The most important step in buying a home is determining a realisticexpectation of what you can afford.The first step is getting pre-qualified for your mortgage.If you already have a Mortgage then you may want to speak with yourexisting financial institution about your financing options. Can youkeep or “port” the mortgage that you have now, or should you get anew one? Another option to the traditional lender is to acquire the services of amortgage broker. A mortgage broker can negotiate favourable termsand rates on your behalf, and typically work with a concierge oflenders including mortgage financing companies. The broker’s feesare paid by the lender when your mortgage is released.Once you have established a price range, the home search begins.PRE APPROVAL

We recommend a home inspection of every home. Buying a home maybe one of the biggest investments that you will ever make and it isimportant to know the condition of the home you are purchasing.Home inspections are done to ensure that you receive an objective,professional inspection that is free from conflict of interest. That meansthe home inspector is working for you – not for your real estate agent.Home inspectors are not contractors and they do not benefit from thesale or repair of a home. Your inspection should be unbiased andobjective.Having said this, it is also important to remember if you are buying apre-owned home, it is not going to be perfect. There will be normalwear and tear that comes with a pre-owned home. There may be smallissues that need attention. This is to be expected. The spirit of a homeinspection is to identify the larger issues – the costly inspection issuesyou were not expecting that may affect your decision to purchase thehome. If a home inspection should show something unexpected andyou would like to proceed with the purchase of this home, we will workwith the sellers and their agent to try and come up with a mutuallyagreeable resolution.HOME INSPECTION

The lender will require documentation to verify the informationprovided on the application. It will vary depending on your situation. If you are on salary or paid hourly and guaranteed hours you will needa current job letter and pay stub. If you are paid hourly and not guaranteed hours or paid commission,you will need to send in your last 2 years Notice of Assessments and/orT4’s, as well as a job letter and most recent pay stub.If you are self employed you would need to business license or articlesof incorporation along with 2 years financial statements, T1 generalsand Notice of Assessments. If your down payment is from savings in your bank account, providethree months of bank statements. The statements must state youraccount number and name.If your down payment is from investments (RSP, GIC, Stocks, Bonds),provide three months of account statements with name and accountnumber showing.FINANCING

If your down payment is a gift, provide a copy of a gift letter and proofthat the gift has been deposited into your account.If you are separated or divorced you would need to provide theagreement.You will be required to provide a personalized void cheque from theaccount you want your payments to come out.Please note this is a standard list of documents, however the lender mayrequire more documents. If you already own a home and plan onkeeping it you will need to provide current mortgage statement,property tax statement and lease agreement if you plan on renting it.

A FIRM SALEOnce all conditions have been satisfied you can now "waive" orremove the conditions. When this happens, you now have a Firm Sale.CONGRATULATIONSAll the legal paperwork should be done through a lawyer who doesconveyancing - the legal side of buying & remortgaging property.Inform them that you have bought a home and when you will bemoving. They will tell you what they need from you, and you will becontacted 1 to 2 weeks prior to your possession date. As soon as you know your moving date, you will want to arrange foryour mover or truck rental. On possession day we will meet you at your new house.At this time we will do a walk-through and make sure that everything is inworking order and in the same shape as it was when you made the offer.Make sure that you check everything at this time, including all electricalappliances, the fireplace, toilets, jetted tubs, air conditioning and thefurnace, and make sure that everything is in proper working order. Ifsomething is not working, please tell us so that we can contact yourlawyer.Also need to make a note that although the time on the purchasecontract says that possession is at noon, keys cannot be released to thenew owners until the sellers' lawyer has received all the funds for thesale. On rare occasions, there can be a delay, and because of this, it is nota good idea to have a moving company or cleaning company booked tobe at the new house for noon.
