WATERLEFE GOLF & RIVER CLUB | LEFE LIFE | FEBRUARY 2024 | PAGE 3 MPOA atSusan Greene | MPOA General Manager/COOThis Month's News from the GMIn honor of Valentine’s Day remember: ”Marry a man your own age; as your beauty fades, so will his eyesight." -Phyllis DillerThe next two months are chock full of events, entertainment, and food for days. There is still room to join us on our Tampa Bay Downs trip, this Sunday, the 4th and although the Tampa Bay Lighting trip is wait listed, plans change, so if you are interested, please contact me (gm@waterlefefl.com). The polo trip on the 25th has plenty of openings as of today, and the reservations for the Rodeo open on February 10. The Jones’ and the Galibraith’s were among the first to have their portraits taken for our 25th anniversary pictorial directory. They both said the experience was “great” and the photographer was “very professional”. Remember, EA Photography will be here until March, so make your reservation at myclub@eaclubs.com or call 1-800-653-5766. Please also note, photos are not taken at The River Club, but at a condo on Discovery Terrace.Congratulations to Debbie DePhilippo who won our Waterlefe Wanderers contest, and thanks to all the members and families who participated! There were fifteen Holiday Elves hidden around the property and we all had lots of fun trying to find them all.A little bad news has come to our attention. A magazine has been purporting itself to be part of Waterlefe. It has been soliciting businesses to place an ad under the guise that they represent Waterlefe, will have social events within Waterlefe, and offer the residents hundreds of dollars in photographer to be published in their magazine. These publications are not part of Waterlefe. Please see the section of the Communications Policy below. We will notify the advertisers to assure them these types of magazines are not affiliated in any way with Waterlefe. We want to be sure our residents don’t misunderstand any of the policies:The words “Waterlefe Golf and River Club” or “Waterlefe Golf and River Club Master Property Owners’ Association” and the related stylized mark have been trademarked by the Club in connection with the provision of goods, athletic activities, restaurants, bars, and club amenities. Members shall not cooperate with in any way with any magazine, any written or electronic publication, or any other commercial enterprise which use Club trademarks (or any portion thereof) in any way which is likely to cause confusion and mistake, suggest a false affiliation with the Club, or compete or interfere with the Club’s services, events, or operations. Unless prior written permission is obtained from the General Manager, Members shall not: o Provide any photographs or other images or content of any kind, o Cooperate in any way; With any person affiliated with any magazine or other written or electronic publication, or any other commercial enterprise, that is using for commercial purposes any Club trademarks, images depicting Club property or facilities or information regarding Club property, facilities, or operations. Approved images for Real Estate purposes will be provided on the public website. And to finish with good news: Our fourth quarter Employee of the Quarter was Dining Room Manager, Chad Burnett. It is often said that your attitude controls your aptitude which ultimately sets your altitude. Chad is the shine example of these traits. During the busiest of times at the Club, his calm nature, his ability to design a room, coupled with his member centered demeanor takes him to higher level. Please congratulate him. Stop by the MPOA offices, Tuesday, February 13 to celebrate Fat Tuesday. I hear you might be able to score a piece of King Cake.... Laissez les bon temps rouler (let the goods times roll)!

PAGE 4 | LEFE LIFE | FEBRUARY 2024 | WATERLEFE GOLF & RIVER CLUB MPOA atNews from The BoardBe Involved. Let your voice be heard - PLEASE vote! You deserve the best. You deserve Waterlefe.THERE IS STILL TIME TO VOTE!Annual Meeting Recessed and Adjourned Until Monday, February 12 | 6pm | @ The River ClubThank you to the 100+ members who attended the Annual Meeting on January 23rd. 10 speakers shared everything from our finances to activities and the evening culminated with a celebration of Dan Adkins, Club Manager’s twentieth anniversary at Waterlefe. One of the highlights of the evening was the announcement of the tally of votes on two proposed amendments to the Declaration of Covenants: (1) a buyer’s Capital Contribution of $2000 from future home sales to be added to the Reserve Fund, and (2) adding a provision allowing members to elect to receive official MPOA notices via email. As of that night, the vote tally was: As you may recall the Declaration requires that 2/3 of all 617 units (or 412) must vote yes to amend the Declaration. The Capital Contribution amendment was 78 votes away from passing. A remarkable 84% of those voting approved the amendment. The E-mail amendment was 37 votes away from passing. An even more remarkable 94% of those voting approved the amendment. A motion was made and seconded to adjourn the Annual Meeting to February 12, at 6 pm, at the River Club. The purpose of the motion was to allow owners who had not voted the opportunity to vote. While we did know HOW any owner voted, we knew that 216 owners had not voted. The motion carried. By passing the motion, volunteers who had been canvassing the community before the 23rd were allowed to continue contacting their neighbors to encourage them to vote. Many owners were grateful for the extra time to vote and they have submitted their proxies and cast electronic votes. Proxies are still available by email from pm@waterlefefl.com or at the MPOA offices, or by contacting your volunteer. Please fill out your proxy completely and bring to the MPOA office, or we can come pick it up. Proxies may be submitted up until 5 pm on Sunday, February 11. Becker Ballot has reopened if you want to vote electronically, but make sure you’ve signed a Consent Form for electronic voting. Electronic voting will close at 4 pm on February 12.The Annual Meeting will be called back to order at 6 pm on Monday, February 12, at the River Club. The updated vote totals will be announced at that time.Thank you to the community, our volunteers, our staff, and the Covenant Team for the countless hours put forth in getting out the vote. We want your vote to count. -The MPOA Board of Directors Email: 375 Yes 25 No 1 AbstainedCapital Contribution: 334 Yes 63 No 4 Abstained

PAGE 14 | LEFE LIFE | FEBRUARY 2024 | WATERLEFE GOLF & RIVER CLUB MPOA atThis Month's Financial UpdateValerie Funk | ComptrollerGreetings! If you attended the MPOA Annual meeting you learned that the unaudited 2023 year end surplus is $186,363 before depreciation. The audit is underway with a new CPA firm, Braxton & Holway. The goal is Februay 15th to be finished and have the final results.I know that your favorite thing about the River Club is the wonderful food, but as a Member one of your biggest concerns or questions may be about meeting your food and beverage minimum. The below is a guideline showing the beginning and end dates by member last name to help. You are still able to purchase wine if you find you are at the end of your food minimum due date and have not yet met the $500.00 threshold.I also want to remind everyone that all assessments are due by the 10th of the month for every association. The River Club charges are also due by the 10th of the month. Interest and late fees will accrue if payment is not received by this date. Please review your statement on the member website for your balance due. Please continue to visit the website and read the weekly Lefe-Lite emails for information on the Club hours and events also.If you have any questions, suggestions on a topic or you would like more information about, please feel free to contact me at Comptroller@waterlefefl.com.The next Finance committee meeting is Tuesday, February 20th, at 10AM. All are welcome to attend this meeting. You deserve the best. You deserve Waterlefe.

WATERLEFE GOLF & RIVER CLUB | LEFE LIFE | FEBRUARY 2024 | PAGE 15 MPOA atCommunity Association Management UpdateIT’S THAT TIME OF YEAR AGAIN!This is the perfect time to take a good look at your roof, gutters and fascia to see if they need that all-important cleaning. With the rains and wind we’ve been having lately there is a good chance you may have some dirt or debris build up. It is not only important for the beauty of your home, but also for the health of your roof – to keep the integrity of the tiles, as well as, increase its reflective surface which reduces heat absorption and can potentially lower your energy bills. Cleaning your roof does not mean that someone must go onto the roof itself. There are cleaning methods that allow it to be staged from the ground and still do a great cleaning job! Coincidently, it’s also a great time to inspect your landscaping to ensure it is attractive, healthy and well-maintained to keep the neighborhood looking great! Also, please keep in mind that any exterior changes like painting, replacing roofs, replacing plants or trees will require a Design Review Board application to be filled out and sent to the Management Office. The DRB meeting is Tuesday, February 20, 2024 at 11:00 a.m. Thank you for all you do to Keep Waterlefe Beautiful!!MaryAnn Burchell | Property Manager / LCAMYou deserve the best. You deserve Waterlefe.

PAGE 20 | LEFE LIFE | FEBRUARY 2024 | WATERLEFE GOLF & RIVER CLUB RIVER CLUB atRiver Club Dining Management NewsDan Adkins | River Club Dining ManagerHello Members!First, I wanted to thank everyone for their sentiments on my 20-year anniversary. It's been a wonderful journey working at Waterlefe, and I am excited about continuing to do my best to make this the best Club experience around. February is stacked with dining & entertainment opportunities and we are excited about all the Member participation we've seen this season. We are breaking revenue numbers every month, and it's been a joy to see everyone enjoying their time here. While we should all be happy about this success, the popularity of our events does pose a problem: We fill up fast! And because The River Club can only accommodate a limited number of people (estimate 120 people comfortably - and this varies / could be less depending on the event), it can be a big disappointment for the masses who call for a reservation (as little as a minute after receiving the Event Announcement email) only to learn we've moved to a wait list. How is that possible?! We have A LOT of big fans who contact us the moment the event opens. Whether calling or emailing to request a reservation, our system puts inquiries in the exact order received and delivers them to us in one place / generates one list. As soon as possible, and out of fairness to all, we work through the list in the exact order received - we make no exceptions and treat every inquiry with equality. As we've recently heard from many Members with concerns, frustrations, and questions on how they can have the best opportunity to attend, when reservations open, etc., we've added some information to our website and have added some new information to our policies (featured in this edition for convenience) to help clarify everything. For some time, we have noted the date we will begin accepting reservations in the event details on our website calendar, but beginning with March events, we are also noting this info right on each event flyer so you can mark your calendars as soon as you see the ads (on our bulletin boards, on the website calendar, in Lefe Life, etc.). Reminder: Events open approximately 30 days before the event date, at 8am on opening day. Members do not have to wait for the email announcement to contact us - the email is simply a courtesy notification of an event's existence in case Members haven't been checking in online lately / planning ahead. We do not and will not accept reservations made before opening day at 8am.I strongly encourage everyone to review these updates as soon as you can, and stay active on our (constantly improving) Member website for new information as it is released. Hover over the Dine Here tab for some great subcategory shortcuts like the filtered Dining & Entertainment Events Calendar, Regular Dining Menus, A NEW page dedicated to Upcoming Special Events, and more. See you all at The Club soon!At The River Club, every event is a special event.

WATERLEFE GOLF & RIVER CLUB | LEFE LIFE | FEBRUARY 2024 | PAGE 31 This Month's CDD UpdatesLANDSCAPE COMMITTEE: The landscape committee is getting proposals from SSLM to start their projects for the year in the coming months as the threat of any frost goes away and we enter planting season. You will notice at the end of winter a massive cut will be made to the Firebush hedge alone Waterlefe Blvd by the Golf Course Maintenance building. This cut will be intentionally cut very low to the ground to promote growth for the hedge. The Landscape plans that after this trimming of the hedge, to let it then grow back up with minor shaping trims to create a thick hedge. The goal of this firebush hedge is to create a visual abatement between the maintenance buildings and the homes along hole number 1. SAFETY COMMITTEE: The radar sign on Foggy Morn has been flipped around to begin gathering traffic data headed towards Portside Terrace. During the recent traffic data that was taken over the last half of 2023 the committee was pleased to see a decrease in the percentage of drivers speeding on Foggy Morn. There was also a steady percentage of drivers that are recorded as slowing down after originally speeding on the roadway. The committee hopes with the recent flip of the radar sign to see if traffic patterns are different or similar going in the other direction and will then decide if there are needs for any permanent sides on the roadway. Below are some snap shots of data that was collected last year. You deserve the best. You deserve Waterlefe.Page 1/2

Staff and golfers are continuing to enjoy the Shank Shack and the new temporary pro shop while clubhouse renovations continue. The golf committee is also working with staff on beginning the early brainstorming for the reopening of the clubhouse to celebrate with residents and members. CAPITAL PLANNING COMMITTEE: Progress is continuing on the clubhouse building with initial framing beginning inside the building and the expanded bathrooms starting to take shape. If you have been out to golf or practice on the putting green you may have also noticed the masonry block going up on the South side of the building.

Art Instructor, Nancy White, taught us how to create a color wheel of 12 colors from just 3 watercolor pencils by layering and blending red, blue, & yellow. Once the class was comfortable with these techniques, we all painted our own unique version of a sunower. Keep Art Alive
