I N T E R V I E W W I T H A REALTORA Realtor that’s been in the business for a good amount of time will be able to anticipate problems before they arise and have tried andtested skills to overcome most challenges. They will also have established relationships with other real estate professionals which mayhelp during negotiationsHOW LONG HAVE YOU BEEN AN AGENT? WHAT DID YOU DO BEFORE THIS?1.3. ARE YOU A FULL-TIME OR PART-TIME REALTOR? 2. WHAT IS THE AVERAGE NUMBER OF TRANSACTIONS YOU CLOSE EACH YEAR? Full time agents are more likely to invest more energy in your transaction and may be more readily available to deal with all parties to thecontract. If they are juggling another obligation which obligation will take priority? 4.DO YOU WORK WITH BOTH BUYERS AND SELLERS? A Realtor who does both could offer some great prespective 6. IS YOUR LICENSE IN GOOD STANDING?It's important to know if your Realtor has a current license and if license is now or has ever been suspended or has the agent ever had acomplaint filed against them.The average number of homes closed per year for an average Realtor is 12, so if your agent is closing below that, it could be a red flag.Make sure agent can provide their stats. 5. HOW MANY CLIENTS ARE YOU WORKING WITH RIGHT NOW?Too many clients may mean your Realtor doesn’t have time to devote to you; too few may be a red flag.7. DO YOU HAVE REFERENCES I CAN CALL?If you were interviewing an employee you would ask for references, why not your Realtor?8. WHAT AREAS, CITIES,TOWNS, NEIGHBORHOOD DO YOU SERVE? Your Realtor should be knowledgeable about the area(s) you are considering. Communities differ in terms of what types of homes buyerswant, what types of homes sell, and so on. Make sure your agent knows the area where you want to buy. Your Realtor should be able tosuggest locations based on your goals. When we the last time they sold in that area?11. HOW DO YOU GET PAID?Knowing who is expected to pay your Realtors fee is super important. In most cases the seller is committed to the payment of theBuyers Realtors compensation through the Listing Agreement they have with the Listing Firm. Your agent should be able to explainthis process as it varies with different loan types and depends on policies of local MLS and the Realtors firm, or if the home is aFSBO.9. WHAT TYPES OF PROPERTIES DO YOU SELL Your Realtor should be knowledgeable about different home types. Do they specialize or generalize? There are big differences in sellingsingle family homes, condo's, land, multi-family, etc 10. WHAT IS YOUR NEGOTIATION STYLE?Your Realtor needs to prepare you for all aspects of the offer. Do they have experience in multiple offers, dealing with repairs,obtaining credits? 12. WHAT WAS THE MOST CHALLENGING TRANSACTION YOU HAVE HAD AND WHAT WERE THE END RESULTS.It's possible that difficult and costly challenges can arise during your transaction. The reason you have a Realtor is so they can usetheir knowledge and resources to help you navigate these challenges.13. DO YOU OWN A HOME? HOW MANY HOMES/PROPERTIES HAVE YOU PURCHASED?Is it necessary to be a home owner to be a good realtor? Well, maybe not, but I think first hand experience gives your Realtor betterprespective and empathy. 14. AM I REQUIRED TO SIGN A CONTRACT FOR YOU TO BE MY REALTOR?It's a good idea to know if your Realtor requires this and that you thoroughly understand the form before you sign. Some states thisform is required, some companies it's required and some suggested. If you want to ensure your Realtor is contractually obligated torepresent YOUR best interests , you may want to sign this document. Only sign if YOU want to work with this Realtor.16. WILL I WORK WITH YOU THROUGH THE ENTIRE PROCESS OR DO YOU PARSE PIECES OF THE TRANSCATIONOUT TO TEAM MEMBERS?15. CAN YOU REFER VENDORS; LENDERS, CONTRACTORS, INSPECTORSYour Realtor should be very connected to the community in which they serve. Most Realtors have favorite vendors. *Ensure yourRealtor discloses any relationships they have with the vendors they refer to you. Some Realtors are or are part of a team. It's good to know who you will be dealing with and how you're to communicate with them.Hope these questions help with your search for a Realtor that matches your needs and style.
