COMMUNITY MANAGEMENT Dear Members We have lots of updates in regards to personnel As you may already know from recent emails many of our tenured team members have chosen to retire or pursue new opportunities Bert has given her official notice that September 2nd will be her last day As she stated in her letter to the Board I am ready to begin my next chapter closer to home For those who don t know Bert has commuted from Nokomis for the last 18 years Waterlefe is indeed a very special community The many supportive Members co workers board members and management personnel I ve had the pleasure of working with and getting to know will always hold a very special place in my heart Bert asks that you be sure to stop by the MPOA office to say goodbye and share all the good memories you have with her Her replacement will be announced soon Shawn Lacina our longtime Assistant Comptroller will also be retiring and the search has begun for her replacement An up to date organizational chart was sent with the most recent News from the Board We will miss everyone and are so grateful for their contributions over the years These changes mean we will be welcoming lots of new faces Joining our team as Facilities Manager is Pat Sullivan He will also serve as Association Assistant to the Marina Club in addition to his Facilities Manager role Pat is a licensed CAM and brings 14 years of facilities and maintenance experience from the Washington DC area You are sure to see Kevin Dale and Pat out and about We also welcome MaryAnn Burchell LCAM as our Community Association Manager MaryAnn has five years of experience as an Association Manager which includes several years at Tidewater Preserve a community very similar to Waterlefe and her portfolio includes a multitude of management experiences Did you know we d like to get to know you better Taco the Town begins at the end of August Your MPOA staff will be out in the community with a taco truck getting to know you better Watch for your mailed invitation and additional information on dates and locations and join us for a free taco beer or soft drink Just a reminder if you leave a message for the MPOA in our community mailbox outside the MPOA office and it is not signed we are sorry but we can t respond Unfortunately we will not be able to address your questions or comments so please be sure to sign your note and leave us your contact information Our program with H2B Visa service employees is coming along nicely We have issued three contracts for hire which includes two ladies from South Africa and one from Poland One more and we will have a new complete team for the fall More to come as we introduce our newest team members Take care and stay safe Susan Greene MPOA General Manager COO 2 LEFE LIFE AUG SEPT 2022

MPOA BOARD MEETING JULY 2022 SUMMARY MPOA Staffing Changes As you know there have been several staff changes in recent months We wish those who have left our community all the best and welcome new team members to the Waterlefe family For your reference we have attached the current organizational chart including the new team members and their roles Should you need assistance feel free to reach out and they will do their best to help The Pointe Shoreline For many years we have monitored the eroding shoreline and have reached the point where attention action is needed The MPOA worked with Rick Schappacher P E of Schappacher Engineering to develop a scope of work for the project The Board has approved a motion to accept the bid from Abbotts Construction The project will occur north of the lookout tower and should begin in the next few weeks Fitness Center Equipment Some of our fitness equipment is nearing the 10 year mark and we recognize the need to upgrade it After reviewing three bids we approved a motion to purchase lease new weight training and cardio equipment from Precor Thank you to our trainers and Members who assisted our General Manager with recommendations The weight training equipment should arrive in 4 6 weeks and the cardio equipment should arrive later this fall Sincerely Your Board of Directors LEFE LIFE AUG SEPT 2022 5

FINANCE REPORT Hello everyone It is time once again for a financial update for your wonderful community Let s see if I can make financial information exciting or at least interesting GOOD NEWS Halfway through this year the MPOA YTD is operating at a surplus We have come to the slow time of the year when Club revenues decline due to the snowbirds that have headed north Yet the expenses other than cost of goods sold stay the same or possibly increase like electricity to keep us cool For June specifically total revenues were just a tad under budget and the expenses were marginally over budget but the June net gain is 6 164 which is commendable The Association and the Club will continue to review and manage all expenses while generating revenues The AR Aging is at the lowest amount year to date The principal balance on the loans continues to decrease and is on target be paid off in full in March of 2024 More good news is that we are starting the process of creating the 2023 budget As I hinted in the above paragraph club revenues in the summertime usually dip a little So now is the time to take advantage of the offerings at the Club The staff will be able to give you a little more personal service and you can keep yourself and your home cool by not having to turn on the stove or oven Visit the River Club restaurant lower your food minimum balance and perhaps your blood pressure too If you are interested in our monthly reviews for the Master Association you are more than welcome to attend the Finance Committee meeting which is held the third Tuesday of each month 10AM at the River Club Valerie Funk Comptroller 10 LEFE LIFE AUG SEPT 2022

CDD UPDATES DEAR WATERLEFE RESIDENTS GOLF MEMBERS I am excited to share these preliminary renderings of the new bar dining area of the Golf Club Over the past several months the CDD Capital Planning Committee has been working with an architect and interior design company to create the plans for the Golf Clubhouse remodel As work continues to get the design plans to completion the expectation is still to begin construction at the same time the golf course closes for renovation in April 2023 You will notice in the floor plans the combining of the Grille and Lefe Room expansion of the kitchen a new bar with bar seating a service station for golfers making the turn and a new community room to host community meetings and small gatherings Lastly please remember these plans are still considered preliminary and some changes are to be expected Best Regards Steve Dietz PGA General Manager CDD Golf Club

CDD ANNUAL BUDGET 2022 23 Please be advised that the CDD board will review and finalize the next year s budget at a regularly scheduled monthly meeting on Monday August 15th starting at 1 00pm in the Lefe Room at the Golf Club The CDD fiscal year is October 1 September 30 Residents can attend in person or by calling in The phone number and instructions are distributed via email a few days before the meeting THREE CDD BOARD MEMBERS RE ELECTED This year three seats on the CDD Board of Supervisors were up for election Seat 1 Ken Bumgarner Seat 3 Ruth Harenchar Seat 5 Tom Tosi All three current board members chose to run for reelection At the end of the candidate declaration period earlier this summer no other candidates filed to run for these positions Under election regulations unopposed candidates win the post for which they applied This means Ken Ruth and Tom have been elected to new four year terms starting in November Congratulations to Ken Ruth and Tom and thank you for your service to the Waterlefe community WIDENING OF UPPER MANATEE RIVER ROAD The CDD Engineer Rick Schappacher and CDD Chairman Ken Bumgarner continue monitoring plans and meeting with the County on the widening of Upper Manatee River Road Status and updated information will be sent out to Waterlefe residents later this summer Ruth Harenchar 347 563 7377 cell LEFE LIFE AUG SEPT 20 LEFE LIFE AUG SEPT 2022 27

CDD COMMITTEE UPDATES LANDSCAPE COMMITTEE The Landscape Committee is working on finalizing proposed projects for next year They hope to have items like the Phase Two of oak tree trimming continuing to renovate the Winding Stream Berm by the back gate and various other projects to continue to maintain the beauty of Waterlefe The Landscape Committee is also working on the replacement of foliage along UMRR Jasmine plants are currently being prepared to be removed so you may notice some of the plants along UMRR turning brown and dying This is being done to ensure once the Jasmine is pulled out that any weeds that may also be in the beds are addressed before new plants go in The Committee will be replacing the beds with Alamanda and Blue Plumbago to bring in a pop of color SAFETY COMMITTEE The Safety Committee is continuing to monitor driving behaviors within the community and would like to remind residents to be aware of speeding The Committee has reviewed the Sheriff s reports and has updated numbers to report to the community as shown below These numbers reflect reports from May of 2021 through April of 2022 The Safety Committee is also continuing work to install a radar sign on Portside Terrace This sign once installed will be able to gather data for the committee to review and will be able to be rotated throughout the community CAPITAL PLANNING COMMITTEE The Capital Planning Committee has reviewed proposals from Construction Managers and has made a recommendation to the CDD board to begin negotiating with a company The Capital Planning Committee is also working on updating a Milestone Calendar to ensure they are able to keep the project on schedule GOLF COMMITTEE The Golf Committee has been working with Staff to finalize a budget for the upcoming year This budget will include the planned closure of the course for the 2023 major greens renovations The Golf Committee has also been very helpful in relaying feedback from fellow members regarding the recent pairing up of golf carts and plans for next years greens renovations 28 LEFE LIFE AUG SEPT 2022

IN THE SPOTLIGHT WRITTEN BY JACK RITCHIE FEATURING YOUR NEIGHBOR BOB DAVIS Bob was born and raised in Rochester NY a k a Upstate New York Due mostly because he had a career in aviation Bob relocated 10 times with Florida being his 10th state Bob s career was in aviation and had four segments 1 During the Viet Nam war Bob flew B 52 bombers see photo for the US Air Force flying 198 combat missions He had five missions during the B 52 assault on Hanoi knick named Linebacker II during the last 10 days of 1972 Linebacker II got North Viet Nam back to the peace table and the release of our POWs Pilot training T 38 supersonic trainer 2 Then Bob was selected to be one of only 18 pilots nationally to be an initial cadre of flight instructors in the prestigious B 1B training program Believe it or not the movie Top Gun with Maverick as its star was based in part on Bob Davis Not 3 After 20 years in the air force Bob became a commercial pilot for Pittsburgh based US Airways mainly flying routes in the eastern states Unfortunately Bob s pilot position for USAir was eliminated when the major carriers laid off thousands of personnel after 9 11 He was one of the 2 000 pilots US Airways furloughed He elected to take an early retirement 4 Bob then had high level positions at the FAA Headquarters Federal Aviation Admin where he made certain the FAA was providing the most efficient aeronautics including aviation technology Once in Waterlefe Bob s interests include Bridge Pinochle and other card games not to mention golfing a few days each week But he is also involved with fellow resident s Terry Lee s Aviation group comprised of about 25 residents who meet monthly to maintain their interest in being former pilots or other positions in the aviator field When asked to describe Bob Waterlefe neighbors are quick to use phrases like very professional the kind of mindset that you d want in your pilot to handle any situation like Sully did 30 LEFE LIFE AUG SEPT 2022
