COMMUNITY MANAGEMENT DEAR WATERLEFE MEMBERS Please join me in congratulating Angel Torres for being named Employee of the Quarter for the first quarter of 2023 Angel has been with Waterlefe since 2017 as a line cook He is always willing to assist in any area and has an infectious smile and attitude Calling all Waterlefe realtors As we begin work on our new public website we want to be sure we capture realtors who live and work within Waterlefe We will have a dedicated section to promote you and your firm Please contact me at gm waterlefe com to get on our list We are pleased to report that the Board approved additions to our Culinary Membership Upon joining new culinary members will pay a one time capital contribution fee of 500 and will require the sponsorship of an existing Member Culinary Members are allowed to dine and attend special events Their benefits do not include Pool or Fitness Center use so therefore they will not be issued a card to access those areas Please keep in mind many families have guests during March and April during the traditional spring break season If you have a question about whether a guest in the Fitness Center or the Pool area are actual guests of Members please see a staff member in the MPOA offices or talk with River Club staff on weekends Speaking of the Pool the entrance to the Pool area directly behind the Tiki Bar has been closed to incoming foot traffic We found that we can t always be sure the gate is locked and for safety reasons we have restricted access Culinary and Reciprocal Members can make the Tiki Bartender aware that they wish access and the gate will be opened by the locker rooms One of the benefits we have within our accounting system is the ability to change your address based on whether you leave the property for an extended period of time such as seasonality Please call our accounting department and let them know your forwarding address and the timeframe you will be away This is important should your Sub Association or the Master Association need to mail information to you instead of an email message Let s hope April showers will help with our May flowers See you soon Susan Greene MPOA General Manager COO LEFE LIFE APRIL 2023 3

MPOA UPDATES Finance Report Happy Spring everyone As of February 28 2023 the MPOA YTD surplus is 61 114 before depreciation The 2022 MPOA audit is complete Last month I relayed information about due dates of assessments and dining charges This month I am going to share information about your statements on the website This should help everyone see what is due My goal in sharing all this information is for everyone to submit their payments in such a timely manner that I never ever have to charge interest and late fees again Let s get started Log into the website then go to Member Central Statements You will then see this screen This example is showing the current balance due as of the day this Member logged in and the balance due In this case the two amounts are different because the balance due is for the prior month while the current balance includes the current month activity as of the day you are looking at your statement Valerie Funk Comptroller 6 LEFE LIFE APRIL 2023

MPOA UPDATES CAM Report Deed Restriction Highlight Rules for Landscaping Since Waterlefe Golf and River Club is a Deed Restricted Community it has specific rules for landscaping Specifically there are approved types of grass mulching requirements number of landscape objects as well as specifications for landscaping around back flow pipes in your front yard Keep in mind if you are considering making any changes to your landscaping you will need to fill out a Design Review Board Application before you start any work APPROVED TYPES OF GRASS If you are replacing small sections of your current lawn you must use St Augustine to blend with your current grass Two types of St Augustine grass that are approved for use include Floratam St Augustine grass which was originally used by community developer WCI and was released in 1959 Captiva St Augustine grass which is chinch bug resistant requires less mowing and was released in 2008 FOR LARGER GRASS AREAS Empire Zoysia grass may be approved This grass feels softer is more drought chemical and chinch bug resistant but can go dormant and turn brown due to drought conditions It will green up when rain returns AREAS TO BE MULCHED All areas not sodded paved or left in their natural state shall be covered with mulch to help reduce weeds and improve appearance HIDE BACK FLOW PIPES Many of us have back flow pipes in our front yards and choose to use natural shrubs and landscaping to soften the look Homeowners must allow a minimum two feet clearance around the pipes to enable inspections Do not use imitation nor real rocks or stone to hide the pipes LANDSCAPE D COR The Guidelines allow for up to 3 items of landscape d cor in each of the front sides or rear of your property without DRB approval All landscape rocks must be approved by the DRB See the DRB Guidelines for more information MaryAnn Burchell LCAM Association Property Manager 8 LEFE LIFE APRIL 2023

MPOA UPDATES Historians Needed The Board of Directors recently approved creation of a History Committee The objective of the Committee is to preserve the story of Waterlefe from its developer stages to the present all with a goal of publishing a commercial grade book celebrating our 25th Anniversary Bruce Ambrose is the Chair but volunteers are needed to serve on the Committee The committee will conduct basic historical research and write articles chapters Researching tasks may include interviewing residents who have lived here since the beginning searching public records for Waterlefe documents searching the internet for Waterlefe links finding relevant photographs of Waterlefe facilities and activities reading all available MPOA annual meeting minutes and monthly meeting minutes reading all available Sub Association minutes Articles might include a timeline of major events chronology of MPOA Directors a review of all 20 Supplements to the Declaration of Covenants spotlights on major players through the years descriptions of River Club activities over the years descriptions of social clubs activities development of The Pointe development and growth of the Golf Club and the Marina the list can go on If you are interested contact Bruce at MPOAdirector waterlefe com or his cell 407 739 1830 Bruce Ambrose Director At Large 10 LEFE LIFE APRIL 2023

RIVER CLUB UPDATES Club Management Congratulations to Angel Torres Our lead line cook Angel Torres received the award for Employee of the Quarter He goes above and beyond to deliver impeccable service to both our Members and his team and we are lucky to have him here at the River Club Thank you Angel for being a great example of excellence The Tiki Bar Got a Facelift Special thanks to our Facilities Manager Pat Sullivan for his help to give our Tiki Bar the update it deserves We hope Members will enjoy the fresh tropical vibes as well as our extra day of service Fridays 12pm 4pm thru April 7 when they are enjoying the pool Cheers to Spring Renovations Are On the Way We are excited about the upcoming renovations coming to the River Club and Golf Club this summer and we hope you are too As many of our Members leave for the season and activities slow down it s the perfect time to spruce things up We had a Job Fair with CDD staff as many will want and need to stay busy during closure for the new construction We are looking forward to working more closely with some of our team from next door We will be sure to communicate updates to the community as we solidify more details about our upcoming construction plans April Events That Scream Spring Things are warming up as we move into the new season and we aren t slowing down We have lots of wonderful events to celebrate things like the Easter holiday Derby Day and more Most notable is the Annual Spring Luau to welcome the new season and bid our seasonal Members farewell for their Summer travels We are also excited about our unique Myths Legends Downright Lies luncheon where we will feature a presentation on local history Wait List Opportunities Our Special Events fill up fast as you may already know However busy and active lives mean plans can and do change so we do receive cancellations frequently Be sure to always join our wait list We are very good about following up as soon as we have openings because we want to see you here at the River Club enjoying all the fun We look forward to serving you in April Dan Adkins River Club Manager 18 LEFE LIFE APRIL 2023

CDD GOLF UPDATES Committee News LANDSCAPE COMMITTEE The new Spring Mix annuals have been installed These annuals are a mix of type and colors and will bring in some beautiful spring colors Recent renovations to the Big Bass and Rainbow Court cul de sacs have been completed These renovations included the removal of philodendron and replacing it with a hedge of cocoplum while keeping the current palms in the cul de sac The Landscape Committee hopes to do these renovations to two cul de sacs each year SAFETY COMMITTEE The Safety Committee is continuing to monitor the speeding data from the radar sign on Portside Terrace since sending out a communication showing the data to the community The Safety Committee is also now working on determining a next location for the sign As the days get longer this time of year fishing always becomes a popular activity for residents The Safety Committee would like to remind residents that you may fish on your property or the common grounds only the golf course property is prohibited You also may not fish off of any neighbors property without their permission If you see someone fishing in the community that is not a resident please reach out to the Golf Shop to address the situation GOLF COMMITTEE The Golf Committee has been busy getting the course ready for the major greens renovations that will begin this month As part of the preparation the greens were sprayed and killed off causing the greens to transition to the brown color you saw last month March also had events to finish up the season like the Ladies Solheim Cup and Niners Shotgun and luncheon CAPITAL PLANNING COMMITTEE The Waterlefe CDD Board of Supervisors voted to proceed with the Golf Clubhouse and Community Building renovation during their meeting on Tuesday March 14th This project will update a 20 year old amenity and feature an expanded kitchen sufficient seating for residents as well as golfers and new restroom locker facilities The newly renovated facility will provide a casual bar and dining atmosphere along with the new addition of a community room for small resident group meetings activities The project was approved at a cost of 4 155 052 plus debt service The renovation construction is expected to begin in April May and will last approximately ten months Funding for this project will come from both reserves and financing and is projected to not require an additional assessment to homeowners The CDD Board would like to thank everyone for your support on this project as we continue to build on Waterlefe s status as a premier golf boating community along the Florida Gulf Coast and a great place to live LEFE LIFE APRIL 2023 25

AROUND THE NEIGHBORHOOD In the Spotlight Featuring Your Neighbors Miriam Martin Bob Hartung This month s In the Spotlight features two Midwesterners Bob Hartung born in a small town in Western Wisconsin near Eau Claire and Miriam Martin from Toronto Canada Miriam lived in chilly Toronto while Bob was in nippy Minneapolis What makes the timing of their meeting ironic is that in 1991 they met right here in warm and cozy Columbia Restaurant in St Armand s Circle They had a three year long distance relationship until they married in 1994 and made their home in Minneapolis They have a son and daughter and have been married 28 wonderful years While in Toronto Miriam worked in real estate and served on volunteer boards After college Bob went on active duty with the US Army Reserves and then began working in Minneapolis Bob spent most of his life working as a Management Consultant conducting work process improvements in industrial settings In 1998 Bob and Miriam started their own international management consulting company and retired in 2023 They moved to Florida in 2009 and are active in the Waterlefe community with golf book clubs and participating in the many Waterlefe social activities Miriam and Barbie Brand co founded Waterlefe Watering Hole a social group open to all residents Submitted by Member Resident Jack Ritchie LEFE LIFE APRIL 2023 27

Boating Kayaking Community THE FIRST ANNUAL WATERLEFE FISHING DERBY ended March 15th with 14 participants turning in close to 100 photo entries Carl Blaze captured 1st Place for both the bass 21 75 and snook 18 75 winning a 100 gift certificate to Premier Tackle Bob Cameron took first place for his 22 5 red fish and was awarded a 50 gift certificate A raffle ticket was earned for each fish photo submitted up to a maximum of 10 which resulted in most everyone turning in one fish or more and everyone winning at least one prize Prizes consisted of a new rod and reel combo sun shirts 25 gift certificate to Big Top Brewery wine and different fishing tackle Prizes were presented at the 1st Annual Boating and Kayaking Community Dinner on March 29 More info and photos of our Fishing Derby to follow in next month s edition of LefeLife THE 1ST ANNUAL BOATING AND KAYAKING COMMUNITY DINNER invited all residents to join in a fun evening to see the fishing derby prizes presented along with a slideshow of our local birds presented from a collection of photos by Laura Bryg and Bob Cameron AMERICA S BOATING COURSE was presented by Anna Maria Island Sail and Power Squadron at Waterlefe to boaters on March 25 and April 1 FUTURE BOATING AND KAYAKING EVENTS Boating Excursion April 19 Contact Jim Manning jpmanning880 gmail com We will go to Eggmont Key or a river side restaurant depending on weather conditions Contact Jim Manning if interested in taking your boat or joining another boat for this trip Kayak Group Excursion April 15 9 30AM Contact Denny Meskill dmeskill48 gmail com We will meet at the kayak launch at The Pointe This initial event will be a meet and greet ride The kayak events are open to all kayak SUP canoe owners in Waterlefe We will not have an April meeting in lieu of our outing on April 19 Recognizing the need for kayakers to have their own group to address their concerns and interests we have formed a sub group under our Boating Community Group headed up by Denny Meskill If you are a kayaker please email me jpmanning880 gmail com and Denny Meskill dmeskill48 gmail com so we may identify you as a kayaker As always when on the water be safe and have fun Jim Manning Boating Community Leader 32 LEFE LIFE APRIL 2023
