COMMUNITY MANAGEMENT Dear Members Thank you for your contributions to the employee Holiday Fund Your thoughtfulness was truly appreciated and made your employees holidays merry and bright Starting this month a limited number of printed copies of Lefe Life will be available at the reception desk We know many of your neighbors do not use the internet and we don t want them to miss out on upcoming events or exciting news Please let them know where they can pick one up or have them call me I ll be happy to put one in the mail as supplies last The Board recently approved the River Club Committee s suggestion to create a Walk a Fame embedded into the pathway leading from the pool to the Pointe One section at a time will be changed from concrete to pavers You can purchase a commemorative personalized paver for family and friends What a terrific Holiday gift and surprise An order form can be found at https polarengraving com waterlefegolfandriverclub Proceeds will go to enhance the Pointe Thank you to the Stasiuk family for giving us the suggestion The pavers are open to any current or former Member of Waterlefe so be sure to share with those who have moved on The new Cardio equipment for the Fitness Center will be in place on December 7 On the 6th the existing Cardio equipment will be removed they extended a trade in option for us and the new equipment will be ready to use the afternoon of the 7th Join our Pre Cor rep from 2pm 4pm for a demonstration Watch your mail for information on a change to the River Club minimum schedule We heard from so many of you that the minimum was difficult to obtain during the month of December as so few options were available due to special events The minimum will remain at 500 but it will be staggered based on the first initial of your last name A detailed breakdown will be sent to you so you will know exactly when your minimum is due for 2023 and 2024 Beginning in the first quarter of 2023 we will introduce Rise and Shine a coffee chat with Board President John Valletta and me Watch for details and join us for coffee and muffins Until then Happy Holidays I look forward to seeing you around the Club Susan Greene MPOA General Manager COO LEFE LIFE DEC 2022 3

2023 Budget Information Looking Forward to a New Year Dear Waterlefe MPOA Members After months of planning forecasting and budgeting for next year our MPOA managers presented the 2023 budget to the Finance Committee for review at the October meeting The Committee recommended that the budget be adopted and the MPOA Board voted to approve it at the Board meeting on October 25 Current year results Budgeting for the current year 2022 was extremely challenging for our management team Budget planning was ongoing during the late summer months of 2021 when inflation was creeping into the 5 to 6 range and the future impact from Covid was still an unknown At the same time guidance from federal officials was telling us that inflation would be transitory or temporary so our managers took this into consideration as well There was no way to anticipate that by February of this year inflation would be running away at well over 8 a rate that has not diminished yet and has affected nearly every expense category Actual River Club revenue based on being open 5 days a week year round is anticipated to fall slightly short of budget and there was a budgeting error involving the principal payment on our loans Our managers have done a great job dealing with these variances but ultimately all this has contributed to an anticipated operating deficit at the end of this year 2023 Planning Based on the final approved budget our MPOA dues will increase 86 per quarter effective January 1 2023 As explained above there were several key metrics resulting from this year s operations that affected next year s budget plan the most impactful being the anticipated carryover year end deficit Some good news for next year is the approval of our new Spectrum CATV WiFi contract When it becomes effective early in 2023 we will see improvements in our cable channel lineup and WiFi speed and a reduction in cost of about 5000 per month to the Association If you subscribe to additional Spectrum services or equipment you may see a reduction in your personal monthly bill as well Spectrum is also offering the Association a sizeable up front incentive upon the effective date of the contract This has been incorporated into the overall budget In budgeting expenses for 2023 our managers assumed that inflation would continue at its current rate of 8 5 so they carefully evaluated all expense items to minimize overall cost increases as much as possible To see the details of the approved budget log in to the member s section at Waterlefemembers com Click the MPOA tab Committees Finance Committee Kind regards John Valletta MPOA President Treasurer LEFE LIFE DEC 2022 5

Spectrum Cable Cable Internet Internet Spectrum Bulk Contract Roll out Bulk Contract Roll Out The new Spectrum Bulk Contract will go into effect in late December This will mean a reduction in the cost of cable internet service to the community the cost of cable internet included in your MPOA fees and possibly a reduction in your monthly bill Some highlights include CABLE SERVICE INCLUDES One Digital Set top Box Option of One HD DVR or Cloud DVR Set top Box CHANNEL LINE UP INCLUDES Spectrum TV Select Cable Premium Channel HBO Includes Sports View Golf Channel INTERNET SERVICE INCLUDES One Modem and Wireless Router Increased Internet Speeds 500 Mbps Download 20 Mbps Upload Spectrum TV App with Complete Streaming 6 LEFE LIFE OCT NOV 2022

Spectrum Cable Internet Bulk Contract Roll Out continued So how will this effect you For cable services this should be a smooth transition Customers paying for additions channels Tier 1 will no longer pay for that service All homeowners can have one digital box and one HD DVR or Cloud DVR box If you are paying for a DVR box again you will see a reduction in your Spectrum bill For example I currently pay for Tier 1 Channels DVR Service and a Spectrum receiver I will not have to pay for the additional channels Tier 1 or the DVR Service but I will have to continue to pay for the additional Spectrum receiver that is my third cable box We will be getting out a FAQ document to help you navigate through the changes The new 500 Mbps internet service will give everyone faster internet for surfing browsing and streaming BUT it may involve changing out your current modem and router About half of the residents have the new Spectrum Modem and Wireless Routers they will receive a postcard from Spectrum welcoming to the new service and letting them know they are good to go Residents with older equipment will be receiving a postcard from Spectrum letting them know that they will need to change out their equipment at their earliest convenience Spectrum will ship the new equipment once you contact them and will provide mailing labels for you to ship your old equipment back to Spectrum The bad news this will be a self install but your current equipment will still continue to work just not at the 500 Mbps speed until you make the change Spectrum will provide technical support at an additional fee currently 49 Spectrum and the CATV Internet Committee will work together to provide more detailed information FAQ s an example of the Post Card you will receive and the Spectrum Bulk Contract support telephone numbers Please NOTE anyone with Ring or other security devices appliances lights pool equipment applications or anything beyond your basic computer equipment will need to contact the person that originally installed that device to get it setup on the new Spectrum equipment Stay tuned for more information as Spectrum rolls out our new services Dyana Eborn Young MPOS Secretary LEFE LIFE OCT NOV LEFE LIFE DEC 2022 5 7

CAM REPORT Hello Waterlefe Homeowners When I drive through the community I cannot help but be in awe as the community looks so beautiful and inviting I see that many residents are putting in new roofs landscaping and other outside projects such as renovations house painting front door replacements resurfacing driveways and even a few lanai extensions Please remember that all exterior changes will require you to fill out a DRB architectural change application beforehand You can submit it to Property Management and we will forward to the Design Review Board for their approval Click below for this application There are a few additional ways you can help to keep Waterlefe beautiful It s that time of the year for Pressure washing roofs and your home exterior including driveways What better way to brighten the community Please remember to have garage doors closed when not in use After the garbage is picked up please ensure the trash cans are brought in and out of site from the road It may be time for a fresh coat of paint come into the Association Office to sign out a Paint Color Scheme book to review all the beautiful colors you can use With the lower temperatures this is a wonderful time of the year to have trees trimmed and remove or replace old plants and shrubs that are no longer vibrant We so appreciate you and all you do to keep Waterlefe such a fabulous and stunning community MaryAnn Burchell LCAM Association Property Manager 10 LEFE LIFE DEC 2022

FINANCE REPORT Happy Holidays Waterlefe Members The following is the financial update for Waterlefe As of October 31st the MPOA YTD surplus is 47 8k The month of October had a surplus of 2 7K As mentioned last month the 2023 budget was approved by the board and can be found on the member website The principal balance on the loans continues to be paid as scheduled The Spectrum bulk contract was signed after months of research and negotiations and will bring a savings of 5K 6K month for 2023 plus upgrades in speed and channels Also we will begin the preliminary processes for the 2022 audit soon As there are only two months left to meet your food minimum please continue to visit the River Club restaurant There is a new menu in place of the buffets If you are interested in our monthly reviews for the Master Association you are more than welcome to attend the Finance Committee meeting The December meeting will be on the 20th which is the third Tuesday at 10AM at the River Club Valerie Funk Comptroller LEFE LIFE DEC 2022 11

ART SHOW DINNER The 16th Annual Art Show Sale Raffle and Dinner was held on Saturday November 12 What a day it was we estimate that over 300 people attended the Art Show in support of our resident artists who exhibited their unique creations Several artists demonstrated how they create their works Vicki Sanborn worked with scratch art while Jimmy Copeland was busy with a pencil drawing Kathy Flora set up an easel and canvas at the start of the show and began painting a scene See how it developed throughout the day The daylong event transformed from an artistic journey during the day to a completely sold out dining affair in the evening The River Club Staff outdid itself in presenting a delicious menu and fine service The atmosphere was fun filled as raffle and door prize winners were announced Manatee River Artists Guild is proud to be part of Waterlefe and is committed to Keep Art Alive in our community and in our local schools 22 LEFE LIFE DEC 2022

COMMITTEE UPDATES Here is the latest LANDSCAPE COMMITTEE The Landscape Committee has been working on storm cleanup after the two recent storms This includes the trimming of the deadwood on the Hong Kong Orchid trees along the Upper Manatee River Road buffer South of the Main Entrance Other trees that have been removed were the uprooted ligustrum trees along Waterlefe Blvd Any trees that were able to be staked back up and saved are being monitored to ensure they continue to stay Red and White petunias have been installed around the community These will be a nice pop of holiday colors to add around Waterlefe CAPITAL PLANNING COMMITTEE The Capital Planning Committee has continued to work with the construction manager and staff to finalize plans while keeping on the current schedule The committee has looked into roofing options design options for the outside of the building to help build focal points and HVAC Engineering plans are almost complete and the committee hopes to have completed plans by the end of the year LEFE LIFE DEC 2022 29

IN THE SPOTLIGHT WRITTEN BY JACK RITCHIE FEATURING YOUR NEIGHBORS JANIS KEN BUMGARNER Janis Ken were both born in PA but ended up meeting and living in the DC area How did they meet What started out as innocent flirtation on Janis part after Ken s football practice in college has easily lasted 58 years of marriage They have a daughter and two grandchildren all part of the K Team Kelly Keegan Kira and Ken himself Ken taught 5 years in the public schools and then worked 5 years at George Washington University while working on his doctorate In 1970 Ken began 30 years at George Mason University as Dean of Students Assistant Professor in the College of Education and then as Vice President for University Services He helped promote and manage the University s growth from a stunning 2 500 to 28 000 students while becoming a highly reputable academic institution with two Nobel Prize winners on the faculty After years of sailing and spending weekends in their cottage on the Chesapeake Bay they retired in 2000 and moved to Waterlefe where Ken volunteered to serve as an officer on Waterlefe s MPOA Board then in 2006 was elected as a Supervisor of the CDD Board and currently serves as the Chairman Very few residents have volunteered nearly as much of their personal time as Ken has Ken s projects include over seeing the Golf Course one of the best in the area plus the common landscaping erosion control our roadways and the gate s access He also works closely with our Manatee County Commissioner and various county offices on issues that impact our community LEFE LIFE DEC 2022 31

COMMUNITY SPOTLIGHT CONTINUED JANIS KEN BUMGARNER Janis also worked her entire career in the education field but with a bit more packing and unpacking Due mainly to different and changing needs for teachers and schools at that time Janis actually taught 8 different grades and subjects and managed to survive science summer camp But Janis has always adjusted to the disruption and occasional chaos and in fact still communicates with some of her students from over 50 years ago Janis earned the respect of students and parents to the point where she was named Teacher of the Year When deciding where to retire they wanted somewhere that would be warm most of the year but like all of us they didn t predict climate change making us fumble with our hurricane shutters more than we expected But they hit the jackpot when wanting to be close to golf courses theaters museums great restaurants amusement parks and the beaches What they could not predict was how nice Waterlefe s residents are Ken quoted that there isn t a resident that they know who would not stop by and offer help if you left your garage open That support goes both ways Janis initiated Adopt a Family in 2002 which benefits local school children When I asked a group of residents to describe Janis and Ken a common reply included Ken being persistent and willing to volunteer Janis is described as being welcoming energetic and a great cook 32 LEFE LIFE DEC 2022
