This edition of Lefe Life will cover both June and July since so many of you are back to traveling The next edition will cover August and September then in October we will return to our monthly schedule Watch for News from the Board on any breaking news or important communications during Lefe Life s vacation RO U Dear Members N D THE RIVER UB CL COMMUNITY MANAGEMENT Our Car Detailing service appears to be a hit In the first two weeks the MPOA averaged 100 a week in additional revenue The service provider has added an additional benefit They have purchased their own golf cart and additional insurance to use to transport you back home to wait for your vehicle detailing to be done This way you don t have to sit in the heat Once your car is ready they will come back to your home pick you up and deliver you back to your waiting car We have been busy adding more benefits for you Watch your River Club Current for information on summer reciprocal dining We are partnering with a few area Clubs that will welcome you and your guests to visit their Club over the summer months We have five Clubs already in the program and will be finalizing the list for you by June 15 Credit cards for payment will be allowed at our partner Clubs and reservations will be required charging to your account is not available at this time and your purchases at our reciprocal club will not count toward your RC minimum We will reciprocate and welcome their members with a maximum 7 day in advance reservation policy events fitness Tiki and Pool excluded A quick reminder that the playground on The Pointe is not to be used as a dog park Our little kiddies and grandkids don t like having to clean off their shoes and clothes when accidentally encountering a doggy mess Thanks for cleaning up along the walkways outside the playground Have a wonderful June July A RAINY SEASON REMINDER When using the pool and outdoor spaces remember it is important to put down the umbrellas after you are finished using them or during inclement weather Also please ensure trash is secured to prevent debris and litter in our beautiful community spaces Damage to your property at The River Club is costly to you Susan Greene MPOA General Manager COO 2 LEFE LIFE JUNE JULY 2022 LEFE LIFE JUNE JULY 2022 3
MPOA UPDATES MPOA BOARD MEETING MAY SUMMARY 1 May 24th at 6 PM 2 Motions The Board approved 5 382 00 funded by reserves be paid to Celestial Pool for 3 Salt cell replacements required for routine pool maintenance Motion passed 4 0 The Board approved that the Waterlefe s Treasurer be directed to allow the Comptroller to transfer 15 971 62 from the Truist Reserve Account to the Truist Operating Checking Account for purposes of fund reconciliation as of April 30 2022 Motion passed 4 0 3 Design Review 22 approved applications 4 Sub association updates The Shores Reminder All exterior projects in The Shores HOA require a separate Shores only ARC form in conjunction with a DRB application The Sound Final paint options will be submitted to the DRB for review approval The Watch Next Board meeting Wednesday June 15 2022 at 9 30 AM via Zoom The Watch II Mulch installation will begin the week of May 30 2022 4 LEFE LIFE JUNE JULY 2022 LEFE LIFE JUNE JULY 2022 5
CAM REPORT The people seen walking and driving around the community with clipboards or tablets are the Association s Management staff They re inspecting the property to ensure that everything is working properly that conditions are safe and that nothing is reducing property values or your quality of life in our community In short they re making sure policies and rules are being followed from pet behavior parking and unkempt lawns to improper exterior modifications and more Association Management findings are documented with photos and detailed notes which are handled through the Violation Policy 16 20 https www waterlefemembers com getattachment dd42d8ee ccc9 4d86 a5a3b20b55348578 Violation_Process_ _Policy_16 19 aspx Most violations are easily resolved without MPOA Board action If not the next step is a hearing before the MPOA Board Those who continue to ignore rules may be fined or worse The most severe cases may end up in court though we try very hard never to get to that point If you have any questions about the rules Association Management will be happy to provide further explanation The Association Managers and Board Members also are happy to listen and respond to your concerns When you purchased your home in Waterlefe you became contractually bound to abide by the covenants that protect the Association Please review them and ensure you are in compliance You can find them on our website https waterlefemembers com Member Central MPOA_Committees_ 1 CAM REPORT PARKING NOTICE Due to an increasing number of resident complaints concerning improper parking and safety concerns I wanted to review parking regulations in Waterlefe 1 No parking on Waterlefe Boulevard will be permitted 2 There is no parking permitted within 250 feet of either side of any entrance gate to Waterlefe including the Winding Stream Mossy Branch and front entry gates 3 Parking is strictly prohibited within the circular portion of the roadways or on a cul de sac 4 All street parking shall be done in a manner so as not to block traffic on any roadway intersection fire hydrant driveway or mailbox and to leave sufficient room for mail delivery and garbage recycling collections 5 Vehicles parked on the street must be moved at least once every 48 hours or will become subject to tow Parking on the street is permissible as long as the provisions mentioned above are adhered to Boat storage RV storage trailer storage construction storage commercial vehicles are not permitted within Waterlefe property Violations of any of these parking regulations may result in the immediate towing and or removal of the vehicle or personal property All costs associated with the towing and storage of the vehicle or personal property shall be the responsibility of the owner lessee or renter Jackie Hannan LCAM Community Manager 6 LEFE LIFE JUNE JULY 2022 LEFE LIFE JUNE JULY 2022 7
FINANCE REPORT Hello everyone Once again it is time for a financial update for your wonderful community At the end of April the YTD operating surplus is 92 920 YTD the revenues are over budget by 25 662 and the expenses are over budget by 10 861 For April specifically total revenues were over budget by 5 924 and the expenses were under budget by 14 552 with a net surplus of 29 293 There were some invoices from prior months that were re classed to reserves and the payroll expenses where under budget The association and the club continue to do well in managing all expenses while generating revenues The AR Aging increased by 16 264 from March and 7 754 of that is due to the increase in revenues in the River Club restaurant The principal balance on the loans continues to decrease and is on target to be paid off in full in March of 2024 As we enter the Summer season I encourage everyone to visit the River Club restaurant lower your food minimum balance and increase your relaxation time since you won t have to cook and clean Dan and his staff are looking forward to seeing those who are still in the neighborhood for the season It is a great time to take advantage of the staff being able to give you a little more personalized service If you are interested in our monthly reviews for the Master Association you are more than welcome to attend the Finance Committee meeting which is held the third Tuesday of each month 10AM at the River Club Valerie Funk Comptroller 8 LEFE LIFE JUNE JULY 2022 CERT UPDATES The Waterlefe Community Emergency Response Team CERT wants to remind you to be prepared during this coming HURRICANE SEASON You might wonder What is CERT CERT members are your neighbors who have volunteered to assist residents until 911 emergency responders can get to Waterlefe CERT volunteers will perform LIGHT rescue work in the neighborhood and provide BASIC first aid as needed IT IS YOUR RESPONSIBILITY to prepare you your family and your home in the event of a hurricane or tropical storm Be proactive and be prepared Are you ready Think about these items issues in advance 1 Will you stay or evacuate Where will you go Think about a route or location in advance 2 If you are staying do you have a generator Do you want a generator if so purchase BEFORE there is a hurricane on the horizon Learn how to use it and test it periodically Keep a copy of the manual in your emergency kit 3 Prepare an emergency supply kit in advance https www mymanatee org departments public_safety emergency_management build_a_disaster_kit 4 Prepare a list of the important financial insurance and other records you will take with you Better yet make duplicates in advance and put them in your emergency kit 5 Do you have hurricane shutters Do you have all supplies for quick installation Do you have a list of vendors who can help you with installation 6 Do you have a plan for your pets 4 Visit the Manatee County Emergency Services web page for MUCH MORE information and to download a copy of the Disaster Planning Guide Put this web address in your browser http www mymanatee org home government departments public safety emergency management html OR www waterlefemembers com and click on the CERT Tab

CDD UPDATES Dear Members CDD GOLF CLUB The summer temperatures are here but fortunately for those who enjoy the outdoors the afternoon thunderstorms have not yet begun The Golf Club will begin our summer maintenance program right after Memorial Day and will be closed Tuesday May 31st through Thursday June 2nd The warm dry weather in June is optimal for aerifying so we will immediately do a second aerification the following week and will be closed Tuesday June 7th through Thursday June 9th This is a great time for Golf Members to use our reciprocal program with local clubs To find out more information please contact the Golf Shop for the most up to date reciprocal list and to book reciprocal tee times The Golf Club and River Club are currently working on next season s calendar A full schedule will be made available soon but two major golf events have been moved due to next years golf course renovations The WWGA Member Guest will be on February 18th 19th and the Men s Member Guest will be on February 24th 25th Please make sure to mark your calendars appropriately Registration for our Junior Golf Camp is now open The camp will be held Monday July 11th through Thursday July 14th and is 175 per campers 5 13 The camp includes golf instruction and lunch daily with pool time available the first three days The last day of the camp is our golf event where we invite family out to watch your junior play a few holes followed by camp awards Contact the Golf Shop 941 744 9771 to sign up Lastly I would like to take this opportunity to remind everyone that the Golf Course is available to registered golfers Any other activities are prohibited I thank you in advance for your cooperation Best Regards Steve Dietz PGA General Manager Waterlefe CDD Golf Club 16 LEFE LIFE JUNE JULY 2022 LEFE LIFE JUNE JULY 2022 17
CDD COMMITTEE UPDATES LANDSCAPE COMMITTEE The Turning Leaf and Sand Crane North cul de sac work has been completed There are now 3 foxtail palms encircled by cocoplum this renovation to the cul de sacs was completed as a result of the canary palms in each culde sac unfortunately dying The Landscape Committee is currently working on adding some additional plants to the main entrance along UMRR to bring in some more color when driving past the community AROUND THE NEIGHBORHOOD SAFETY COMMITTEE By the time of this publication or soon after the radar sign will be installed on Portside Terrace This sign will be on Portside for approximately 3 months to collect data and hopefully also deter speeding on the roadway The Safety Committee is beginning work to determine a location on Foggy Morn for the next rotation of this radar sign CAPITAL PLANNING COMMITTEE The Capital Planning is continuing to finalize the proposed floor plan for the Golf Club Community building renovations The committee has also selected a MEP engineer for the project and has begun the RFP process to seek out a construction manager GOLF COMMITTEE The Golf Committee has been working with Staff through the WWGA and WMGA to look at the calendar of events for next season while keeping in mind the summer closure in 2023 for golf course renovations The Committee is happy to report that with the closure of the course the club is still able to have the same number of events as regular seasons and will not have to cancel any events 18 LEFE LIFE JUNE JULY 2022 LEFE LIFE JUNE JULY 2022 19
IN THE SPOTLIGHT IN THE SPOTLIGHT Written by Jack Ritchie FEATURING YOUR NEIGHBORS SUE JIMMY COPELAND Born Midwesterners Sue and Jimmy were both raised in Peoria IL Jimmy spent his career working for Pepsi with the first 7 yrs in 5 different locations St Louis Sunrise and Lutz FLA Dallas then Chicago Their last move was here to Bradenton where they spent most of their working lives Like other residents the Copelands are impressed by how many Waterlefers have continued to live in Waterlefe for so long Sue and Jimmy met at the Taste of Peoria in 1987 after returning home from college This week Sue and Jimmy celebrated their 30th wedding anniversary a major milestone but by comparison they are still newlyweds around here They have one daughter Sami who just graduated from Indiana University Jacobs School of Music with a major in Music Composition and minors in Scoring for Visual Media and Illustration Yikes Remember the old days when learning to play the piano was quite an accomplishment Another member of the Copeland family was their German Shepherd Koda Everyone on Whooping Crane knew him and several even brought him back home when he would wonder off to see what was happening up the street whether he was checking out old friends or fish being caught in the canals Sadly they had to say goodbye last year His paw prints remain forever on their hearts 20 LEFE LIFE JUNE JULY 2022 Written by Jack Ritchie Jimmy had a very successful career mostly with Pepsi as mentioned in these impressive accomplishments 1 2 3 4 5 6 1985 CCIW 2nd Team All Conference Football Team 1987 Consortium for Graduate Studies in Business Scholar MBA 1999 Gatorade Most Valuable Sales Leader Recipient 2008 PepsiCo s Chairman Award PepsiCo s Highest Employee award 2010 Featured Cover Artist on Ann Kullberg s Color a Colored Pencil Magazine 2020 PepsiCo s Ring of Honor PepsiCo s highest sales award only one tenth of one percent of all sales associates win the coveted award Over Jimmy s tenure he converted many companies from Coke to Pepsi products to include Lowe s Sam s Club At Home JetBlue and Carnival Cruise Line His sales have generated over 600 000 000 in net revenue to PepsiCo Congrats Jimmy 7 So far Jimmy has worked for PepsiCo for 29 years in various sales roles and is currently the V P of Sales New business Sue worked for Digital Equipment Corp who got bought out by Compaq and then by HP She retired from HP in 2000 to raise their daughter Virtually being charter members of Waterlefe since 2000 Sue and Jimmy are enjoying life with such activities as being a member of the Artists Guild taking happy hour cruises in the canals frequenting the River Club and the Grill Room for the best omelets the pool and Tiki bar remaining active in their church Living Lord Lutheran where Susan is in the Praise band and where Jimmy is partially responsible for part of its landscaping maintenance a section they affectionately call Samitime Island When asked how friends would characterize them one word for Jimmy would be perseverance while gentle and kind best describe Susan LEFE LIFE JUNE JULY 2022 21

BOATING COMMUNITY An Important Message from Dave Rogers President of the Waterlefe Marina Club PREPARING YOUR BOAT FOR A TROPICAL STORM OR HURRICANE BOATING COMMUNITY An Important Message from Dave Rogers President of the Waterlefe Marina Club GUIDELINES FOR PROPERLY SECURING YOUR BOAT AND PROTECTING THE MARINA DOCKS 1 If you can remove your boat from the marina and store it on land that is your best option as recommended by Boat U S If your boat remains at the marina during a storm you must properly secure your boat as follows 2 Bring the lift up above the dock This will eliminate the chance of the swinging lift and boat damaging the dock The shorter the lift cables the less swinging in high winds June 1st marks the start of hurricane season and now is the time to plan on the method for securing your boat if a tropical storm or hurricane warning is issued for our area with potential impact on the Waterlefe Marina The two main risks to the marina and your boat during a hurricane are high winds and high water It is the responsibility of each Marina Club member to ensure their boat or the boat in their slip from a reassignment is secure during any storm There are no marina personnel to secure your boat Each member is liable for any damage that their boat may cause to the marina other boats and the environment Also be aware the power at the Marina may be shut off prior to a storms impact so prepare early 28 LEFE LIFE JUNE JULY 2022 3 Tie the boat off to the lift and dock Tie to the piling post and not a cleat This will keep the boat from swinging and also in the event of vary high water keep your boat in the slip 4 Pull drain plugs and check bilge pumps This will be key with significant rainfall Your boat can quickly fill up with water and alter its balance on the lift 5 Covers need to be secured If the cover is not secure enough to tow down the highway you will want to remove it to avoid its destruction 6 Disconnect all electrical power cords from electrical outlets Note that bilge pumps may have to operate on battery power for a day or two without a charger 7 If your boat occupies a wet slip not on a lift then it will have to be safely removed prior to a predicted storm impact in accordance to Florida Statute XXIV ch327 59 3 and ch327 59 4 A video has also been prepared demonstrating how to prepare your boat for a tropical storm or hurricane https www youtube com watch v tyxhb3fLp7Y feature emb_imp_woyt Any questions regarding hurricane preparation can be directed to the board of directors at waterlefemarinabod gmail com LEFE LIFE JUNE JULY 2022 29

IN THE SPOTLIGHT Written by Jack Ritchie Jimmy had a very successful career mostly with Pepsi as mentioned in these impressive accomplishments 1 2 3 4 5 6 1985 CCIW 2nd Team All Conference Football Team 1987 Consortium for Graduate Studies in Business Scholar MBA 1999 Gatorade Most Valuable Sales Leader Recipient 2008 PepsiCo s Chairman Award PepsiCo s Highest Employee award 2010 Featured Cover Artist on Ann Kullberg s Color a Colored Pencil Magazine 2020 PepsiCo s Ring of Honor PepsiCo s highest sales award only one tenth of one percent of all sales associates win the coveted award Over Jimmy s tenure he converted many companies from Coke to Pepsi products to include Lowe s Sam s Club At Home JetBlue and Carnival Cruise Line His sales have generated over 600 000 000 in net revenue to PepsiCo Congrats Jimmy 7 So far Jimmy has worked for PepsiCo for 29 years in various sales roles and is currently the V P of Sales New business Sue worked for Digital Equipment Corp who got bought out by Compaq and then by HP She retired from HP in 2000 to raise their daughter Sue has received accolades of her own In 2005 the Susan G Komen Breast Cancer 3 Day came to Tampa and Susan walked 60 miles in 3 days in support of breast cancer With the financial support of many Waterlefe donors she raised over 14 000 in her fundraising efforts It was truly an inspirational and incredible life event for Susan and all who participated Virtually being charter members of Waterlefe since 2000 Sue and Jimmy are enjoying life with such activities as being a member of the Artists Guild taking happy hour cruises in the canals frequenting the River Club and the Grill Room for the best omelets the pool and Tiki bar remaining active in their church Living Lord Lutheran where Susan is in the Praise band and where Jimmy is partially responsible for part of its landscaping maintenance a section they affectionately call Samitime Island When asked how friends would characterize them one word for Jimmy would be perseverance while gentle and kind best describe Susan LEFE LIFE JUNE JULY 2022 21
