COMMUNITY MANAGEMENT Welcome to our June edition of Lefe Life We hope you enjoy reading about new summer menus and events seeing beautiful artwork by our very own Waterlefe Artists Guild and getting to know your neighbors John and Marjorie Stirk in Jack Ritchie s In the Spotlight I highly recommend marking your calendars for the WAG Art Show and Sale on Saturday November 13th 2021 and encourage you to take note of the sidewalk safety tips from the CDD In the heat of June a nice breeze refreshing water and a spot of shade provide the perfect relief from the rays of our Florida sunshine See below for a list of activities you can enjoy in our community A beautiful shaded walk along our nature trails An early morning or late afternoon swim in the River Club pool Meet friends at the Tiki Bar on the weekend Join one of our many afternoon gaming groups that meet at the River Club Have lunch at the Grille Room Watch the sunset from the Viewing Tower on The Pointe or The Bistro Click Here for more tips to beat the Florida heat and Click Here for a list of local museums to take in during the hottest part of the day Whatever you choose to do we would love to hear about it Share your discoveries and experiences with us on the River Club Facebook page If you haven t already be sure to give our page a Like Jen Milne MPOA General Manager COO 2 Lefe Life June 2021 The Waterlefe CDD has recently formed a new Safety Committee that will assess the safety of the community and make recommendations to the CDD Board when necessary for the improvement of the community The Safety Committee will be responsible for reviewing current policies regarding the safety and security of the community to include common areas and roadways Meetings are scheduled for the second Tuesday of each month at 10am in the Lefe Room at the Golf Club As with all CDD Board and Committee meetings residents are welcome to attend As a reminder below is information regarding some of the more common activity within the community Speeding All vehicles including golf carts are required to follow all traffic signs in the community This means following the speed limit and stopping at all stop signs Waterlefe is an active community with many walkers and bicycle riders so always be alert of your surroundings when driving through the community Fishing If at any time you feel the situation is an emergency please call 911 If not an emergency and someone is on your property use the Manatee County Sheriff s Office MCSO non emergency line of 941 747 3011 If you suspect a non resident is fishing on community common grounds please contact the Golf Club during the hours of 7am to 6pm From 6pm to 7am you should contact the MCSO non emergency number It is also asked that you contact the Gate House at 941 708 6866 if you suspect a non resident is fishing after Golf Club hours The staff is not a substitute for the MCSO and cannot leave the Gate House but can use the information provided to continue to deter non residents from fishing in our community Steve Dietz CDD General Manager Community Management 3

CAM REPORT Grass Clippings Homeowners please speak to your lawn care professionals or if done by yourself please make sure you are trimming edging away from the pond so that grass clippings do not enter the water to assist in containing the algae blooms within the ponds and waterways Grass clippings contain phosphorous and blowing clippings into storm drains or directly into ponds provides a direct nutrient source for algae growth Some studies have estimated that one bushel of grass clippings contains 0 1 pounds of phosphorous and can potentially cause the growth of 30 to 50 pounds of algae in a lake or pond DRB UPDATE WRITTEN BY MICHAELA VALLETTA DRB CHAIRWOMAN Our new Guidelines are finished have been approved by the MPOA Board and are ready for your reference Property Management and the DRB are here to assist you with any questions you may have To view the new DRB guidelines click the image below Browning Turf In times of very little rainfall and drought combined with rising average temperatures near 90 degrees signals a very critical time for your lawn and landscape During these periods you should be delivering 1 5 to 2 inches of water a week to your lawn An average sprinkler system should be set at 45 60 minutes per zone for turf areas and 20 30 minutes per zone for shrubbery 2 times a week Systems may vary so please consider this a recommendation We ask you to comply with local watering restrictions and water on your required days times and adjust accordingly Community Sub Association Websites Our 4 Community sub associations The Shores The Sound The Watch and The Watch II now have live pages for owners to stay to date on community happenings In addition to finding sub association specific information such as Declaration of Covenants Rules and Regs Vendor contact information FAQs and more Jackie Hannan LCAM Community Manager 6 Lefe Life June 2021 MPOA Updates 7

MPOA BOARD MEETING MAY SUMMARY The MPOA Board of Directors Meeting was held on Wednesday May 26th at 2pm The Directors and Management Staff met in person and homeowners were welcomed via our new Live Stream platform on YouTube We were also pleased to welcome 4 homeowners to the meeting in person for the first time since COVID 19 began For future meetings we will continue to invite a limited capacity of guests to attend To ensure availability seats will be by reservation please email MPOA waterlefefl com to reserve your seats for June 23rd at 2pm in the River Club Motions Boatlift repairs for 4 453 90 were approved Property Management will keep the boating community updated as repairs commence The Board approved the Freedom Fence quote of 2 832 00 for replacement fence and a new gate east of the River Club pool The Board approved the Superior Paving quote of 70 753 40 for repaving of Riverbank Terrace in The Shores The Board approved the purchase of ten 10 new sun umbrellas and stands for the pool deck at a price not to exceed 5 300 00 The Board was presented with a new Civility Policy revised DRB Charter revised DRB Architectural Requirements and Standards for Residential Change and Revised Finance Committee Charter All four documents were approved The Board was presented with and approved a new River Club Reciprocity Program for non resident Golf and Marina Club members All four documents were approved The Capital Projects Committee is recruiting new members See their ad on the next page Design Review There are 17 approved applications for residential change pending completion 8 Lefe Life June 2021 Sub Associations Update The Shores The motion to approve the quote for The Shores road repaving was approved by the MPOA Board The Board is in the process of collecting quotes for Oak Street Tree trimming services The Sound The next Board meeting is scheduled for June 24th 2021 The Watch The Watch received their quarterly newsletter in late May The Watch II The Watch II received their quarterly newsletter in late May Exterior building cleaning was completed May 20 21 Capital Projects Committee Vacancy The first Capital Projects Committee meeting was held on April 26th 2021 In attendance were members Ken Kutska Mike Jacobs Bob Griswold General Manager Jen Milne and Community Manager Jackie Hannan Member introductions were followed by a discussion of the new charter and its desired outputs The next meeting of the Capital Projects Committee will be held on Monday June 28 2021 at 2 00 PM The committee is seeking up to two additional committee members who will add an increased neighborhood representation to the committee Good candidates for this committee will have the ability to visualize and plan for change develop creditable costs and notional schedules for these tasks and present these plans to the MPOA Board staff and membership Interested homeowners should forward their desire to be considered for the committee to Bob Griswold via MPOAPresident waterlefefl com with a summary of your expertise in any of the identified areas MPOA Updates 9

FAILED VOTE At the January 2021 Waterlefe MPOA Annual Meeting homeowners did not approve an amendment to change the way we count votes Currently our covenants require approval by 2 3 of all 617 homeowners in order to change our legal documents A total of 269 homeowners failed to vote and they were all counted as no The proposed update was to change from 2 3 of all homeowners to 2 3 of all homeowners who vote The homeowner association has launched a year long effort to update our covenants This effort is strongly recommended by our lawyers to remove obsolete language and update to current Florida law These updates must be approved by Waterlefe homeowners The proposed voting change will reduce the possibility of decision gridlock while maintaining a robust voting process for homeowner protection January 2021 Voting Results Total Homeowners 100 617 Yes Votes 54 336 No Votes 2 12 Non Votes 44 269 2 3 Yes Needed 66 7 412 The proposed January amendment failed by 76 votes with 269 homeowners not voting and being counted as automatic No votes STAFF FEATURE This month s staff feature highlights Jeff Hottman our gatehouse supervisor Jeff is from Wauseon Ohio almost 35 miles Southwest of Toledo In 1955 his family moved down here to Anna Maria Island Florida where he grew up Jeff has been happily married to Mo for almost 47 years They have two children His son Jason lives locally as an attorney at Carl Reynolds Law and has blessed Jeff with three grandsons Olsen Brady and Davis His daughter Megan is a freelance copywriter and editor in Utah who has also blessed Jeff and Mo with her three boys Colten Jake and Sawyer Before Jeff became our beloved gatehouse supervisor he worked for the Bradenton Police Department for 24 years Jeff worked through all facets of Law Enforcement and retired at the ripe age of 49 at the rank of Major which was second in command at the time Jeff did not stop there with retirement however He went on to work at Marine Wood Products doing warranty repairs for Wellcraft Marine Corporation After that he joined the Real Estate industry Jeff became a Realtor and climbed up to a Real Estate Broker managing three offices with multiple sales agents Jeff loves to golf so it seems fitting that he works here at Waterlefe He began playing this course with longtime employee Gaines Smith and now plays with other fellow employees and his grandson Olsen who has become an avid golfer as well When Jeff isn t golfing he can often be found fishing or at his church Jeff has a passion to live his life and conduct his personal interactions within his Christian faith Jeff has been with Waterlefe since 2014 and has been enjoying every minute He says it s a beautiful place to work and enjoys his interactions with fellow employees guests vendors and especially the residents He feels it has been an honor to get to know the residents that have always been so mindful of kindness and goodwill 10 Lefe Life June 2021 MPOA Updates 11

CERT UPDATE The Waterlefe Community Emergency Response Team CERT wants to remind you to be prepared during this hurricane season which began June 1 2021 We are one year into the COVID pandemic Many of our neighbors have received the vaccine but there are many in the community that have not It is hard to tell whether this will impact your ability to get supplies this year We always recommend getting your supplies early If you have any left over supplies from last season that you don t plan on using consider donating them to your nearest food shelter You might wonder what is CERT CERT members are your neighbors who have volunteered to assist residents until emergency responders can get to Waterlefe CERT volunteers will perform LIGHT rescue work and provide BASIC first aid as needed IT IS YOUR RESPONSIBILITY to prepare you your family and your home in the event of a hurricane or tropical storm Be proactive and be prepared Are you ready Think about these items issues in advance Will you stay or evacuate Where will you go Think about a route or location in advance If you are staying do you have a generator Do you want a generator If so purchase BEFORE there is a hurricane on the horizon Learn how to use it and test it periodically Keep a copy of the manual in your emergency kit Prepare an emergency supply kit in advance See the supply kit list in the Manatee County Disaster Planning Guide Prepare a list of the important financial insurance and other records you will take with you Better yet make duplicates in advance and put them in your emergency kit Do you have hurricane shutters Do you have all supplies for quick installation Do you have a list of vendors who can help you with installation Have phone numbers handy and make arrangements WELL IN ADVANCE of severe weather Do you have a plan for your pets 12 Lefe Life June 2021 The following supplies are recommended by the Manatee County Emergency Center The 7 Day Essential Emergency Supplies Kit Seven 7 gallons of water per person Non perishable food can opener and utensils Do not forget your pets First aid kit Flashlight and extra batteries Radio with extra batteries Medication prescription and over the counter Cash and important documents in a waterproof container Change of clothes and shoes Sanitation and hygiene products Comfort Items Bedding blanket sleeping bag pillow etc Extra set of car home and safe deposit box keys Emergency telephone numbers Pens pencils paper Toys crayons books playing cards board games Camping stove or grill cooking utensils fuel pots pans foil paper cups plates plastic utensils Portable toilet bucket toilet paper and plastic bags Food Supplies Select non perishable foods foods that are compact and lightweight Foods that require no refrigeration and can be easily prepared Water 7 gallons per person for 7 days Ready to eat canned meats fruit and veggies per person for 7 days Canned juices High energy foods peanut butter crackers granola bars trail mix etc Heat and serve soups Comfort stress foods in small amounts cookies hard candies sweetened cereals instant coffee tea bags etc Manual can opener Disposable utensils Resealing plastic bags and or plastic wrap MPOA Updates 13

RIVER CLUB UPDATE River Club The beginning of summer brings the beginning of the end to our COVID season With the removal of the temperature checks and mask mandates it s great to see everyone s faces again and to start to return to normal With our membership getting fully vaccinated and returning to the club the month of May showed to be our best month for as long as I can remember Our numbers are starting to come up and Chef Tod s arrival has been met with many positive reviews I feel confident in saying we are once again in great hands with him in the kitchen Chef Tod s first wine dinner with us was a smashing success The food and wine pairings were exquisite and a great time was had by all We are looking forward to many more With restrictions being lifted we are very excited to see our event calendar filling up with events and entertainment our membership loves to participate in For the upcoming season we have started to book monthly trivia a fashion show comedian Tim Walkoe Rocket Man Name that Tune our New Year s Eve gala and many more Of course we also have monthly events planned for the summer to keep our full time residents engaged and busy This month we are introducing all new menu offerings from Chef Tod including our Ala Carte menu Bistro menu and Tiki Bar menu There are lots of great things happening in Waterlefe and we are excited to see you at the club Dan Adkins River Club Manager 16 Lefe Life June 2021 River Club 17

FEATURING JOHN MARJORIE STIRK WRITTEN BY JACK RITCHIE IN THE SPOTLIGHT You would never know by peeking at their birth certificates that this active generous and fun loving couple was born in the early 30s And I mean active Counting children from their first marriages the couple have a combined 49 offspring Marjorie s start came in California As a teen her father moved the family to Paris so he could work for Howard Hughes the CEO of TWA Trans World Airlines While in Paris Marjorie stumbled upon a real good opportunity becoming a top fashion model But during most of her career Marjorie was a Realtor and a financial planner Later in life she got a Masters of Theology and was certified as a Catholic Chaplain One of Marjorie s claims to fame came in 2001 when she was asked by the Red Cross to organize a religious memorial for those who died during 9 11 s terrorist attack of the jet that crashed in Shanksville PA Another one of her claims to fame was establishing a Life Skills Workshop to train women coming out of jail to get back into the workplace After tricking Marjorie by making note of the name on a name tag at a dinner party and saying he knew her husband that trick turned into a marriage Shortly after they decided to sell their separate homes in the D C area they got married 6yrs ago and quickly moved to Waterlefe Like so many other couples they rave about Waterlefe and its abundance of happy go lucky strangers who easily become friends Recently the Stirks were the recipients of neighborly kindness when they were overwhelmed with 25 days of homemade meals delivered by real nice neighbors following Marjorie s hip surgery Heck even John got up and walked the dog for Marjorie and painted her toenails Once Marjorie is fully healed she looks forward to golfing with her Niner buddies and swimming in her lap pool while John spends his time golfing swimming in the club s pool working out in the fitness center reading and most of all socializing in our Club s bistro bar John s life went in a different direction After growing up in Iowa John was in two branches of the service 5 yrs in the Army mostly in Germany and 19 yrs in the Air Force Between these military roles John focused on getting his law degree Overall the industries he served in included the military Intelligence law Senate Counsel and the defense industry He also served as a lawyer for J A G in Spain and Thailand and a traveling judge during Vietnam To summarize John s successes and unique accomplishments John was a Staff Judge Advocate and Traveling Judge handling court martials at all bases in Thailand during the Vietnam War earned the Bronze Star during the Vietnam War became the Chief of Air Force Contract Litigation and became the V P of two Fortune 100 Defense Companies in Washington 24 Lefe Life June 2021 Around the Neighborhood 25

MARINA CLUB IS NOW A CLEAN MARINA WRITTEN BY DAVE ROGERS In April the Waterlefe Marina Club located on the Manatee River next to the River Club earned the designation as a Clean Marina from the Florida Department of Environmental Protection DEP The Florida DEP also highlighted our marina on their website https floridadep gov rcp clean marina content spotlight our marinas The Marina Club underwent a rigorous inspection by the state DEP to ensure we are compliant and taking the necessary steps to protect the environment surrounding our marina This includes the waters of the Manatee River the surrounding wildlife and the mangrove shoreline adjacent to the marina Updating our signage adding spill kits and hurricane preparedness are some of the improvements we have taken in becoming a designated Clean Marina As part of our recognition the state provides a Clean Boating flag to display Accepting the Clean Boating flag from the Florida DEP is Jackie Hannan Dave Rogers and Jeff Warfel Our Clean Boating flag proudly flies at the entrance to the River Club Thank you to all the club members and Waterlefe staff for supporting our Clean Marina and being Clean Boaters For more information on how to become a clean boater visit the Florida Clean Boater website and take the pledge https floridadep gov CleanBoater The Marina Club leases the submerged land from the state where the docks are located Becoming a designated Clean Marina also affords the Marina Club a discount on our yearly submerged land lease with the state 28 Lefe Life June 2021 Organizations 29

Welcome Clean Marina Waterlefe Marina Club

Congratulations to Waterlefe Marina Club for becoming a newly designated Clean Marina in Spring 2021! This residential marina is located in Bradenton, directly on the Manatee River. Waterlefe's entire shoreline features native vegetation such as palms, shrubs, trees, and mangroves, making the living shoreline a great buffer for the marina facilities. Waterlefe includes 59 wet slips for the area's clean boating community and provides education and outreach to its boaters. Waterlefe marks 323 clean marinas in Florida and is the eighth marina in Manatee County.

BOATING COMMUNITY New Engine Cut Off Switch Law On April 1 2021 a new federal law goes into effect that requires the operator of a boat with an installed Engine Cut Off Switch ECOS to use the ECOS link The link is usually a coiled bungee cord lanyard clipped onto the operator s person Personal Flotation Device PFD or clothing and the other end attached to the cut off switch but there are plenty of variations on the market including electronic wireless devices The law applies to all Navigable Waters of the US When an operator is wearing a link while underway the engine will cut off if the operator is separated from the operating area an occurrence that can happen if the operator is ejected from the vessel or falls within the vessel The shutdown of the engine is essential for safety reasons If the operator is ejected from the vessel the shutdown may prevent the operator from impacting the vessel s spinning propeller and may aid the operator in safely returning to the drifting vessel An earlier law passed by congress in 2018 required manufacturers to install an Emergency Engine Cut Off Switch ECOS The law passed on December 4th 2018 and went into effect 1 year later Even though it is now a law most U S boat manufacturers have voluntarily installed an ECOS on their boats for decades The terms Engine Cut Off Switch ECOS and Engine Propulsion Cut Off Devices are used interchangeably to denote a system that disables the propulsion engine when the operator is unexpectedly displaced from the vessel For more information on the new law that goes into effect on 1 April 2021 Click Here to visit the ECOS FAQ section The law applies to Covered Recreational vessels which means any motorized boat with 3 or more horsepower that is less than 26 feet in length and takes effect on April 1 2021 Law enforcement can issue a citation starting at 100 for non compliance 30 Lefe Life June 2021 Organizations 31
