My goal is to make the process as enjoyable (andpainless) as possible. Lenders have a list ofrequirements that they will consider including proof ofincome, employment, assets and credit history. For moreinformation or lender resources, please reach out.C O N T I N G E N C I E SWhen purchasing a home, the purchase contract contains anumber of contingencies that are essentially time periods foryou to investigate the property, obtain financing, verify thevalue of the property (with an appraisal) and exit the contract,if needed, without penalty. Once you do your due diligenceand fulfill the requirements of each contingency, you will beasked to remove all contingencies by signing a form thatcertifies that you agree to proceed with the purchase, and atwhich point the contract is considered ‘binding.’C L O S I N G C O S T SThese are costs outside a property’s sales price that must bepaid to cover the cost of the transaction, such as a loanorigination fees, appraisals, inspections, escrow fees, taxes,recording fees, and additional settlement fees. I am happy toprovide you with an estimated closing sheet once you'reready!E S C R O WEscrow is a neutral third party that oversees the transactionfrom the moment your offer gets accepted through closing.An escrow company handles the transfer of all funds andensures that no funds or property exchanges occur until allconditions of the purchase contract have been met and thatthe interests of all parties are protected.

PHASE 2YOU FOUND THE HOME YOU WANT, WHAT NOW?Discuss objectives and processLearn about the purchase contract and present offerDiscuss multiple-offer strategies if applicableOffer presentation and highlighting buyer strengths Making an offer:There are many factors that influence the market value of the home. Someof the factors to consider include:How long has the home been on the market?If the price has been reducedHow much the home is worth - I will provide a comparable marketanalysis (CMA)If there are multiple offersThe “list to sale price ratio,” an indication of how competitive the marketis for homes in this areaWhy the seller is sellingOnce the offer is written, I will present it to the seller’s agent. At this point,the seller can accept your offer, reject it or counter is to start thenegotiation process. I will work with you to plan a strategy to ensure themost advantageous terms and acceptable pricing for you and your budget.

PHASE 3CLOSING ON YOUR HOME: THE ESCROW PROCESSCongratulations! Once your offer has been accepted, the closing processbegins. I strive to make this process as seamless and worry-free as possiblefor you and will help you navigate every step of the way. This includesinitiating contact with escrow, notifying your lender, coordinating theappraisal and inspections, making sure all documents are prepared correctly,and reviewing all reports and disclosures with you. Here are some typicalsteps involved:Within three business days of acceptance, you are expected to deliver theearnest money deposit (EMD) to the escrow company per the terms ofthe purchase agreement. The EMD is typically 3% of the total purchaseprice. 1.After reviewing the contract, the escrow officer will prepare the escrowinstructions and generate opening packages that need to be signed.2.Home Inspections: most property sales are contingent on the results of ahome inspection(s), which is paid for by the buyer. The inspections aretypically conducted within 10 days of offer acceptance. I will advise you onthe best recommended inspections for your particular purchase. 3.Based on the inspection findings, we will either approve the propertycondition or negotiate repairs/request a credit for repair work to bedone after the close of escrowAt this time, we will also review all seller disclosures and reports Title Search: this is a historical review of all legal documents relating toownership of the property to ensure that there are no claims against thetitle of the property. 4.Appraisal: As a standard part of the mortgage process, your lender willorder an appraisal report to ensure that the loan will be guaranteed by thehome’s value.5.

PHASE 4CLOSINGReview closing statement provided by escrowFinal Walk-Through: You’ll be given the chance to look at the homebefore closing to make sure it’s in the same condition as when you signedthe sales agreement.
