THE CHOCOLATE QUARTERThe Retirement Village comprises the refurbishment and conversion of Blocks A, B & C of the former Iconic Cadbury’s Chocolate factory buildings in Keynsham. The three factory buildings were originally the home of Fry’s Chocolate, and more latterly Cadburys, but were closed in 2011 by Kraft Foods, when production of chocolate products ceased. The buildings were part of a site acquired by Taylor Wimpey and the original planning consent gave outline permission for use for housing and commercial/office use. SMT acquired the site from the developer, we continued our involvement in the project and were appointed by SMT to collaborate with them to design a retirement community for the Chocolate Quarter residents and surrounding area. The Chocolate Quarter is now a hub for the wider community, with the vision of vibrant and connected facilities realised in the completed building. WESTBURY FIELDSWestbury Fields Retirement Village was developed on land previously used by Bishopston Cricket Club, established and using the site since 1935, however the pitch and clubhouse were largely derelict after being subject to continued vandalism. St Monica Trust purchased the 13 acre site in 2001, their vision was to create the first care village for all, with a variety of ownership opportunities, including Lease purchase, shared equity, and rental models. In 2001 we were appointed to develop this vision and immediately started working on designs for the village. COTE LANE RETIREMENT VILLAGEKWL Architects have played a key role in transforming the original Cote Lane care home site into Cote Lane Retirement Village. Working with SMT designing new buildings across the site, while also undertaking refurbishment work on numerous existing buildings, our designs for individual buildings have enhanced the functional and practical outcomes for SMT operating and managing the Village. With each new building, facilities and opportunities have increased the enjoyment for residents, their families, visitors and staff. Creating modern, accessible assisted living apartments, specialist care home accommodation and social facilities, while carefully preserving elements of the village’s rich architectural heritage, has created a unique village with grandeur. Communal areas within each facility encourage opportunities for relaxation, spaces for activities, and social interaction among residents. SANDFORD STATIONCARE VILLAGESandford Station Retirement Village lies on the edge of Sandford in the countryside of the Mendip Hills. This rural site was identified as having the potential to provide SMT with a large retirement village, capable of accommodating a unique single storey dementia home layout and design discovered by a trustee on a visit to Australia. The prerequisite of finding a suitable site required it to be large enough to accommodate a village with the potential to create a flat area of land within it to accommodate this unique dementia facility. The site included Sandford Railway station and its historic buildings, at the time of purchase the site was last used as a concrete works for garden ornaments. Planning for the scheme was complex due to its size, location and heritage, however working with the Planning department and their consultees, permission for the retirement village was eventually secured. ROSELAND CARE VILLAGERoseland Parc Retirement Village is set in the small Cornish village of Tregony, located just to the east of Truro and only a couple of miles from the spectacular beaches of the Roseland peninsular. While the site was originally occupied by a single small care home, its potential as the basis of a care village was identified by its owners and an ambitious development programme was started in 2006. HOLY CROSS PRIORYHoly Cross Priory, is located at Cross in Hand, East Holy Cross Priory, is located at Cross in Hand, East Sussex. The site was occupied by a large U-shaped ‘Tudor Gothic’ style mansion built in the 1860s. The original grade II listed building had a complex structure that includes various projecting wings, mullionved windows, turrets, chimneys and an entrance porch over 5/6 floors. During WWI the house was used as a convalescence home for wounded soldiers. THE FAIRWAYSThe Fairways retirement village is situated just outside the town of Chippenham, nestled against the scenic backdrop of a picturesque golf course. It offers a tranquil setting while remaining only moments from the heart of Chippenham. The development features a two-storey, 60-bedroom care home alongside 75 one, two, and three-bedroom apartments spread across three floors, all connected to a central communal hub. LYNWOOD VILLAGEBEN’s 19-acre site in Ascot, spanning the boundaries of Sunninghill and Sunningdale, was home to its head office and aging care facilities in need of refurbishment or replacement. Tasked with creating an innovative care village, KWL developed a scheme featuring a 102 bed care home, 138 apartments, 10 cottages, and a new head office, all while ensuring existing residents remained on site during phased construction. The completed village integrates all buildings via internal glazed walkways and offers extensive facilities, including a restaurant, café, cinema, gym, hydrotherapy pool, and outdoor activities. The proposal includes Extra Care apartments, a specialist dementia care home, and high-quality residential and nursing care, along with a central hub offering dining, a chapel, and social spaces. A new village green with an events lawn, water features, and an orangery enhances the community feel, while wellness facilities such as a spa, hydrotherapy pool, and cinema promote well-being. The client’s brief was for a modern, welcoming home with a domestic scale. It will feature 75 bedrooms in five suites, each with around 15 rooms, across three floors, along with a range of communal spaces for residents. The design, developed in partnership with the planning authority, uses soft materials like stock bricks and muted cladding to help the building blend with its surroundings, while varied rooflines and facades prevent the home from appearing too large or monolithic. HORFIELD LODGEMHA’s Horfield Lodge, a 73-bed care home on Kellaway Avenue in Bristol, takes its name from a large house once on the site in 1881. Located on a 1.25-acre plot bordered by a stone wall and mature trees, the home provides 29 dementia care places, 25 nursing care places, and 19 care suites for individuals and couples. The design, created in collaboration with the planning authority, uses materials that complement the local vernacular, including off-white render and cedar cladding. Designed to maximise parkland views, the home features communal spaces with western-facing vistas and a roof garden offering panoramic views of Bristol. WATLINGTON & DISTRICTNURSING HOMELocated just outside Watlington, Oxfordshire, and overlooking the Chiltern Hills, the site of the former cottage hospital was redeveloped to create a new care home for Sanctuary Care. The home was designed to mirror the style of the building it replaced, using red clay bricks and flint panels under a natural slate roof, with a strong focus on material quality and detailing. Set within mature gardens, the 60-bedroom home spans two to three floors and offers residents access to various recreational and therapeutic activities, including dementia-friendly garden areas. OXBOW MANOROxbow Manor Care Home, situated to the south of Shrewsbury town centre, offers 80 bedrooms across two storeys, providing a blend of residential, nursing, and dementia care. The design aims to create a comfortable and supportive environment for all residents. AIRPOINTAirpoint is part of the redevelopment of the former Mail Marketing Site in Bedminster, Bristol, a project that also includes social housing, elderly living, and retail units. This large-scale development helped spark the broader revitalisation of Bedminster. After securing planning consent, the client appointed KWL Architects to oversee the project from post-construction through to completion. The six story building features a modern design with clean lines and includes unique internal spaces like sky bridges in the atrium. ST AUGUSTINE’S DOCTORS SURGERYThe opportunity to have a doctor's surgery within the Chocolate Quarter Village was a vision of St Monica Trust. The potential to provide a surgery was pursued as it would complete the holistic care on offer to residents, with ease of access to primary health services. KWL worked with SMT, St Augustine’s Doctors Surgery and the NHS to relocate the surgery to the Chocolate Quarter, as the practice’s original site, a converted residential property, had limited accessible consulting rooms. KWL Architects were appointed to design a new building within Block C of the former Cadbury Chocolate Factory. CHIPPENHAM GOLF CLUBChippenham Golf Club, located just outside Chippenham, originally had a clubhouse from around 1896 that required significant refurbishment. The opportunity to work with a developer arose, allowing for the relocation of the clubhouse to a new facility on the same land. The new clubhouse design had to meet the specific needs of the Golf Club and its members before the Fairways Retirement Village project could move forward. After a thorough design process, the new clubhouse was approved and construction began. The redevelopment also involved altering the golf course to free up land for the retirement village. CLARENCE HOTELBuilt around 1820, the Clarence Hotel originally operated as a tavern before expanding in the 1920s into a hotel and nightclub. After ceasing operations in the mid-1980s, the building remained derelict for nearly 20 years. The redevelopment plan aimed to transform the main structure into office and conference suites on the lower floors, with apartments on the upper levels, while utilising additional land at the rear for an extension and a separate new-build apartment block. Due to its deteriorated condition, only the main front façade could be preserved, a key consideration given the building’s location within a local conservation area.
