summering elsewhere, we’ll leave the lights on….for those who stay and play with us…my door is almost always open, come visit. Please note: Invoices for the third quarter assessments will be emailed on June 1st to the email that Property Management has on record. These assessments are due on July 1st. If you pay by check, late fees and interest are assessed after the 10th of July if not received in the Property Management office by that date. If you are on Preauthorized Payments (PAP), payment will automatically draw from your bank account on the 1st of July. Interest and late fees will never be charged if you are on Preauthorized Payments.The administrative offices will be closed Monday August 5 through Friday August 9th. The late payment date will be extended by 5 business days to August 16th. All outstanding balances not paid as of August 16th will be subject to interest charges. The MPOA finances are strong going into the summer months. As of April 30, the year-to-date revenues are over budget.For all the members with the last name beginning with E through K, the annual food and beverage minimum ends on June 30. Any unused portion of the $500.00 will be billed as of June 30th. You can check your statement on the website for the F&B unused balance. You can also call the administration office for that update. Remember that you can purchase wine through our River Club Manager, Dan Adkins if necessary to meet your F&B minimum.Members who last starts with L through Q have until September 30th to use up the annual minimum.As always, if you have any questions, suggestions on a topic or you would like more information about, please feel free to contact me at Comptroller@waterlefefl.com.The next Finance committee meeting is Tuesday, June 25, at 10AM. Stat. (2023), our meetings must be properly noticed and open so homeowners can attend. The notice must be in writing posted conspicuously at least 48 hours prior to the meeting. To be compliant with this requirement, all applications must be received by Association Management no later than the Friday prior to the meeting.The DRB does not meet in between regularly scheduled meetings. Being respectful when walking your dog is essential for fostering positive interactions and ensuring the safety and well-being of both your pet and others. Here are some tips for walking your pet in Waterlefe: 1. Keep Your Dog Leashed: The Waterlefe Covenants require that you always keep your dog on a leash. This helps you maintain control of your pet and prevents them from approaching other dogs, people, or wildlife. 2. Pick Up After Your Dog: Always carry waste bags and promptly clean up after your dog when they relieve themselves. Leaving waste behind is not only disrespectful but can also pose health hazards to others and the environment. Also be mindful of where your dogs urinate. This can cause damage to your neighbors grass. 4. Be Considerate of Others: Be mindful of other residents, pedestrians, and fellow pet owners while walking your pet. Keep a safe distance from others, yield to pedestrians, and avoid allowing your pet to approach or jump on strangers without their consent. Set a positive example for other pet owners in our community by demonstrating responsible pet ownership, courteous behavior, and respect for community rules while walking your pet. 5. Maintain Control at All Times: Be prepared to handle unexpected situations or emergencies while walking your dog. Maintain control of your pet with a secure leash and collar, and carry essential supplies such as water, treats, and a rst-aid kit. Keep your pet under control to minimize disturbances to neighbors, wildlife, or other pets. Avoid excessive barking, chasing wildlife, or causing damage to property while walking your pet. Minimize disturbances to neighbors, wildlife, and other pets by keeping your dog under control at all times. By following these tips and being a responsible pet owner, you can enjoy the benets of walking your pet in Waterlefe while contributing to a safe, pleasant, and harmonious neighborhood environment for everyone.

WATERLEFE GOLF & RIVER CLUB | LEFE LIFE | JUNE-JULY 2024 | PAGE 21 Section 10.7 of the Declaration of Covenants, Restrictions of Waterlefe Golf & River Club Community states the following: 1. Each home may maintain not more than three (3) household pets, provided that the pets are not kept, bred, or maintained for any commercial purpose and do not become a nuisance or annoyance to other owners. 2. No reptiles, wildlife, livestock or poultry of any kind shall be kept on any lot or common area of the association. 3. All dogs must be kept on a leash of a length that affords reasonable control over the pet at all time when outside. 4. No dogs shall be permitted to leave excretions on any Common Property, except areas designated by the Master Association, and Owners shall be responsible to clean-up any such excretions. 5. Household pets means dogs, cats, and other animals expressly permitted by the Master Association. 6. Fish or domestic (household type) birds are permitted as long as the they are kept indoors and do not become a source of annoyance to neighbors.

Gather all ingredients. 2. Preheat the oven to 350 degrees F (175 degrees C). 3. Combine flour, eggs, pumpkin, peanut butter, salt, and cinnamon in a bowl; stir with a spatula until combined. 4. Transfer mixture to a work surface and work it with your hands until mixture starts to come together. Here are steps to effectively handle construction-related road closures: 1. Ideally, provide notice weeks or even months in advance if possible. 2. Alternative Routes: Offer clear information about alternative routes that drivers can take to avoid the closed area. Coordinate with Local Authorities: Work closely with local government and law enforcement agencies to plan and execute road closures safely and efficiently. They can provide assistance with traffic management, enforcement, and emergency services if needed. 4. Emergency Access: Ensure that emergency vehicles have unimpeded access to the construction site and surrounding areas at all times. Coordinate with emergency services to establish protocols for accessing the closed area if needed. 5. Pedestrian Safety: Provide safe pathways for pedestrians through or around the construction site. Clearly mark pedestrian crossings and ensure that sidewalks remain accessible whenever possible. 6. Maintain Communication: Keep the MPOA Association Management office informed throughout the duration of the road closure. Provide updates on progress, changes to the closure schedule, and any other relevant information. 7. Minimize Duration: Work to minimize the duration of road closures as much as possible. We have encountered many residents whose water bill has increased dramatically from one month to the next. After ruling out irrigation leaks and any others around the home, many have found out it was their toilets! A running toilet can be expensive. Toilets use about 1.2 gallons per flush, so if your toilet tank is constantly running and refilling throughout the day, you could be using between 35 to 50 gallons of water which adds up and can increase your water bill by as much as $250 - $400 per month. How to test to see if your toilet is leaking Put a few drops of food coloring – or something that has color, like coffee, in the tank of all your toilet bowls. Don’t use them for at least 15-20 minutes and check to see if the coloring has come down into the toilet bowl itself. If the color does come down into the bowl area then that means that leaking is occurring. There are several reasons a toilet will run, but two problems are the most common. The first issue is when the tank is constantly running – although it doesn’t look like it is, which means the valve is not shutting off when it should. There is usually no warning when this happens. The second problem is when the toilet fills, then ten minutes or so later the water flows out and it re-fills again. That’s likely due to a leaky seal or gasket, also called a flapper. Here’s how to diagnose and fix these common reasons your toilet is running. You can repair this yourself for less than $50, while a plumber or other home repair professional will charge $150 or more per hour – and it will definitely be more than an hour! How to replace a faulty flapper If the toilet keeps filling itself up, it’s probably a leaky flapper. The flapper is a flat rubber gasket inside the toilet tank that lifts to release water to fill the bowl (see photo below). Over time, the flapper degrades, allowing water to trickle past it. To find out, take the lid off the tank, and then push down on the flapper when the toilet starts running. If it stops immediately you will need to replace the flapper. There are several different kinds so make sure you buy the exact same type – see below – you can snap a photo before you head to the hardware store. When you have the new flapper, get a bucket and some towels or rags. Take some photos of the setup inside the tank, including how long the chain attaching the flapper to the flush arm. Then shut the water at the line feeding into the toilet near its base; turn the handle to the right. Next, drain the tank by flushing and holding down the flush arm to get as much water as possible out of the tank. You’ll be left with about an inch of water in the tank, which you can sop up with rags. You don’t have to disconnect the supply line that feeds water into the tank.

Make sure the flapper is flat and seated snugly into the drain hole. Re-attach the flapper chain to the flush arm with the same number of links used previously. If it’s too long, it’s going to run and you have to jiggle it to stop. If it’s too short, it won’t pull up enough for full flushes. Turn the water back on; let the tank refill, then flush to check if the flapper does its job. How to replace a bad fill valve If the toilet runs and runs, it’s likely time to replace the fill valve, which resembles a tower with a float on it. Take a few photos so you’ll know what goes where, and make sure you get the exact same type of replacement valve kit – see the two common types below. Then, drain the water as explained above. Next, remove the valve by unscrewing and disconnecting the water supply line and locknut on the outside bottom of the tank. Keep the bucket and towels underneath this area to catch any remaining water. You may be able to hand loosen the nut, but then use a pair of channel lock pliers to give it a quarter turn to the left. Hold the valve with your right hand, and take the nut off completely. Lift out the valve. Put the new valve into the hole in the bottom of the tank. As the right hand holds it in place, snug up the nut on the bottom of the tank. Finger tighten, or give it a quarter-turn with the pliers. The valve can be adjusted for height, so look at your photos to see where it was originally. Most replacements are set for standard height tanks, but if yours is taller, adjust accordingly – this should be in the instructions that came with the valve. There also will be a refill tube, which may have to be cut to the proper length, that goes from the fill valve into the overflow pipe (the tower attached to the flapper on the other side of the tank). The Board would like to recognize the support and work of our staff and residents serving on various committees through the year.After six months of negotiating with the county, the final documents regarding the expansion of Upper Manatee River Road were signed in late April and approved by the County Board of Commissioners at their May 13th meeting. Final settlement is scheduled for late June. As mentioned in previous updates, the county will compensate Waterlefe CDD $1.3+ million for property impacted by the widening of Upper Manatee River Road. These funds will be placed in a reserve account and will be used to cover renovation of landscape along the front of our community as well as significant work that will need to be done on the golf course on holes 12,13,14. It is our understanding that no primary contractor has been hired by the county for this project. We continue to be in touch with county staff and we will keep you updated.

Thank you to the Golf Maintenance staff for their work during very hot days!The weather continues to be hot and dry and we are hoping that Mother Nature brings us more rain in June. Until we see the rain, the maintenance staff will continue to water as much as possible. We thank you in advance for your patience if you find yourself waiting on a sprinkler or two.LANDSCAPE COMMITTEE:The overall appearance of the community is fairly good considering the lack of rain and high temperatures. Staff continues to work daily on stressed areas and for the most part, any issues that we had are already in recovery mode.The Committee is working to finalize some summer enhancement projects at the June meeting. This includes a couple cul de sac renovations and some plant beds in the in the end caps of the roads.CLUBHOUSE RENOVATION:The end is near, but there is still some work to do. The construction phase is scheduled to be completed by second half of June. Equipment and furniture deliveries are coming daily but there will still need to be time to get fully operational. An opening date will be advertised in the coming weeks and it is expected to be in the first half of July.SAFETY COMMITTEE:The Safety Committee did not meet in May but would like to remind residents of what to do if you see anyone that you believe should not be on the property. This mostly includes non-resident fishermen or solicitors. See the next page for information on how and where to report these individuals.

If someone is on your property: • If an emergency call 911, otherwise use the Sheriff’s Office non-emergency line of (941) 747-3011 • Do not engage with the individual(s) or attempt to confront them • As the homeowner you have the ability to trespass the individual(s) without the assistance of the CDD If you suspect a non-resident is fishing on CDD common grounds or the Golf Course: • During the hours of 7am to 6pm o If an emergency call 911, otherwise report the individual(s) to the Golf Shop at (941) 744-9771 • During the hours of 6pm to 7am o If an emergency call 911, otherwise use the Sheriff’s Office non-emergency line of (941) 747-3011 o Following contacting the Sheriff’s Office, we ask you to report the incident to the Gate House at (941) 708-6866. This allows us to keep record of the incident and we can follow up with the Sheriff’s Office if needed. The Sheriff’s Office has provided assurance more than once that a resident can call in for the CDD property and an officer should respond. If this does not happen please notify Steve Dietz at sdietz@waterlefefl.com or (941) 718-4842 so it can be addressed with the Sheriff’s Office.

THEY ONLY COME OUT AT NIGHT.You know summer is here when two things happen: The tourists leave and the night-blooming cactus flower arrives. The flowers are a special treat for locals who stick out the summer heat.The cactus, scientifically known as Selenicereus grandiflorus, has other names—Queen of the Night, night-blooming cereus—and most of the year it just looks like a knotty mess. But around the end of May and the beginning of June, this non-native, vining cactus, which crawls up into the canopy of trees, puts out large, glowing, white flowers that bloom at night and die in the morning.The flowers are so large and delicate that they can’t bear the sun, and so they wilt and droop the following morning after putting on a show at night. If they get pollinated, they’ll turn into sweet fruit.Don’t fret if you didn’t catch a previous night’s bloom. The cactus will keep flowering over the next couple weeks, and Sarasota has a peculiarly large amount of them around town. But where to find them? The Art Show is free and open to the public. This year it will be on Saturday, November 9, 2024. We hope you save the date and join us for a fun-filled day. At the show, resident artists and crafters display their creations with most offering them for sale. Due to the contagious enthusiasm created by the artwork and students from Freedom and Haile at last year’s show, they have been invited to participate again in 2024!
