The most important step in buying a home is determining a realisticexpectation of what you can afford. The first step is getting pre-qualified for your mortgage. If you already have a Mortgage then you may want to speak with yourexisting financial institution about your financing options. Can youkeep or “port” the mortgage that you have now, or should you get anew one? Another option to the traditional lender is to acquire the services of amortgage broker. A mortgage broker can negotiate favourable termsand rates on your behalf, and typically work with a concierge oflenders including mortgage financing companies. The broker’s feesare paid by the lender when your mortgage is released.Once you have established a price range, the home search begins.PRE APPROVAL

We recommend a home inspection of every home. Buying a home maybe one of the biggest investments that you will ever make and it isimportant to know the condition of the home you are purchasing.Home inspections are done to ensure that you receive an objective, professional inspection that is free from conflict of interest. That meansthe home inspector is working for you – not for your real estate agent.Home inspectors are not contractors and they do not benefit from thesale or repair of a home. Your inspection should be unbiased andobjective.Having said this, it is also important to remember if you are buying apre-owned home, it is not going to be perfect. There will be normalwear and tear that comes with a pre-owned home. There may be smallissues that need attention. This is to be expected. The spirit of a homeinspection is to identify the larger issues – the costly inspection issuesyou were not expecting that may affect your decision to purchase thehome. If a home inspection should show something unexpected andyou would like to proceed with the purchase of this home, we will workwith the sellers and their agent to try and come up with a mutuallyagreeable resolution.HOME INSPECTION

On possession day we will meet you at your new house. At this time we will do a walk-through and make sure that everything is inworking order and in the same shape as it was when you made the offer.Make sure that you check everything at this time, including all electricalappliances, the fireplace, toilets, jetted tubs, air conditioning and thefurnace, and make sure that everything is in proper working order. Ifsomething is not working, please tell us so that we can contact yourlawyer. Also need to make a note that although the time on the purchasecontract says that possession is at noon, keys cannot be released to thenew owners until the sellers' lawyer has received all the funds for thesale. On rare occasions, there can be a delay, and because of this, it is nota good idea to have a moving company or cleaning company booked tobe at the new house for noon. Once the lawyers have called us with thisinformation, we hand the keys over to you.NOW THE HOUSE IS YOURS!POSSESSION DAY

Jeff MacKinnonREALTOR®jeff@themckelviegroup.comFormer sportswriter Jeff MacKinnon became a realtor in 2016 afterspending more than two decades tapping out stories for newspapers andmagazines across Canada covering every sport imaginable.Jeff hails from Dryden, Ontario and became a Calgarian in 2000. Alongwith playing hockey since the age of three, he took part in baseball andfootball growing up and reached the university level in his favourite sport, basketball. He has covered the NHL, CFL, many Canadian curlingchampionships, the chuckwagon races and rodeo at Stampede; andWorld Cup speed skating, luge and skiing competitions. Among his manymemorable experiences as a writer was the night he frantically scribblednotes for a deadline story while caught in the middle of an off-ice brawlbetween the Thunder Bay Senators and Muskegon Fury in the UnitedHockey League days.Clients often comment on Jeff’s respect for deadlines, his attention todetail and his ability to tell it like it is.Jeff's interest in real estate took off in 2009, when he and his wife Pamelabought two investment properties in Calgary – which they still manage. He is dad to two amazing daughters, and the whole family loves to travelwhenever possible. He's constantly begging them to come out to thedriveway and shoot hoops and sometimes they humour him and do sofor a few minutes.Jeff tries to get in a 45-minute walk each day, reads as much as timeallows, plays the saxophone and also obsesses daily about the holes in hisjazz collection. He owns golf clubs but they always have more dust onthem than dirt unfortunately. As a realtor he prides himself on honesty, loyalty and accessibility. If you want to talk about real estate or just want to vent about why yourfavourite team is horrible, you can reach him at 403-860-9525.
